Complete After Builders clears the dust from Barnet homes and offices once the trades have left. A 3-bed semi, the borough's commonest house type, usually takes 2 cleaners for 5 hours after a refurbishment: £332 all in.

Barnet in numbers

Barnet's housing and where the dust settles

Barnet is a borough of flats and semis. At the 2021 Census 47.4% of households lived in flats, with 36.6% of all households in purpose-built blocks, and 27.5% in semi-detached houses; terraces made up 14.9% and detached houses 10.1%.

The semis cluster in places like Edgware, where more than half of the homes were built between 1919 and 1939, and the usual job there is a loft conversion or a rear extension. Dust from a loft comes down the stairs, and dust from an extension spreads through the ground floor. The crew starts on the top landing, works down to the kitchen and goes over ledges and skirting more than once, because fine plaster dust keeps settling after the first wipe. A 4-bed semi after that kind of work usually takes 3 cleaners for 4 hours: £392 all in.

Flats bring logistics: a lift to protect, a managing agent who wants the crew booked in, a car park the crew cannot use without a permit. Tell the office the block's rules when you book.

In Hampstead Garden Suburb 60% of the homes with a recorded build date went up between 1900 and 1918. Original joinery and old glass get mild products, and paint flecks come off old panes only where they lift without marking the glass.

Barnet building site hours and when to book the clean

Barnet's standard hours for construction work are 8am to 6pm Monday to Friday and 8am to 1pm on Saturday, with no work on Sundays or bank holidays. The council's site guidelines apply them to any work that can be heard at the boundary; noisy work outside them needs Environmental Health approval first and is allowed only in emergencies and similar cases.

Those hours bind the builders. For the clean, what matters is when the dust-making work stops. Book the crew for after the last sanding, cutting and plastering, once tools and materials are out. About a week's notice is usually enough, and Fridays and weekends fill first. If the decorator is back on Thursday for a final coat, book Friday or later.

Skips, scaffolds and parking for works in Barnet

Where a house fronts a TfL red route, TfL issues the skip, scaffold and hoarding licences. From 1 April 2026 it charges £243 for a skip for two weeks, £502 for a scaffold for four weeks and £576 for a hoarding, and it licenses a red route skip only where loading straight into a vehicle is impracticable. Stopping a works vehicle on red lines needs a TfL dispensation, £48 a day (£38 in a red route bay), applied for six working days ahead.

On council roads Barnet will not grant a parking dispensation for building works. It suspends a bay instead, at £69.63 per bay per day plus a £171.39 administration fee.

The cleaning crew is cheaper to park. Residents inside a controlled parking zone can buy one-day virtual visitor permits at £2.60 each, in multiples of four, or scratch cards at £3.11, up to 200 a year. We ask for a free space or a visitor permit; paid parking is passed on at cost. On bank holidays Barnet does not enforce resident bays or CPZs, though yellow lines and loading bays still count.

Builders' rubble and the Summers Lane tip

The crew does not remove rubble, offcuts or old fittings; the builder or a licensed waste carrier clears them before the clean. Barnet's tip will not take a builder's load either. Summers Lane Reuse and Recycling Centre, on Porters Lane, N12 0RF, opens 9am to 4pm every day except 25 and 26 December and 1 January, and a household may bring rubble, brick and soil only in two 50 litre bags at a time, four times in four weeks. Plasterboard and water-based paint are accepted, asbestos goes to Hornsey Street in Islington by appointment, trade waste is refused, and vans must book 24 hours ahead with proof of address.

Eight bags a month will not carry the rubble from a kitchen refit, so the skip is part of the builder's job. An old sofa or mattress can go on Barnet's bulky collection: £46.71 for one to three items, up to £119.30 for ten, out at the front boundary by 6am.

Conservation areas and Article 4 directions in Barnet

Barnet has 16 conservation areas, among them Hampstead Garden Suburb, Golders Green, Finchley Church End, Mill Hill, Monken Hadley and Totteridge. Thirteen Article 4 directions cover ten of them, the oldest for Mill Hill (1970) and Hampstead Garden Suburb (1971), the newest for Finchley Church End (2011), so many routine outside changes need planning permission. In Hampstead Garden Suburb the Trust's consent is needed as well for external changes and loft or garage conversions, with a fee for each application. A borough-wide direction in force from 29 May 2016 adds that turning a family house into a small HMO needs permission.

On the day this means sash windows, timber floors and tiled halls in a lot of houses. On old boards the crew vacuums before it mops, so grit is lifted instead of dragged. Around the Edwardian parades of Finchley Church End, many flats sit above shops, with narrow stairs and shared front doors; getting plaster dust out of a home like that is slow work on the stairs.

New blocks at Brent Cross, Colindale and West Hendon

Brent Cross Town will provide 6,700 of the 7,500 homes planned across Brent Cross Cricklewood; its first residents moved into the 120 homes at Conductor House in February 2025, and Brent Cross West station opened on 10 December 2023. The London Plan gives Colindale and Burnt Oak room for 7,000 homes, and the West Hendon estate rebuild near Hendon (NW4) aims for over 2,000 by 2031.

A new-build handover has less plaster and more labels, protective film and silicone smears. The crew takes stickers off new glazing (paint and labels off new windows), wipes kitchen units inside and out and clears dust from vents and light fittings. Developers handing over a run of flats, and ground-floor shops fitting out, can book a builders clean for offices and shops. What a builders clean costs by size of home is on the price page.

Questions people ask

Anything else? Ring 07418 351088.

How much is an after builders clean in Barnet?

From £212 all in, for two cleaners for three hours. The price is £30 per cleaner-hour plus £32 for equipment and detergents, so a 2-bed flat after a refurbishment usually comes to £272 (2 cleaners for 4 hours). Each extra bathroom adds roughly an hour and a half of cleaner time.

Can the crew start while the builders finish the last room?

No. Every trade has to be finished, with tools, materials and rubbish out, and water, hot water, power and lights on. Dust from a room still being worked on lands straight back on the rooms just cleaned.

Does the crew need a parking permit in Barnet?

Inside a controlled parking zone, yes: one virtual visitor permit covers the crew's vehicle for the day. A driveway or a space in the block's car park works too.

Do you clean new flats at Brent Cross and Colindale before people move in?

Yes, for buyers, landlords and developers. Send the block's booking rules and the flat numbers, and the office arranges the arrival with the site or managing agent.

Do I have to be there when the crew finishes?

It helps. Before the crew leaves you walk round with them, and anything you point out is put right there and then.
