Alderley Edge grew after the railway arrived in 1842, and the de Trafford estate of villas on the hill above the village has been a conservation area since 1974. Complete After Builders cleans a 4-bed house there after a refurbishment in 3 cleaners for 4 hours: £392 all in.

Alderley Edge in numbers

Victorian villas in the Alderley Edge conservation area

According to Cheshire East's 2022 appraisal, after the Stockport to Crewe line opened in 1842 Sir Humphrey de Trafford laid out new roads on his land and sold plots for villas, mostly built between 1845 and 1900 for people working in Manchester. About 50 buildings from before 1910 remain, in Tudorbethan, Italianate, neo-Georgian and Arts and Crafts styles, along lanes still paved with sandstone setts behind walls of the same stone. The area went on Historic England's Heritage at Risk Register in 2009 because of development pressure, and the appraisal names the steady loss of villas as a main reason.

Within 800 metres of the middle of Alderley Edge ward there are 21 listed buildings, including the Grade I Chorley Old Hall and the Grade II* Church of St Philip and St James. Inside a villa that has been refurbished the crew meets tall rooms, deep skirting and architraves, stained glass in the doors and often a tiled hall. Dust from a rewire sits along the top of every architrave and picture rail. The crew works top down, cleans stained glass with a soft cloth and plain water, and takes paint off old glass only where a blade will not scratch it.

New houses and flats where villas stood

Plenty of the work here is new building. In the Council Tax records for the area, 12.5% of homes with a recorded build date went up in 2015 or later, about 530 homes, and another 11.8% between 2000 and 2014. 22.2% of households in the ward live in a flat and 20.3% rent privately (Census 2021).

A new house at handover is a light builders clean, but a large one. The glazing is big, often floor to ceiling, with labels and film on every pane; dust from the second-fix trades sits inside the new kitchen cupboards and the wardrobes; and stone or porcelain floors carry paint spots and plaster splashes. The crew lifts those where they will come off and says on the day what will not. A 4-bed new build usually takes 3 cleaners for 3 hours: £302 all in.

Deliveries, materials on the road and the bulky collection

Cheshire East's construction site noise guidance asks builders to keep site vehicles and deliveries away between 6pm and 8am, and it says hours set in a planning condition take precedence over the guidance. For DIY the council suggests noisy work only between 9am and 8pm and treats a home project lasting more than two weeks as construction. Materials stored on the road need a section 171 licence at £176 a week, normally with 7 working days' notice, or £239 on a fast track that needs 2 clear working days.

The pallets and the skip should be off the road before the clean, which also frees the space for the crew's van. Do not count on the council for leftovers: its paid bulky collection, £50.84 for one to three items, will not take rubble, building or DIY waste, bathroom suites or fixtures and fittings.

What a builders clean costs in Alderley Edge

A 4-bed house after a refurbishment usually takes 3 cleaners for 4 hours: £392 all in. A 5-bed villa after a full renovation, replastered throughout, takes 4 cleaners for 6 hours, £752. You pay £30 per cleaner-hour and £32 a job for equipment and detergents, and every bathroom after the first adds about an hour and a half. Our prices list every size, and a shop or restaurant fitting out in the village is priced the same way; see cleaning a fit-out before opening.

Builders cleans in Wilmslow, to the north, and in Macclesfield, to the south-east, run under the same council's rules. If the works left plaster dust on a sofa you could not move out, upholstery cleaning is an add-on from £57 for a two-seater.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Anything else? Ring 07418 351088.

Is my house in an Alderley Edge conservation area?

The council lists four under Alderley Edge: the main Alderley Edge area, Davey Lane, Elm Grove and Trafford Road. Its conservation area maps show the boundaries; tell the office about original glass and tiles when you book.

Will the council collect the old bathroom suite after the works?

No. Cheshire East's bulky collection refuses bathroom suites, fixtures and fittings and building waste. The builder or a licensed waste carrier clears them before the crew arrives.

How long does a builders clean take in a 5-bed Alderley Edge house?

After a refurbishment, usually 3 cleaners for 5 hours: £482 all in. Crew size grows on big houses, so the clean still fits in a working day.

Does the builders clean include the drive or the garden?

No. Gardens, drives and outside areas are not part of the builders clean, and balconies are swept only. A patio or path jet wash is an add-on at £4 a square metre.
