New-build handovers and snagging cleans in Shoreditch
Council Tax records for this part of Shoreditch count 5,100 homes. Of the homes with a recorded build date, 39.9%, about 2,020, went up in 2015 or later and another 17.4% between 2000 and 2014; only 16.8% are older than 1900. At the 2021 Census 95.9% of households in Hoxton East and Shoreditch ward lived in flats (83.5% in purpose-built blocks) and fewer than one in five owned their home.
A handover clean in a new block is a lighter job with a long list. Dust from the last trades lies on top of kitchen units and door frames, inside every cupboard and drawer, in extract grilles, light fittings and window tracks. Protective film and labels come off the glazing and frames. Silicone and grout smears come off the wall tiles and sanitaryware where they will, and the floors are vacuumed and mopped. Haze across a whole tiled floor is the hard floor deep clean, an extra at £6 a square metre; see grout residue on new floors. Before the crew leaves, you or the site manager walk round with them, and anything pointed out is put right there and then.
A 1-bed at handover is usually 2 cleaners for 3 hours: £212 all in. A 2-bed is 2 cleaners for 3 hours, £212, at £30 per cleaner-hour plus £32 for equipment and detergents.
Concierge blocks, car-free homes and parking to midnight
In a new block the concierge or building manager usually wants the contractor's name, a slot for the goods lift and somewhere for the van to stop. New homes in Hackney are car free, so the owner of a new flat cannot get a resident's permit to lend the crew. North Shoreditch's Zone B is controlled Monday to Saturday from 8.30am to midnight, and south Shoreditch's Zone B from 8.30am to 6.30pm on weekdays and until 1.30pm on Saturdays. Short-stay parking in Zone B is in Hackney's dearest band, £4.65 to £7.90 an hour depending on the vehicle. We ask for a free space, a loading bay the building can lend or a permit, and any paid parking is passed on at cost.
East of Shoreditch High Street, the Boundary Estate, built by the London County Council between 1894 and 1900 as 20 Grade II listed blocks around Arnold Circus, is in Tower Hamlets, so that council's parking rules apply there.
Warehouse conversions, offices and bar fit-outs
The South Shoreditch conservation area, first designated in 1991 and extended in 2019 and 2021, owes its character to the 19th-century furniture and printing trades, whose workshops and warehouses still line its streets. A fit-out in a converted warehouse leaves dust on exposed beams, ducting and brickwork and on long runs of glazing. The crew dusts and vacuums everything it can reach with ladders of about 2 m; anything higher needs access equipment the crew does not bring.
Commercial premises are charged at £30 per cleaner-hour plus £32, and a small office or bar usually takes 2 cleaners for 3 hours, £212 all in. See cleaning a fit-out before opening, and for the glass, window cleaning after the builders. A business in Hackney has to pay for a commercial waste collection, so the fitter's waste leaves with the fitter.
Listed buildings and new schemes around Old Street
Eighteen conservation areas fall within 800 m of the middle of Hoxton East and Shoreditch ward, from South Shoreditch and Hoxton Street to Redchurch Street, Elder Street, Fournier Street and Bunhill Fields and Finsbury Square. The same radius holds 390 listed buildings, with John Wesley's House and Wesley's Chapel at Grade I, and Hoxton Square and Charles Square are protected London squares.
The London Plan's City Fringe/Tech City Opportunity Area, which takes in Old Street and Shoreditch, has capacity for 15,500 homes, and the council's brownfield register lists more sites for new homes nearby. Clerkenwell is to the west, Barbican (EC2Y) to the south-west and builders cleans in Whitechapel to the south-east. Can you clean several flats in a new block in one visit?
Yes, with enough notice. Send the unit list, sizes and handover dates; the office sets a crew per flat and asks you to book the goods lift with the building manager.
Can the crew clean a bar or restaurant before it opens?
Yes, once the fitters have gone. Commercial work is £30 per cleaner-hour plus £32, and cleaning inside ovens and other appliances is an extra.
Is the price lower for a new build?
Usually, because a handover needs fewer hours than a refurbished flat. A 2-bed handover is usually £212 all in, against £272 after a refurbishment.
Where can the van park near Shoreditch High Street?
Ideally in a space the building lends or a free bay; any paid parking is passed on at cost. Zone B in North Shoreditch is controlled until midnight, Monday to Saturday.
