Getting a Dalston flat ready to let after a refit
Private renting is the biggest tenure in Dalston ward, at 43.0% of households in 2021, with 27.0% renting socially. Dalston is also one of the 17 Hackney wards where, from 1 May 2026, most private lets need a selective licence, and shared homes of three or more people from two or more households need an additional licence anywhere in the borough. Landlords refitting between tenants usually have two dates, the end of the works and the start of the next tenancy. Give us both when you book; about a week's notice is usually enough.
A let goes through the agent's inventory, so the crew concentrates on what the check-in report looks at: the inside of empty cupboards and drawers, worktops and splashbacks, sink and taps, the outside of the appliances, tiles, grout and shower screens, then skirting, switches, radiators and the inside of the windows. Our page on cleaning a new kitchen or bathroom has the detail. Carpets and a furnished flat's sofa can be done on the same visit, a bedroom carpet at £36 and a two-seat sofa at £57; see carpet cleaning and cleaning a dusty sofa.
Flats over shops on Kingsland High Street
The Dalston conservation area, designated on 20 July 2016, follows Kingsland High Street, the line of the Roman Ermine Street, and is mostly Victorian and Edwardian shopping terraces. At the 2021 Census 21.5% of households in Dalston ward lived in flats in converted houses, and 7.2% in other converted buildings such as former warehouses or schools.
A flat above a shop usually means a side door, a steep stair and no lift, and the crew carries its vacuums, ladders and detergents up by hand. Dust from shopfitting below can come up through the floor, so if the shop is being fitted out at the same time, wait until it is finished. A 1-bed flat after a refurbishment usually takes 2 cleaners for 3 hours: £212 all in, at £30 per cleaner-hour plus £32 for equipment and detergents. A 2-bed is 2 cleaners for 4 hours, £272, or 2 cleaners for 3 hours, £212, after decorating only. Our prices list the rest.
St Mark's, De Beauvoir and other conservation streets
Thirteen conservation areas fall within 800 m of the middle of Dalston ward, among them Kingsland, Dalston, Dalston Lane (West), De Beauvoir, Albion Square, Kingsbury Road and St Mark's. St Mark's, around the church, was laid out as a planned Victorian estate of villas and houses between 1860 and 1870, and an Article 4 direction made in 2008 means owners of many houses there need planning permission to change windows, front doors, railings or plasterwork. Original sashes and plaster mouldings therefore tend to survive a refit, and the crew treats them gently: dry dusting first, then a damp wipe with a mild product, with no scouring on old paint. Of the homes with a recorded build date in this part of Dalston, 32.7% are older than 1900 and 28.8% went up between 2000 and 2014.
Ridley Road market, parking and new homes
Ridley Road Market, opposite Dalston Kingsland station, has traded from the late 1880s and has over 150 stalls, open Monday to Saturday from 9.30am to 4pm. Unloading next to the stalls on a trading day is slow, so if the flat is on or beside Ridley Road, tell the office. Dalston's parking zone, Zone C, is controlled Monday to Saturday from 8.30am to 6.30pm. We ask for a free space or a visitor voucher, and paid parking is passed on at cost.
The council's brownfield register lists sites for new homes nearby, and Hackney has picked five sites it owns, at Birkbeck Mews, Dalston Lane and three on Ashwin Street, for affordable homes and workspace. Stoke Newington lies to the north, Highbury (N5) to the west and builders cleans in Bethnal Green to the south, and the borough rules are on Hackney.
What a builders clean costs here
CleanersHours£30£32 kit

Anything else? Ring 07418 351088.
Can you clean between tenants on a tight turnaround?
Yes, if the works are finished. Give the office the check-in date when you book; Fridays and weekends go first, so ask early.
Will the crew move furniture or belongings?
No. The crew cleans around furniture and does not move personal belongings, food or crockery, so clear what you can before the day.
How much is a builders clean for a 2-bed flat in Dalston?
2 cleaners for 4 hours after a standard refurbishment, which is £272 all in. After decorating only it is usually £212.
Is there anything the crew will not clean?
Walls are not washed, and gardens and outside areas are not part of the job. Builders' rubble and leftover materials are not removed. Paint spots, limescale and stains are tried with the right product, with no promise.
