Edwardian houses and the dust they hold
Haringey's conservation appraisal calls Muswell Hill an essentially Edwardian suburb on high ground. The builder James Edmondson bought The Limes and Fortis House in 1896, put up the first parades along Fortis Green Road, Muswell Hill Road and Colney Hatch Lane, and laid out Princes Avenue and Queens Avenue as the first residential streets. Valuation Office figures for March 2025 show 40.5% of local homes with a recorded build date from before 1900 and 23.7% from 1900 to 1918.
Edwardian houses usually give dust plenty to sit on: deep moulded skirtings, picture rails, plaster ceiling roses, panelled doors, stained glass in the front door and a long staircase with turned spindles. After a refit the crew dusts all of it from the top down, takes the spindles one by one and goes round each room twice. A 4-bed house after a refurbishment usually takes 3 cleaners for 4 hours: £392 all in. When the floors were sanded, construction dust cleaning is most of the job.
Flats above the Broadway parades and in converted houses
At the 2021 Census 63.7% of Muswell Hill ward households lived in flats: 32.6% in flats in converted houses and 26.2% in purpose-built blocks. Around the Broadway the parades are mostly three storeys of red brick with flats above, reached through shared doorways between the shopfronts.
For a flat over a shop, the crew carries vacuums, ladders and detergents up a narrow stair, so tell us where the entrance is and when the shop opens. Upper-floor glass is cleaned inside; outside glass is an extra, done only where it can be reached safely from inside or the ground, so most parade windows stay an inside job. A new kitchen squeezed into a converted flat is where the hours go; see cleaning a new kitchen or bathroom.
Rookfield Estate and the Muswell Hill conservation areas
The Muswell Hill and Fortis Green conservation areas were both designated on 1 March 1974 and Rookfield on 26 March 1976; the Rookfield Estate also has an Article 4 direction, so windows, doors and other outside details cannot be changed without permission. Alexandra Palace and Park is a conservation area of its own, within 800 metres of the middle of Muswell Hill ward.
Those rules keep original timber windows in use, and the decorators leave them with paint on the glass and filler dust in the runners. The crew lifts paint spots by hand where they will come away, vacuums the sash runners and wipes the boxes, and leaves soft old putty untouched. It tells you on the day about any spot that will not shift.
Parking in zone MH and clearing rubble in Muswell Hill
Zone MH is controlled every day from 11am to 1pm, weekends included, and Muswell Hill West and Fortis Green zones on weekdays, all at £4.10 an hour on street. The two middle hours need a resident's visitor permit or a driveway; the rest of the day the bays are open.
Rubble is the builder's job. Haringey's bulky collection will not take plasterboard, rubble or paint, and the Western Road site in Wood Green takes only two 50 litre bags of a resident's own DIY rubble per visit. The skip and the bags go before the crew comes in. For other parts of the borough see the rest of Haringey; Crouch End is down the hill to the south-east and East Finchley to the west, and our prices has every size.
