Half of Levenshulme's households live in a terraced house (51.1%), and round M19 3WU 77.9% of homes with a recorded build date are older than 1919. Complete After Builders cleans a 3-bed terrace here after a new kitchen and bathroom for £332 all in.

Levenshulme in numbers

Victorian and Edwardian terraces in Levenshulme

The council tax list for the area round M19 3WU holds 3,720 homes. Of those with a recorded build date, 52.6% went up before 1900 and 25.3% between 1900 and 1918, and about 80 have been built since 2015. In Levenshulme ward, 51.1% of the 7,234 households live in a terrace, 23.7% in a semi and 21.2% in a flat; 45.6% own their home and 38.9% rent privately.

Typical terrace jobs are a through-lounge, a new kitchen in the back extension or a bathroom moved upstairs. Taking out a chimney breast or opening up a fireplace brings down soot as well as plaster, and soot smears if it is wiped wet, so the crew vacuums it off first and only then uses a damp cloth. Dust from the landing ceiling lands on every stair tread and spindle, and the narrow hall collects whatever the trades carried through it.

Sandfold Lane recycling centre and the van permit

Sandfold Lane recycling centre is in M19 (M19 3BJ). Cars need no permit, a van or twin-axle trailer needs a Recycle for Greater Manchester van permit, and a pick-up truck cannot get in at all. Asbestos is not taken there; it goes to a weighbridge site.

The permit itself is free. Apply two working days before the first visit; it runs from 1 April to 31 March, covers 18 visits and bars vans over 5.3 metres long or 3.5 tonnes.

All of this is for residents' own DIY waste. Rubble and plasterboard a builder took out are business waste that no household site accepts, so they leave in the builder's van or skip before the crew arrives. Plasterboard you removed yourself goes to Longley Lane in Sharston, because Sandfold Lane is not on the plasterboard list.

Rushford Park and new homes on Stockport Road

The Rushford Park conservation area lies within 800 m of central Levenshulme, with three Grade II listed buildings in the same circle. On the brownfield register, vacant land bounded by Stockport Road, Swallow Street, Siddall Street and Pennington Street has planning permission for 39 homes (4 February 2022) and Graphic House on Moseley Road for 14 (18 November 2021). The old Levenshulme swimming pool is listed for 30 homes, without permission.

Small blocks like these are handed over a few flats at a time. Each one has dust in the units, film on the windows and labels on the sanitaryware, and the crew takes the labels off where they will come off.

Builders clean costs for a Levenshulme terrace

The price is £30 per cleaner-hour plus £32 for equipment and detergents:

  • 3-bed terrace after a new kitchen and bathroom: 2 cleaners for 5 hours, £332 all in
  • 3-bed terrace stripped back and replastered throughout: 3 cleaners for 5 hours, £482
  • 2-bed flat after decorating: 2 cleaners for 3 hours, £212

Replastering a whole terrace adds a third cleaner because the dust is in every room at once; getting plaster dust out of a home explains the order the crew works in. What a builders clean costs has the add-ons.

Crews also work in Longsight to the north and over the Stockport boundary in Reddish (SK5) and Heaton Moor. Skip and scaffold fees for the city are on after builders cleaning in Manchester.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Questions people ask

Anything else? Ring 07418 351088.

Does Sandfold Lane take plasterboard?

No. Among Manchester's recycling centres only Longley Lane in Sharston is on the plasterboard list, and only for plasterboard you took out yourself.

Can you clean soot after a chimney breast comes out?

Yes, from every surface the crew can reach. It is vacuumed first so it does not smear; soot stains on brick or old plaster may not come off, and the crew tells you on the day.

How much notice do you need in Levenshulme?

About a week's notice is usually enough. When every crew is booked the office says so and offers the next free date.
