Hackney after builders cleans with Complete After Builders start at £212 all in. Four in five Hackney households live in flats, 60.4% in purpose-built blocks, and new homes here are car free, so the crew's parking is sorted before the day.

Hackney in numbers

Flats, terraces and car-free new builds in Hackney

At the 2021 Census 80.9% of Hackney households lived in flats and 60.4% in purpose-built blocks, while 13.9% lived in a terraced house and only 5.0% in a semi or detached one. Social renting is the largest tenure at 40.5%, ahead of private renting at 32.2% and owning at 24.6%. Behind those numbers sit leaseholders refitting flats in estate blocks, Victorian terraces in streets like those of Stoke Newington split into flats or turned back into houses and new blocks handed over by developers. Landlords have a date to work to as well: from 1 May 2026 most private lets in 17 Hackney wards need a selective licence.

New homes and redevelopments in Hackney are car free, so the people moving in cannot get a resident's street parking permit. Plan the crew's parking before the day.

Noisy work hours in Hackney and when to book the clean

Hackney limits noisy construction, demolition and refurbishment work to 8am to 6pm on weekdays and 8am to 1pm on Saturdays, with none on Sundays or bank holidays, and it can set tighter hours and methods for a site. For noisy DIY the council allows weekday work until 8pm if it is done after work. A builders clean comes after all of that: the last sanding, drilling and cutting finished, the trades and their tools gone, water and power on. Our page on construction dust cleaning explains why the crew dusts high surfaces twice.

About a week's notice is usually enough, and Fridays and weekends go first, so book as soon as the builder commits to a finish date.

Skips, highways licences and bay suspensions

Hackney licenses skips for four weeks at most and only to registered, approved skip companies. Approval needs 7 working days' notice inside a controlled parking zone or 3 elsewhere, and a skip cannot be licensed on a housing estate or a red route. Scaffolding, hoarding, building materials and containers on the road need a highways licence applied for at least 10 working days ahead, with a £120 site visit fee that is credited against the full fee; TfL licenses anything on a red route.

Suspending a bay for building works or a skip costs £44 per bay per day plus a £100 admin fee, with £161 more for a late application, and the council wants 7 working days' notice. Using bays without an approved suspension costs £500. For one day's parking during building or repair work there is a dispensation for a single space in a permit bay, a pay and display bay or on a single yellow line, for vehicles up to 2.27 m high and 5.25 m long. Whatever is booked, the rubble has to be in the skip and out of the house before the crew arrives.

Parking for the crew in Hackney's zones

Most of Hackney sits in controlled parking zones with very different hours. Zone A (Wenlock) runs 8.30am to 6.30pm on weekdays, Hackney Central to 11pm Monday to Saturday and North Shoreditch to midnight, which matters for a clean in Shoreditch that runs into the evening. Anyone, a visiting tradesperson included, can buy an all-zone e-permit or use a resident's visitor vouchers. We ask for a free space or a permit for the crew's van, and paid parking is passed on at cost.

Builders' waste: no Hackney tip, three NLWA sites

Hackney has no reuse and recycling centre of its own. Residents use the North London Waste Authority sites at Hornsey Street (N7), South Access Road (E17) and Western Road (N22), where vans and long trailers must book 24 hours ahead, each site takes 10 vans a day and a household gets 5 van visits a financial year. DIY rubble, brick and concrete are limited to two 50-litre bags four times in any four weeks, and trade waste is refused.

Hackney runs a paid commercial waste service. Businesses with 10 or more staff already have to separate rubbish, recycling and food waste. Putting business waste out without a paid collection can be prosecuted as fly-tipping, with fines up to £50,000. The council's bulky collection, £24 for up to five items, is for households, and landlords and tradespeople are told to use the commercial service. So the builder removes the rubble, offcuts and packaging, and the crew does not take builders' waste.

Woodberry Down, Hackney Wick and the City Fringe

Woodberry Down, an estate of about 2,000 homes near Stamford Hill, is being rebuilt over 20 years as more than 5,500 new homes, at least 41% for social rent or shared ownership. In Hackney Wick the East Wick and Sweetwater neighbourhood is delivering 1,500 homes, and the council took back planning decisions there from the London Legacy Development Corporation on 1 December 2024. The London Plan gives the City Fringe/Tech City Opportunity Area, which takes in Old Street and Shoreditch with corridors to Dalston and Hackney Central, capacity for 15,500 homes and 50,500 jobs.

New flats get a lighter clean, usually 2 cleaners for 3 hours for a 1-bed at £212 all in. A 2-bed flat after a standard refurbishment is 2 cleaners for 4 hours, £272, at £30 per cleaner-hour plus £32 for equipment and detergents. Offices and shops come under commercial after builders cleaning, and what a builders clean costs shows every size.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Hackney builders cleans: common questions

Anything else? Ring 07418 351088.

Can you clean a new-build flat if I cannot get a parking permit?

Yes. Tell the office when it rings: the crew can use a paid bay, an all-zone e-permit you buy or a free space nearby, and any charge is passed on at cost.

Do you clean while the builders are still on site?

No. The crew starts only when every trade has finished and the tools and rubbish are out, because dust from ongoing work settles straight back on cleaned rooms.

How much does a builders clean cost for a terraced house in Hackney?

A 3-bed terrace after a standard refurbishment usually takes 2 cleaners for 5 hours: £332 all in. A full renovation is nearer £482.

Will the crew take rubble to a recycling centre?

No. The north London centres refuse trade waste and limit household rubble, and the crew does not remove builders' waste. The builder or a registered waste carrier clears it first.

Do I need a site visit before you quote?

Usually not. Photos or a video by email set the crew and hours; for a big or unusual job a site visit costs £20.
