Croydon builders cleans from Complete After Builders start at £212 all in, for two cleaners for three hours. In Fairfield ward round the town centre 85.9% of households live in flats, in Coulsdon Town ward only 16.8%, so the office's first question is whether the crew needs a lift or a driveway.

Croydon in numbers

Croydon homes: tower flats in the centre, terraces and semis further out

At the 2021 Census 39.7% of Croydon households lived in flats, 24.7% in semi-detached houses, 23.3% in terraces and 12.2% in detached houses. In the Council Tax area covering the town centre, 68.6% of homes with a recorded build date (4,610 properties) are from 2015 or later. A builders clean there starts with a booked lift, a word with the concierge and somewhere to leave the van.

North of the centre, in Thornton Heath and Selhurst, the streets are Victorian and Edwardian terraces, a good share of them split into flats, and the plaster dust collects on picture rails, cornices and the tops of doors. In the south, around Coulsdon and Purley, the interwar semi or detached house is the usual home, and a rear extension or loft spreads dust through more rooms than the owner expects.

The crew works the same way everywhere: high ledges first, floors last, and a second dusting once the fine dust has come down again.

Noisy work hours and highway licence fees in Croydon

Croydon applies the Control of Pollution Act through its Construction Code of Practice: noisy site work from 8am to 6pm on weekdays and 8am to 1pm on Saturdays, and none on Sundays or bank holidays. Night work needs a better reason than a late programme. The hours are aimed at substantial construction, though noisy DIY in a home can still be a statutory nuisance, and the pollution team no longer runs an out-of-hours service.

Item on the roadCroydon fee, October 2026
Skip operator's permit£78, at least 5 working days' notice
Scaffolding or hoarding, each elevation£488 per 4 weeks (£610 over 10 metres), plus a £50 per square metre bond
Building materials£17 a day or £233 for 14 days, plus a £100 bond
Bay suspension, resident£46 a day in the central zone or £35 elsewhere, plus £46 admin
Bay suspension, commercial£68 or £57 a day, plus £57 admin

In a controlled parking zone the skip must stand in a parking bay, and the bay suspension (10 working days' notice) has to be in place before the skip permit is applied for. A scaffold coming down drops grit on sills and new glass, so plan the clean for after it has gone; stickers and paint flecks on the inside of new glazing are part of window cleaning after the builders.

Where builders' rubble goes in Croydon

The crew does not take away rubble, plasterboard, offcuts or old paint tins. Croydon's three reuse and recycling centres are Factory Lane (CR0 3RL), Fishers Farm in New Addington (CR0 0LB) and Purley Oaks (CR8 2BG). None of them takes trade waste. A car may bring at most 6 bags of rubble. Vans get in only at Factory Lane, on Tuesdays and Wednesdays from 11am to 1pm, up to 5 metres long and 2.6 metres high, and tippers and Lutons are turned away.

Paint, varnish, asbestos and chemicals are refused at all three. The bulky waste service (£40.40 for 1 to 3 items, £65.30 for 4 to 6) collects household items such as a bath, sink or toilet you took out yourself, never broken tiles, plasterboard or soil; a suite the builder removed is the builder's waste.

So the skip, or a licensed waste carrier, clears the house before we arrive: a split bag of hardcore in the hall puts the dust straight back. Waste from a shop or office fit-out is business waste from the start; see a builders clean for offices and shops.

Parking a cleaning crew in Croydon

The crew comes by van with vacuums, steps and detergents, so it needs a space close to the door. Croydon's day visitor permits are priced by the visiting vehicle's CO2 band: £2.60 to £3.40 in the inner zones and £1.60 to £2.20 in the outer zones, which include Coulsdon, Norbury, Purley, South Norwood and Thornton Heath.

Where the only kerb is a yellow line, the council sells a dispensation for building works and shopfitting at £43 a day in the central zone or £33 elsewhere for residents, and £64 or £54 for commercial applicants, plus an admin charge. It wants 10 working days' notice.

New flats near East Croydon and the opportunity area

The London Plan gives the Croydon Opportunity Area room for 14,500 new homes. The council's brownfield register lists sites for new homes across the town centre, and in October 2025 the council gave final approval to One Lansdowne by East Croydon station: 806 build-to-rent homes, 116 of them affordable and 92 with three bedrooms.

A new flat still has fine dust inside every unit, grout haze on the wall tiles and film on the glazing; haze across a whole tiled floor is the hard floor deep clean, an extra at £6 a m². A light builders clean of a new 1-bed usually takes 2 cleaners for 3 hours: £212 all in. On grout haze and silicone smears the crew uses a product that suits the tile and tells you on the day if something will not lift.

Croydon has 21 conservation areas, among them the Victorian high street of South Norwood next to Selhurst, and Article 4 directions remove further permitted development rights in the Chatsworth Road and The Waldrons conservation areas and at Kenley Aerodrome. Turning a small house into an HMO needs planning permission too. The council decided 1,576 planning applications in the year to June 2026.

What a builders clean costs in a Croydon home

We charge £30 per cleaner-hour plus £32 per job for equipment and detergents, agreed before the day from photos or a short video:

  • a 2-bed flat near East Croydon after a refurbishment: 2 cleaners for 4 hours, £272 all in;
  • a 3-bed Victorian terrace in Thornton Heath after a new kitchen: 2 cleaners for 5 hours, £332;
  • a 4-bed interwar semi in Purley after a rear extension: 3 cleaners for 4 hours, £392.

Each extra bathroom adds roughly an hour and a half of cleaner time. Heavy sanding dust from new plaster adds hours as well (a dust clean after sanding and plastering), and the full table is on what a builders clean costs.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Croydon builders clean questions

Anything else? Ring 07418 351088.

Can builders work on a Saturday in Croydon?

Yes, noisy site work is allowed from 8am to 1pm on Saturdays, and not on Sundays or bank holidays. If a trade returns on Saturday morning, book the clean for after that visit.

Who gets the skip permit in Croydon?

It is a skip operator's permit, so the skip firm applies: £78, with at least 5 working days' notice. In a controlled parking zone the skip goes in a parking bay, and that suspension has to be arranged first.

Will the crew take the rubble to Factory Lane?

No. The crew does not remove builders' waste, and Croydon's recycling centres refuse trade waste and limit each car to 6 bags of rubble. The builder's skip or a licensed carrier should clear it before the clean.

Do you clean new-build flats in central Croydon before handover?

Yes. Tell the office how the lift is booked; a light clean of a new 2-bed usually takes 2 cleaners for 3 hours, £212 all in.

How much notice does a Croydon booking need?

About a week is usually enough. Fridays and weekends go first, so book as soon as the builders give you a finish date.
