Holloway is newer than it looks: 39.1% of the homes with a recorded build date went up between 2000 and 2014. Complete After Builders cleans a 1-bed new build at handover for £212 all in, and a 2-bed flat after a refurbishment for £272.

Holloway in numbers

New flats, older terraces and estates in N7

Council Tax records for this part of Holloway count 6,770 homes. Of the homes with a recorded build date, 39.1% went up between 2000 and 2014 and 6.4%, about 430, from 2015 on, while 26.8% are older than 1900. Across Holloway and Tufnell Park wards the 2021 Census found 85.7% of households in flats, 57.9% in purpose-built blocks and 26.0% in converted or shared houses; 39.9% rented socially, 30.5% privately and 27.3% owned.

A new-build flat at handover has light dust everywhere: on top of the kitchen units and door frames, inside cupboards and drawers, in extractor grilles and window tracks, with labels on the glass and silicone smears in the bathroom. A flat in a Victorian terrace after a refit has heavier plaster dust in the cornices, on the stairs and between the boards. The first is usually a light clean and the second a standard or heavy one.

Prices for new-build and refurbished flats in Holloway

A 1-bed new build at handover is usually 2 cleaners for 3 hours: £212 all in. A 2-bed after a standard refurbishment takes 2 cleaners for 4 hours, £272, and after a heavy job with plaster on the floors 2 cleaners for 5 hours, £332. All of it is £30 per cleaner-hour plus £32 for equipment and detergents, and the form shows the total before you send it.

Each extra bathroom adds roughly an hour and a half of cleaner time. Our kitchen and bathroom cleaning page explains what happens to tiles, grout and shower screens, and our prices list every size.

The Holloway Prison site and handover cleans

On Parkhurst Road, Peabody bought the former Holloway Prison site with London Square in March 2019 and, the council says, intends about 1,000 homes there, 60% affordable, with a Women's Building alongside. The council's brownfield register lists other sites for new homes nearby.

Handover cleans in blocks like these are booked around the site manager's snagging list, with the lifts, the loading bay and access to each floor agreed beforehand. Each flat must be finished, with the trades out, before the crew cleans it, or the dust from the next door along comes straight back in. Our page on getting plaster dust out of a home explains why.

Waste, parking and conservation streets in Holloway

Islington's recycling centre is in Holloway, at 40 Hornsey Street. It is a household site. Rubble, soil and paint cannot be left at its walk-in drop-off and have to come by vehicle, and vans need a booked slot. Trade waste is turned away. So the builder clears the rubble and offcuts before the clean, and the crew does not take builders' waste. For the van we ask for a free space or a visitor permit, and any paid parking is passed on at cost.

Five conservation areas fall within 800 m of N7 6PB (Hillmarton, Mercers Road/Tavistock Terrace, St Mary Magdalene, Tufnell Park and Highbury Fields), and the 21 listed buildings in the same radius include the former Rainbow Theatre cinema at Grade II*. Landlords in Tufnell Park ward come under Islington's selective licensing scheme from 23 November 2026, while Holloway ward stays outside it. For the streets around, see Highbury to the east, Kentish Town (NW5) to the west and builders cleans in Crouch End to the north, or after builders cleaning in Islington for the council rules.

Holloway builders clean questions

Anything else? Ring 07418 351088.

Do you do snagging cleans for developers in N7?

Yes. Send the number of units, their sizes and the handover dates, and the office works out crews and hours per flat. Each flat has to be finished, with the trades out, before it is cleaned.

How long does a new-build handover clean take?

A 1-bed usually takes 2 cleaners for 3 hours and a 2-bed 2 cleaners for 3 hours, longer if the builders left plaster or paint on the floors.

Can the crew take away the packaging from the new kitchen?

No. Packaging, offcuts and rubble go with the builder or the kitchen fitter, because the crew does not remove builders' waste.

Will you need hot water on the day?

Yes. The crew needs water, hot water and power on and the lights working. In a new block, check the supplies are connected before the handover date.
