Blackfriars sits among offices, the chambers of the Temples and flats inside former commercial buildings. Complete After Builders cleans a small office after its fit-out for £212 all in, at £30 per cleaner-hour plus £32, and plans the day around the City's rules for working near offices.

Blackfriars in numbers

Office and chambers fit-outs in EC4

Within 800 m of the middle of Castle Baynard ward there are 362 listed buildings, 49 of them Grade I, including Middle Temple Hall and Middle Temple Gatehouse, and 20 conservation areas, among them Fleet Street, Temples, Whitefriars, Queen Street, Bow Lane and St Paul's Cathedral. A fit-out here is often inside a listed or conservation-area building.

The clean comes last, after the fitters, the data cabling and the furniture delivery have gone and before the staff move in. The crew dusts partitions, ceiling grids and light fittings as far as ladders of about 2 m reach, wipes desks, doors, frames, switches and sockets, cleans the kitchens and washrooms, then vacuums and mops the floors. A small office usually takes 2 cleaners for 3 hours, £212 all in, and a heavier job 2 cleaners for 4 hours, £272. Bigger floors are priced from photos or a floor plan; see a builders clean for offices and shops.

City noise rules: quiet hours near offices

Where residents could be disturbed, the City of London Corporation limits noisy building work and deliveries to 8am to 6pm Monday to Friday and 9am to 2pm on Saturday, with none on Sundays or bank holidays. Where offices are disturbed it can also bar breakers and power-tool cutting from 10am to noon and from 2pm to 4pm on weekdays. Noisy work outside the standard hours needs written approval from the Pollution Control Team, applied for at least five working days ahead, and planning conditions often require a scheme based on the City's Code of Practice for Deconstruction and Construction Sites (ninth edition, May 2026).

Those rules decide when the fitters finish, and the clean follows them. Give the office the date the contractor hands over and the date the staff move in, and the crew is booked in between.

Hoardings, red routes and parking around New Bridge Street

The City does not allow skips or building materials anywhere on its streets; anything that has to sit on the highway goes inside a licensed hoarding. A scaffold or hoarding licence follows a £340 site visit and costs £620 per street for up to seven days, £720 for up to a month and £725 for each further month. TfL, not the City, licenses activity on the red routes through the Square Mile, which include Farringdon Street with New Bridge Street, Upper and Lower Thames Street and Bishopsgate with Gracechurch Street.

For the crew's van, a dispensation to stand on a single yellow line for longer than the 40 minutes allowed for loading costs £36 a day (£40 at under three working days' notice). Suspending a pay and display bay costs £485 for the first bay plus £51 per bay per day, with six working days' notice. We ask for a free space or a slot in the building's loading bay where there is one, and paid parking is passed on at cost.

Flats in former offices and new homes across the river

Few people live in the City, and almost all of them live in flats: 98.0% of its 4,914 households at the 2021 Census. 5.5% of households lived in a converted building such as a former warehouse or school, and 4.1% in a flat inside a commercial building, over a shop or in an office block. A 1-bed flat like that after a refurbishment usually takes 2 cleaners for 3 hours, £212 all in, at £30 per cleaner-hour plus £32 for equipment and detergents; see the full price list. Inside glass is part of every clean, and outside glass is extra and only where it is safe from inside or the ground; see outside window cleaning.

South of the river, Southwark's brownfield register lists sites for new homes along Blackfriars Road. Southwark (SE1) across the bridge, Barbican to the north-east and builders cleans in Covent Garden along Fleet Street and the Strand have their own pages.

What a builders clean costs here

CleanersHours£30£32 kit

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Blackfriars builders clean questions

Anything else? Ring 07418 351088.

Do you clean City offices on Saturdays and Sundays?

Weekend slots can be booked but go first, so ask early and confirm the day with the office. The crew comes once the fitters have handed over.

Will the crew clean inside the office kitchen appliances?

Appliances are wiped outside as part of the clean. Inside a fridge, dishwasher or oven is an extra.

How much is an office fit-out clean in EC4?

A small office usually takes 2 cleaners for 3 hours: £212 all in. Bigger floors are priced from photos or a floor plan at £30 per cleaner-hour plus £32.

Can a skip stand outside while the crew cleans?

Not on a City street: skips and materials have to sit inside a licensed hoarding. The contractor clears the waste before the crew arrives, because the crew does not remove builders' waste.
