Ilford grew from 10,913 people in 1891 to 78,188 by 1911, and most of its terraces date from those twenty years. Complete After Builders cleans a 3-bed Ilford terrace after a refurbishment with 2 cleaners for 5 hours, £332 all in, starting with the old plaster dust in the cornices.

Ilford in numbers

Victorian and Edwardian terraces in Clementswood and central Ilford

Nearly nine in ten of the 2,690 homes in the Council Tax area round the middle of Clementswood ward were built before 1919 (Valuation Office, March 2025), and at the 2021 Census 51.7% of ward households lived in terraced houses. These are the long by-law streets the railway brought: two storeys, narrow fronts and the same plan repeated for street after street towards Manor Park and East Ham.

Opening up a house this old releases a particular dust. Lath and plaster ceilings come down for rewiring and loft conversions, and the old lime plaster breaks into a grey dust that packs into cornices and ceiling roses, lies along picture rails and gets into the box of every sash window. The crew brings ladders up to about 2 metres, takes the high work first and dusts each room twice, because fine dust settles again after the first pass.

After the plasterers, the stairs are the slowest part: spindles, treads and the string on both sides, all by hand. Allow 2 cleaners for 5 hours for a typical 3-bed after a refurbishment, or 3 cleaners for 5 hours (£482) when ceilings were replaced in most rooms.

New flats around Ilford Hill and the High Road

Central Ilford is a different job. In Ilford Town ward 68.5% of households live in flats, and the council's Housing Zone around Ilford Hill and the High Road has added blocks such as Horizon (122 homes, finished July 2018), The Paragon (141 homes, December 2019) and the 354-home Britannia Music Site. In September 2026 work started on 326 social rent homes on the former Harrison Gibson store, and the council's Ilford Western Gateway plan proposes about 1,000 more between the Ilford Hill flyover and the station.

A new-build flat needs less dust work and more detail: stickers and protective film off the glazing, paint flecks off frames and sills where they will come off, grout haze off the bathroom wall tiles and a fine film out of every kitchen drawer. Haze across a whole tiled floor is a separate job, the hard floor deep clean at £6 a m². A 1-bed handover after light snagging is often 2 cleaners for 3 hours: £212 all in. For balcony doors and the glass inside, see paint and labels off new windows; outside glass is an extra, cleaned only where it can be reached safely from inside or the ground. Many blocks want the lift and the loading bay booked through the concierge, so give us the building manager's details when you book.

Hard water and limescale on new bathroom fittings

Ilford's water is hard. Essex & Suffolk Water's 2026 report for its Ilford zone gives an average of 296 mg/l of calcium carbonate for 2025, which it calls hard to very hard, and a few Ilford postcodes are on Thames Water's Wanstead Park zone at a little under 260. During a bathroom refit the plumber often fills and tests the system weeks before handover, so a new shower screen and chrome taps can carry a crust of limescale and plaster splashes by the time we arrive.

The crew uses a descaler suited to the finish and lifts what will come off; it says on the day if a stain has etched into the glass. Ask about grout haze and silicone smears if the tiler has left a film on the tiles.

Skips, bay suspensions and permit zones in Ilford

Few of these terraces have a drive, so a skip goes on the road or in a suspended bay. Redbridge charges £55 per 5 metre space per day to suspend a bay, plus a £55 administration fee, and a skip in a suspended bay still needs its own licence. Ilford's permit zones are lettered A to D, with the hours on signs at each zone entrance; the cleaners' van needs a visitor permit bought by the resident, since trades cannot buy their own.

The skip has to leave before the clean, and so do the builders' tools and offcuts. Rates for every size are on our prices page; the rest of Redbridge has the borough's waste and licence rules, and for E11 addresses north-west of the town centre, see Wanstead.

Questions people ask

Anything else? Ring 07418 351088.

How much is a builders clean for an Ilford terraced house?

A 3-bed terrace after a refurbishment is usually 2 cleaners for 5 hours, £332 all in. That is £30 per cleaner-hour plus £32 for equipment and detergents; a third bathroom adds about an hour and a half of cleaner time.

Do you do handover cleans on new flats in Ilford town centre?

Yes, for owners, landlords and developers. Send the floor plan or photos and the date the building manager has given you, and the office confirms crew, hours and lift access.

Can you remove limescale from a new shower screen?

The crew tries with a descaler that suits the glass and the fittings. Limescale left on glass for weeks can mark it, and the crew tells you on the day what will not come off.

Do the builders have to be finished before you come?

Yes. Every trade has to be out, with tools, materials and rubbish gone, and water, hot water, power and lights on. A crew cannot clean round a plasterer who is still working.
