Terraces, conversions and estates: Islington's housing
Islington is mostly flats. At the 2021 Census 83.6% of households lived in one, including 21.3% in flats inside converted or shared houses, while 12.7% lived in a terraced house. Social renting is the biggest tenure at 40.2%, with 31.2% renting privately and 26.7% owning. Much of the building is small and scattered: the London Plan gave Islington a ten-year target of 7,750 new homes, 4,840 of them on sites under a quarter of a hectare, and the 2023 Local Plan aims to meet and exceed 775 homes a year.
Work on that scale means flats carved out of old houses, infill blocks, lofts and rear extensions, usually behind a shared front door and up a narrow stair. The crew works from the top floor down, takes the cornices and door tops first and dusts twice, because fine plaster dust keeps settling after the first pass. A 3-bed house after a standard refurbishment usually needs 2 cleaners for 5 hours, £332 all in; after a full renovation it is nearer 3 cleaners for 5 hours at £482. That is £30 per cleaner-hour plus £32 for equipment and detergents, and our prices show every size.
Noisy work hours, skips and scaffolding in Islington
Islington lets building sites do noisy work from 8am to 6pm on weekdays and 8am to 1pm on Saturdays, with none on Sundays or bank holidays. The council says those hours do not cover DIY or quiet work and that it acts on construction noise mainly at large sites. They limit the builders; the clean is booked for the first free day after the noisy work ends.
A skip licence costs £127 a calendar month and can only be held by a company with a waste carrier's licence and £10 million public liability cover. It takes five days to process, and the skip sits in a suspended bay or on a single yellow line outside the property. Near the Emirates Stadium in Highbury, skips must be gone at least seven hours before a match or event. A scaffolding licence lasts up to three months, should be applied for at least 10 working days ahead and costs a £50 deposit per pole on the highway plus a management fee of £540 to £1,520. Book the clean for after the scaffold is struck, because taking it down sends grit onto the sills and through any open window.
Parking for the crew: e-vouchers, bay suspensions and permits
Most Islington controlled zones run 8.30am to 6.30pm on weekdays, some with Saturday mornings as well, and the street signs give the hours. The usual answer for a visiting crew is a resident's visitor e-voucher, which works in resident and shared-use bays and can be bought up to two days ahead. A tradesperson's permission to park costs £33.30 a day, plus £10.75 for a diesel or £5.65 for a petrol van, and it cannot be refunded. Suspending bays is for skips and deliveries: a resident pays £164.80 for the first day, then £62.25 a space on day two and £67.50 for each later day, with 10 days' notice for pay-by-phone bays and 14 for the rest. We ask for a free space or a visitor permit, and paid parking is passed on at cost.
Hornsey Street recycling centre and builders' waste
Islington's reuse and recycling centre is at 40 Hornsey Street, N7 8HU, in Holloway, run with the North London Waste Authority and open 8am to 8pm every day (from 8.30am on Sundays and bank holidays). It takes plasterboard and leftover water-based paint for reuse, but a household may bring DIY rubble, concrete, brick and soil only up to two 50-litre bags four times in four weeks. Solvent-based paint goes to the City of London's free hazardous waste collection. Rubble, soil and paint cannot be left at the pedestrian drop-off. Vans need a booked slot, and trade waste is not accepted at any NLWA centre.
The rubble from a refurbishment is therefore the builder's to clear, and the crew does not take builders' waste away. The council's bulky collection (£10.82 an item, £32.46 minimum) will not take builders' waste or fixtures and fittings taken out of a home, so carpet lifted by the fitters and an old bathroom suite leave with them.
Conservation areas, Article 4 and basements
Islington has 42 conservation areas; the newest, Poets Road, was designated on 25 September 2025. In some of them Article 4(2) directions mean that even new external doors or windows, or painting the brickwork, need planning permission, so original sashes and front doors tend to stay through a refurbishment. Policy DH4 of the 2023 Local Plan limits a home basement to one storey below the lowest original floor, a 3 m floor-to-ceiling height and less than half of the garden, with a structural method statement.
Sash runners, shutters, fanlights and panelled doors are dusted and wiped with products suited to old paint, and paint flecks on old glass are lifted where they come off cleanly; see paint and labels off new windows. Basement dust is carried up every flight of stairs. In the form a basement is a refurbishment, like an extension or a loft; choose a full renovation only if plaster was trodden into the floors above.
Selective licensing and new homes: flats ready to let
From 23 November 2026 Islington's new selective licensing scheme covers private lets in seven wards, among them Barnsbury, Highbury and Tufnell Park, alongside the 2024 scheme for Finsbury Park, Hillrise and Tollington. If a refurbishment is meant to get a flat ready for a licence inspection or a new tenancy, give us the date when you book; about a week's notice is usually enough.
The council says Peabody bought the former Holloway Prison site in March 2019 with London Square for about 1,000 homes, 60% affordable. A 1-bed new-build handover usually takes 2 cleaners for 3 hours: £212 all in. Round Angel Georgian terraces stand beside new canal-side blocks, and in the south of the borough Clerkenwell has more offices and warehouse conversions, which come under commercial after builders cleaning.

Price my cleanIslington builders cleans: common questions
Anything else? Ring 07418 351088.
Do I need a parking permit for the crew in Islington?
A free space or a visitor e-voucher from you works best. If neither is possible, paid parking or a permission-to-park permit is passed on at cost.
Can the crew clean while the builders finish the top floor?
No. The whole property has to be finished, with tools and rubbish out, or dust from upstairs falls straight back onto the cleaned rooms.
How much is a builders clean for a 2-bed flat in Islington?
2 cleaners for 4 hours after a standard refurbishment: £272 all in. Each extra bathroom adds about an hour and a half of cleaner time.
Will you take the old carpet and rubble to Hornsey Street?
No. Hornsey Street refuses trade waste and the crew does not remove builders' waste. Your builder clears the rubble and the old carpet, because the council's bulky collection refuses builders' waste.
Is a match day a problem for a clean near the Emirates?
It can be, because skips must be gone seven hours before kick-off and extra parking controls apply. Pick a date away from a home game if you can.
