Barbican Estate rules for contractors
The Barbican Estate, built from 1962 to 1982 on a raised podium above car parks, holds over 2,000 flats, maisonettes and terraced houses; the neighbouring Golden Lane Estate was finished in 1962 with 559 flats and maisonettes. The Barbican's communal living guidance asks residents to keep home improvement work to 9am to 5pm Monday to Friday, to confine drilling and other noisy work to 10am to 4pm, to warn the neighbours and to stop contractors leaving mess in the communal areas. Book the clean for a weekday inside those hours.
Dust from the works spreads to the corridors, lift lobbies and stairs on boots and trolleys. Tell the office when you book if the landing and corridor outside the flat should be on the list, and say where the van can stop and which lift the crew should use.
Listed flats: what the crew cleans and how
The whole Barbican Estate was listed as a single building in 2001 at Grade II, with Crescent House at Grade II*. The City has adopted listed building management guidelines for the Barbican and Golden Lane estates as planning documents, so work inside these flats falls under listed building controls, and the Barbican and Golden Lane conservation area has its own supplementary planning document from 2022. Within 800 m of the middle of Cripplegate ward there are 399 listed buildings and 22 conservation areas.
For the crew that means picking the product for each original surface and testing before it wipes anything that looks old. Kitchen units, worktops and splashbacks, the inside of empty cupboards, sanitaryware, tiles, grout and shower screens are cleaned as in any flat; see cleaning a new kitchen or bathroom. Windows are cleaned inside, with frames, sills and tracks. Outside glass is extra and only where it can be reached safely from inside.
Carpets and prices for a Barbican flat
Barbican leases ban wooden flooring in favour of wall-to-wall carpet, so most flats have fitted carpet that sat under the dust for the whole job. The crew vacuums every carpet as part of the clean. A deeper clean can go on the same booking, a bedroom at £36, a living room at £43 and a through lounge at £61; see carpet cleaning after building work. Allow several hours for the carpets to dry before furniture goes back.
A 1-bed flat after a refurbishment usually takes 2 cleaners for 3 hours: £212 all in at £30 per cleaner-hour plus £32 for equipment and detergents. A 2-bed is 2 cleaners for 4 hours, £272, and a 3-bed maisonette 2 cleaners for 5 hours, £332. Private renting is the City's largest tenure, 48.3% of households in 2021, so if the refit is timed to a new tenancy, give us the date. Every size is on our prices.
Parking, waste and City rules around the Barbican
The whole City is one controlled parking zone, controlled 7am to 7pm Monday to Friday and 7am to 11am on Saturdays. Payment bays are paid only through RingGo, at £5 to £10 an hour depending on the vehicle, with a four-hour maximum stay, which is shorter than many builders cleans. The City has proposed charging from 7am to 8pm Monday to Saturday (consultation dates on the council site). We ask for a free space where one can be found, and paid parking is passed on at cost.
The City has no reuse and recycling centre of its own, and its A to Z guide says building waste should be dealt with by the company doing the work. The council's bulky collection, £42.50 for up to three items, excludes paint, building materials and anything left by builders. So the contractor removes the rubble, offcuts and packaging, and the crew does not take builders' waste.
The City Plan 2040, found sound by inspectors on 7 October 2026, plans at least 1,706 net new homes across the Square Mile. Clerkenwell is to the north-west, builders cleans in Shoreditch to the north-east and Blackfriars (EC4V) to the south-west.

Can the crew work outside the Barbican's contractor hours?
The estate asks for home improvement work between 9am and 5pm on weekdays, so the clean is booked inside that window. A weekday booking keeps to the estate's guidance.
Do you clean the communal corridor after the works?
Yes, if you add it when you book: the crew cleans the landing and corridor outside your flat that the builders used. The estate asks residents to stop contractors leaving mess in communal areas.
How much does a builders clean cost for a 2-bed Barbican flat?
2 cleaners for 4 hours after a standard refurbishment: £272 all in. Carpet cleaning is added per room.
Where can the crew park near the Barbican?
City payment bays have a four-hour limit and are paid through RingGo, so a free space nearby helps. Any paid parking is passed on at cost.
