More than half of Edgware's homes were built between 1919 and 1939, and 39.0% of households live in semis. Complete After Builders cleans them after lofts, extensions and refits: a 3-bed semi after a loft conversion usually takes 2 cleaners for 5 hours, £332 all in.

Edgware in numbers

Cleaning an interwar semi after a loft conversion

In the local statistics area (Barnet 013) 56.8% of the homes with a recorded build date went up between 1919 and 1939 and another 20.6% between 1945 and 1972; only 0.7% are from 2015 or later (Council Tax stock, March 2025). The 2021 Census found 39.0% of households in Edgware ward in semi-detached houses and 15.9% in detached ones, with terraces at just 5.9%.

A hip-to-gable loft on a house like that puts a new staircase through the old landing, and the dust from cutting the opening ends up in every bedroom off it. The crew starts in the new loft room, clears the stair treads and the tops of the new doors, then works through the first floor and down. The landing and stairs get two passes, because they are where the fine dust keeps arriving from above. Carpets that stayed down under dust sheets are vacuumed as part of the clean; a shampoo is an add-on, with carpets that sat under the dust priced per room.

Worked totals: a 3-bed semi after a refurbishment usually takes 2 cleaners for 5 hours, £332; add a loft conversion and a kitchen extension and it is nearer 3 cleaners for 5 hours, £482 all in.

HA8 spans three councils

Postcode records split HA8 between Barnet (Edgware, Burnt Oak and Edgwarebury wards), Harrow (Canons, Centenary and its own Edgware ward) and Brent (Queensbury). The difference shows up in paperwork. On the Harrow side, Harrow brought that Edgware ward into selective licensing from 2 May 2026 for five years, so every private let there needs a Harrow licence. Skip licences, permits and parking come from the council that bills the house.

On the Barnet side the rules match the rest of Barnet. Over the boundary the crew also covers Stanmore and the streets towards Queensbury.

Hard water on new shower screens in Edgware

Affinity Water's Edgware supply zone, which includes HA8 7JL, HA8 7BD and HA8 0AD, measured 310 mg/l total hardness in a 2025 sample. In water that hard a new shower screen spots white soon after first use, often over a film of grout haze left by the tiler.

The crew cleans the tiles and grout, the screen, the bath or tray, taps and fittings, and lifts silicone and adhesive smears where they come off. Cement-based grout haze across a new porcelain floor takes a separate product and more time, so it is the hard floor deep clean, an extra at £6 a m² (grout residue on new floors). Old limescale and stains are tried but never promised.

The Broadwalk plans and new flats near Edgware

In July 2025 Barnet's planning committee backed outline plans by Ballymore and Places for London to rebuild Edgware town centre around the Broadwalk Shopping Centre, with up to 3,365 homes, 463 student units and a new transport interchange. The Douglas Bader Park Estate in Colindale, inside 1.5 km of the middle of Edgware ward, was approved in March 2022 for up to 753 homes in buildings of up to nine storeys.

New blocks mean handover cleans: labels off glazing, protective film off kitchen doors, dust out of extract grilles. Summers Lane, Barnet's tip, refuses trade waste, so the builder's rubble goes in a skip or with a licensed waste carrier; residents' own vans need a booking, six a year, and caged tippers and flatbeds are turned away. Hendon (NW4) has more of this new-build work, and our prices list every size of home.

How much is a builders clean for a 3-bed semi in Edgware?

After a standard refurbishment it is usually 2 cleaners for 5 hours: £332 all in. After a loft conversion and an extension, allow £482. The rate is £30 per cleaner-hour plus £32 for equipment and detergents.

My house is on the Harrow side of HA8. Can you still come?

Yes. The crew covers both sides of the boundary; on the Harrow side the parking and permit rules come from Harrow.

Does the crew clean the new roof windows in a loft?

The inside glass, frames and sills, yes, with labels and stickers taken off. Outside glass is extra and done only where it can be reached safely from inside.

Can you come while the roofers are still finishing?

No. The loft has to be finished, scaffold work done and every trade out, with water, power and lights on. Otherwise the dust from the last jobs comes straight back down the new stairs.
