Stockport homes, from post-war semis to new flats by the viaduct
Across the borough 16.2% of households live in a flat and 72.3% own their home (Census 2021), so the usual job is a house after a rear extension, a loft conversion or a knock-through. The dust climbs the stairs into bedrooms nobody touched and gets inside the new kitchen units before the doors go on. The crew works from the ceiling line down and dusts each room twice, because fine plaster dust keeps landing for hours after the sanding stops.
The town centre is another market. In the census area round SK1 3DJ 61.7% of households live in flats, and in the Council Tax records for the same area 15.1% of homes with a recorded build date, about 700, went up in 2015 or later. More are coming: in January 2026 the council leader said Weir Mill's 253 flats were due to finish that spring, and Stockport 8, about 1,300 homes by the viaduct, got planning permission in August 2025. A handover clean in a new block needs the lift booked and somewhere for the van, so put both in the request.
At the other end of the scale, more than half the households round the middle of Bramhall live in a detached house, which usually means a crew of three.
Noisy building work hours in Stockport and the cleaning date
Stockport Council allows building work that can be heard beyond the site boundary from 7.30am to 6pm Monday to Friday and 8am to 12.30pm on Saturday, with none on Sundays or public and bank holidays, and it enforces the hours under the Control of Pollution Act 1974.
Ask the builder for the last day of sanding, tile cutting and skimming, and put the crew in after it; a clean squeezed in before the decorator's final coat is wasted. About a week's notice is usually enough, and Fridays and weekends fill first.
Skip permits, scaffold fees and parking in Stockport
A skip on the road needs a permit, which the skip firm applies for. It lasts up to 28 days and covers one skip per site: £42.50 in advance for a firm on the council's register, £84.50 if it applies after the skip is down, and £159 for an unregistered firm. Scaffolding or a hoarding on the highway costs £150 for the first seven days and £54 a week after that in the town centre or a district centre, or £92.50 and then £47.50 a week elsewhere. Ask for both to be gone, or at least clear of the front door, by the cleaning day.
The council has stopped issuing visitor scratch cards for its resident parking schemes, so visitors and tradespeople have to use unrestricted roads or public car parks. The crew's van carries vacuums, ladders and detergents and needs to be close by all day, ideally on your drive. For a tight street, building works are one of the special cases for which the council will consider a parking dispensation. It replies within 10 working days and a charge may apply, so the builder should ask early.
Builders' waste and Stockport's three recycling centres
The council's recycling centres are at Adswood Road, Bredbury Parkway and Rose Hill in Marple. They take household and DIY waste free, rubble and timber included, with DIY rubble limited to five 900mm by 600mm sacks a visit; plasterboard you took out yourself goes to Adswood Road or Bredbury Parkway.
Waste from a tradesperson you hired to repair, improve or alter your home is business waste. The centres refuse it and watch the vehicles coming in, and the council's advice is to have disposal written into the builder's quote. Do that: the crew takes no rubble, offcuts, old units or packaging away. Bulky leftovers from your own DIY can go in the council's garden and building waste collection at £150 an hour, which takes baths, doors, radiators and skirting and refuses bricks, rubble and plasterboard.
Conservation areas, Article 4 and HMO licences in Stockport
Stockport has 37 conservation areas. In 24 an Article 4(2) direction applies and in five an Article 4(1) direction, so changes to windows, doors, roofs and chimneys, a switch to uPVC, porches, walls and hardstanding need planning permission. Heaton Moor, Bramhall Lane South and Marple Bridge are Article 4(2) areas, and the Hulme Hall Road, Swann Lane and Hill Top Avenue area of Cheadle Hulme has both kinds. Original timber windows tend to survive there, so the crew treats old glass and putty gently and says on the day if a paint spot will not come off safely.
Extensions go through building control: the council's own service charges £840 for a full plans application on a single-storey extension of up to 10 square metres.
A mandatory HMO licence costs £1,190 for up to five bedrooms (£360 on application, £830 on grant), plus £38 for each extra room, and lasts at most five years. Have any fire doors and alarms it calls for fitted before the clean: a door planed on site afterwards leaves sawdust across a mopped floor.
Builders clean prices for Stockport houses and flats
Prices are worked out the same way across Stockport: £30 per cleaner-hour plus £32 per job for equipment and detergents. A 3-bed semi after an extension, cleaned by 2 cleaners for 5 hours, comes to £332 all in. A 4-bed detached house after a new kitchen and bathroom is 3 cleaners for 4 hours, £392; a new 2-bed flat at handover is usually 2 cleaners for 3 hours, £212; a 3-bed gutted and replastered throughout is 3 cleaners for 5 hours, £482. Each extra bathroom adds about an hour and a half. The full price list covers every size, and getting plaster dust out of a home explains the second pass.
The crew takes labels and paint flecks off the inside of new glazing where they will come off; outside window cleaning is extra. Shops and offices fitted out in Reddish mills or the town centre are priced the same way; see commercial after builders cleaning.

Anything else? Ring 07418 351088.
Will a Stockport tip take my builder's rubble?
No. Waste from a tradesperson you paid is business waste, and the three recycling centres refuse it and check the vehicles. Ask the builder to include disposal in the quote and to have it gone before the crew arrives.
Where can the crew park in a Stockport resident parking zone?
The council no longer issues visitor scratch cards, so the van needs your drive, an unrestricted road or a public car park. Paid parking is passed on at cost.
Can the crew clean while the decorator finishes the last room?
No. Every trade has to be finished, with tools, materials and rubbish out, and water, hot water, power and lights on. Dust from one unfinished room drifts into the rooms already done.
How much does a builders clean cost for a 4-bed house in Stockport?
After an extension or a new kitchen, a 4-bed is usually 3 cleaners for 4 hours: £392 all in. After a full refit with plaster dust in every room, allow 4 cleaners for 5 hours, £632.
How far ahead should I book a builders clean in Stockport?
About a week's notice is usually enough. Send the request once the builder gives you a finish date, and ring the office if that date moves.
