Georgian terraces, Victorian villas and post-war estates
Highbury Place's 39 houses were built under leases granted from 1774 to 1779, and the centre of Highbury Terrace is dated 1789. Highbury New Park followed from 1851, and Aberdeen Park had large Italianate villas by the mid 1850s. Council Tax records for this part of Highbury count 3,830 homes. Of the homes with a recorded build date, 34.1% are older than 1900 and another 34.9% went up between 1945 and 1972; only about 50 date from 2015 on. At the 2021 Census 83.5% of households in Arsenal ward lived in flats (17.0% in converted houses) and 14.2% in a terraced house.
Big villas carved into flats bring their own job list: a shared hall and stair the builders used all day, high ceilings, heavy plaster mouldings and long sash windows. The crew takes each floor from the top, starting with the cornice and picture rail, then the doors, frames and skirting. The floor comes last. It dusts the mouldings a second time at the end, since lath and plaster keeps dropping fine grit after a wall has been opened.
What a builders clean costs in Highbury
A 3-bed house after a standard refurbishment usually takes 2 cleaners for 5 hours: £332 all in, at £30 per cleaner-hour plus £32 for equipment and detergents. A 4-bed villa is 3 cleaners for 4 hours, or £392, and the same house after a full renovation £632. A 2-bed flat in a converted house is £272.
Carpets that sat under the dust can be cleaned on the same visit, at £36 for a bedroom and £41 for a flight of stairs; see carpet cleaning after building work. What a builders clean costs has the rest of the sizes.
Arsenal match days: skips, parking and visitor vouchers
Home games change the street rules around Highbury. A skip near the stadium has to be off the street seven hours before kick-off or the start of an event, and extra parking controls apply on match days in zones E, F, G, H, J, L, N, Q and V. The bays on Drayton Park between Benwell Road and Bryantwood Road are kept for coaches when needed. A visitor e-voucher still works on a match day, though a visit that runs into the match-day period needs a second booking for that period, bought before the controls start.
So pick a clean date away from a home game if you can, and mention the fixture when the office rings. We ask for a free space or a visitor e-voucher for the crew's van; paid parking is passed on at cost.
Conservation areas, listed buildings and the old stadium
Nine conservation areas fall within 800 m of the middle of Arsenal ward: Highbury Fields, Highbury New Park, Aberdeen Park, Calabria Road, Sotheby Road, Whistler Street, Newington Green, Brownswood and Clissold Park. The same radius holds 47 listed buildings, including the Grade I former Church of St Saviour, and the 1936 East Stand of the old Highbury Stadium on Avenell Road, designed by William Binnie, is listed at Grade II. Original sashes are cleaned inside, with the frames, sills and runners. Outside glass is extra and only where it is safe from inside or the ground; see outside window cleaning.
Highbury ward is in Islington's selective licensing scheme from 23 November 2026, so a landlord refurbishing a let may be working to an inspection date. The council's brownfield register lists sites for new homes nearby. Holloway lies to the west, Stoke Newington (N16) to the north-east and builders cleans in Dalston to the south-east, and the council rules are on the rest of Islington.

Can you clean on an Arsenal match day?
Yes, though parking is harder. Extra controls apply around the stadium and visitor e-vouchers need a second booking for the match period, so a non-match day is easier.
How long does a builders clean take in a Highbury villa?
A 4-bed after a standard refurbishment usually takes 3 cleaners for 4 hours. Each extra bathroom adds about an hour and a half of cleaner time.
Will paint come off the old floorboards?
The crew tries with a product suited to old timber and tells you on the day what will not come off. Paint that has soaked into bare boards usually needs sanding, which is the floor fitter's job.
Is a site visit needed for a big house?
Usually not. Photos or a video by email are enough to set the crew and hours, and for a big or unusual job a site visit costs £20.
