Speke keeps building: round L24 1AA, 26.7% of homes with a recorded build date are from 2000 or later, about 440 of them since 2015. Complete After Builders cleans a new 3-bed house at handover for £272 all in, and an interwar terrace after a refurbishment for £332.

Speke in numbers

New-build houses in Speke and when to book the clean

The council tax list for this part of Speke ward holds 3,680 homes. 14.7% went up between 2000 and 2014 and 12.0% in 2015 or later, so a good share of the work here is a first clean before someone moves in. The council's brownfield register also lists the Seabridge Centre site on Ash Way, with planning permission recorded in November 2020.

Timing matters more on a new house than an old one. Developers usually send snagging teams back to fix doors, sealant and paint, and each visit leaves dust and footprints. If you know a snagging visit is coming, book the crew for after it. You need the keys, or the developer's agreement to let the crew in, plus water, hot water and power on and the lights working.

What a handover clean covers in a new Speke house

A new house can look clean on the day you get the keys. Fine dust from sanded filler sits inside every kitchen unit, wardrobe and drawer, on top of the door frames and in the extractor grilles. The windows carry labels and protective film, the door glass has plaster smudges, and the shower screen and taps have sealant smears and dried water marks.

The crew works from the top of the house down: light fittings and frames first, then cupboards inside and out, worktops, sinks and sanitaryware, glass, sills and tracks, and the floors last. Labels and film come off the glazing, and paint and sealant are lifted where they will come off; paint and labels off new windows explains what happens to the glass. Spots of grout on new tiles are part of the clean. A haze of grout across a whole tiled floor is the hard floor deep clean, an extra at £6 a m², covered on grout residue on new floors.

A new 3-bed with light dust usually takes 2 cleaners for 4 hours: £272 all in. A new 2-bed is 2 cleaners for 3 hours, £212.

Interwar terraces and refurbishments in L24

The older half of Speke is interwar: 40.2% of homes with a recorded build date are from 1919 to 1939, and 53.9% of households live in a terraced house. 48.1% own their home and 35.3% rent from a council or housing association.

A refurbishment of one of these houses is a full builders clean. A new kitchen and bathroom in a 3-bed terrace usually takes 2 cleaners for 5 hours: £332 all in, at £30 per cleaner-hour plus £32 for equipment and detergents. A full refit with every room replastered is 3 cleaners for 5 hours, £482.

If the builder has a skip on the road, the skip company needs a Liverpool permit, £44 for up to 7 days and applied for at least two working days ahead by a firm registered with the council; a skip without one brings a £200 fine. The skip and its contents should be gone before the crew arrives.

Speke, Allerton and the south of the city

Crews cover L24 and the neighbouring districts, Allerton and builders cleans in Woolton among them. Licence fees and the tip rules for the city are on after builders cleaning in Liverpool, and our prices list every size of home and the carpet and window add-ons.

Speke builders clean questions

Anything else? Ring 07418 351088.

Can you clean a new house in Speke before we move in?

Yes, once you have the keys or the developer agrees to let the crew in. Water, hot water and power must be on. About a week's notice is usually enough.

Is the grout haze on our new kitchen floor included?

Spots of grout are. A haze across the whole floor needs the hard floor deep clean, an extra at £6 a m², which can go on the same booking.

The snagging team is coming next week. Should we wait?

Yes. Book the clean for after their last visit, because filling, sanding and resealing leave fresh dust and marks.

Does the crew remove the builders' leftover materials?

No. Offcuts, packaging and rubble stay with the builder or the developer. The crew needs the rooms clear of tools and materials to start.
