Blackheath became London's first conservation area in 1968, and Complete After Builders cleans its Georgian and Victorian houses, and the post-war flats between them, after building work from £212 all in. A 5-bed period house after a refurbishment is usually £482.

Blackheath in numbers

London's first conservation area and the houses in it

Lewisham and Greenwich made Blackheath a joint conservation area in 1968. Its houses went up between roughly 1790 and 1880, many as semi-detached pairs or set-piece terraces, and the village shops run uphill from the 1849 station to the heath. Article 4 directions cover specified streets, so changes to the outside of those houses need permission. Within 800 m of the middle of Blackheath ward there are 157 listed buildings, including the Grade I crescent of 1 to 14 The Paragon, Colonnade House and 20 Blackheath Park (both Grade II*).

Ceilings in houses of that period are often high, so the crew cleans cornices and the tops of doors as far as its 2 m ladders reach safely and tells you if anything sits above that. Shutters, panelled doors and sash boxes collect fine plaster dust in every recess, and old boards release it again underfoot, so the floors are done early and again at the end. Paint flecks on old glass are lifted only where they come off without marking it.

What a builders clean costs in a Blackheath house

A 5-bed house after a standard refurbishment usually takes 3 cleaners for 5 hours: £482 all in. A full renovation with new bathrooms on two or three floors is a heavy job, 4 cleaners for 6 hours for £752, because every extra bathroom is about ninety more minutes of cleaner time. A 3-bed flat on one floor of a converted villa is closer to 2 cleaners for 5 hours, £332.

Restored floors are often left with a film of sanding dust or grout; hard floor cleaning is an add-on at £6 a square metre. Inside glass is part of the clean, and window cleaning after the builders covers the outside where it can be reached safely. Full totals are on what a builders clean costs.

Post-war flats and the Heathside and Lethbridge rebuild

Council Tax records for the Lewisham side put 41.6% of homes with a recorded build date as built between 1945 and 1972, against 32.8% before 1900. In Blackheath ward 50.8% of households live in purpose-built flats (Census 2021). Nearer Lewisham station the council and Family Mosaic, now part of Peabody, have been rebuilding the Heathside and Lethbridge estate in phases; the council puts the finished scheme at around 1,200 homes.

New flats need the handover clean: dust out of new units, stickers off the glass and grout haze lifted from the wall tiles where it will come off. A new 1-bed is usually 2 cleaners for 3 hours, £212.

Two councils, private roads and parking in SE3

SE3 is split between Lewisham and Greenwich, so the skip licence, the tip and the parking depend on the side of the heath. On the Lewisham side the Blackheath zone is controlled 9am to 7pm, Monday to Saturday, longer than many Lewisham zones; residents can send the crew a visitor e-voucher. Across the border, Greenwich's Blackheath Standard zone runs 9am to 6.30pm, Monday to Saturday, and Greenwich lists a tradesperson permit at £31.10 a week.

The old Cator estate, south-east of the village on the Greenwich side, has private roads owned and maintained by a residents' company, with restricted access, and the Greenwich appraisal lists just three public roads there: Cresswell Park, Bennett Park and Lee Road. If the house is on one of the private roads, tell the office how contractors get in. Council rules for skips and waste on the Lewisham side are on the rest of Lewisham, and the Greenwich side is covered on Greenwich and Kidbrooke (SE3).

Blackheath builders clean questions

Anything else? Ring 07418 351088.

Do you clean listed houses in Blackheath?

Yes. The crew uses products that suit old timber, stone and glass, cleans by hand and tells you on the day if a mark will not come off without risk to the surface.

Can the van get onto the Cator estate's private roads?

Access is restricted, so ask your builder or the residents' company how contractors are let in, and pass it to the office when you book.

Will one clean be enough before we move back in?

Usually. The crew dusts more than once because fine dust settles again, but if furniture goes back while dust is still coming down, a short second clean a week or two later picks up the rest.

Which council's rules apply to my skip?

The council your address belongs to. In Lewisham the skip firm must be registered with the council and the licence is £88 per 30 days; Greenwich has its own process.
