Across Manchester a builders clean with Complete After Builders starts at £212 all in. In Deansgate ward 99.0% of households live in a flat, so a city-centre job usually begins with booking the lift; in the suburbs it is more often a terrace or a semi after a new kitchen.

Manchester in numbers

Flats, terraces and semis: Manchester housing by district

Of Manchester's 214,732 households at the 2021 Census, 34.6% lived in a flat, 31.9% in a semi, 28.0% in a terraced house and 5.4% in a detached house. Renting is common: 32.3% rented privately and 29.5% from a social landlord, against 38.0% who owned their home.

In the centre, round Deansgate (M2 5PE), 58.8% of homes with a recorded build date are from 2015 or later, about 4,930 homes. The clean there is usually a new or re-let flat with fine dust inside every kitchen unit and labels on the glazing; Ancoats (M4), where 45.7% of homes are that new, is similar.

The inner suburbs are old. Around Levenshulme, 77.9% of homes with a recorded date went up before 1919, so a refurbishment shakes lath and plaster dust out of ceilings, cornices and the tops of doors for days. In the Sharston part of Wythenshawe, 48.1% were built between 1919 and 1939 and 43.1% of households live in a semi, and the usual job is a kitchen, a bathroom or a loft.

Noisy building work hours and section 61 consent

Manchester City Council expects noisy building work to stay between 7.30am and 6pm on weekdays and 8.30am and 2pm on Saturdays, with none on Sundays or bank holidays. A contractor who has to work outside those hours applies for prior consent under section 61 of the Control of Pollution Act at least 28 days before starting. Without it the council can serve a section 60 notice setting hours and noise limits.

Those hours decide when the dust stops: sanding, chasing and tile cutting happen inside them, and the crew comes in once the last of it is finished everywhere.

Skip, scaffold and parking bay fees in Manchester

The road permits a Manchester job can need:

PermitFeeRules
Skip on the road£44up to 7 days; the skip firm applies
Scaffold over a road or pavement£175 to set upplus an inspection fee every four weeks, £90 for up to 25 m² to £309 above 125 m²; short-term permits run at least 28 days
Pay and display bay suspension for building work£30 per bay per dayat least 5 working days' notice; parking one vehicle on yellow lines is also £30 a day

A skip on a drive or other private land needs no permit. In the city centre skips are wait-and-load only, so the skip is filled while the lorry waits and leaves with it. In a city-centre block, ask the building manager for a loading bay slot for the crew's van when you book the lift.

Where do builders' rubble and plasterboard go in Manchester?

Our crew removes no waste, and across Greater Manchester waste from a hired tradesperson counts as business waste that the recycling centres refuse. Rubble, old plasterboard and offcuts leave with the builder, in a skip or with a licensed carrier, before the clean.

Residents clearing their own DIY waste can use the city's recycling centres, and each has its own rules:

  • Longley Lane in Sharston (M22 4RQ) takes up to five 900 mm by 600 mm sacks of DIY hardcore and rubble per visit, and it is the only Manchester site on the list for plasterboard a householder removed.
  • Sandfold Lane (M19 3BJ) lets vans and twin-axle trailers in only with a van permit, and pick-up trucks cannot get in.
  • Reliance Street (M40 3EZ) is closed for a full rebuild; Spring Vale, Arkwright Street and Ash Road are named as the nearest open sites.

Cameras cap visits at 52 a year for a car and 18 for a van, and a van needs the free permit.

Trade loads can go to the paid waste transfer station at Longley Lane, on Leestone Road, priced by the tonne with a 500 kg minimum. Asbestos removed by a hired tradesperson is accepted at no Greater Manchester facility. Landlords have a rule of their own: waste from building work, and anything a tenant leaves behind, is chargeable business waste for the landlord to clear.

Conservation areas and selective licensing in Manchester

The council has 34 conservation areas on the national planning register, from Castlefield and Ancoats near the centre to Victoria Park, Whalley Range, Withington and Northenden. Crumpsall alone has three, and so has Chorlton, with Chorlton, Chorlton Green and Chorltonville. Original sashes and old boards survive in those streets more often, so the crew uses mild products and takes paint flecks off old glass only where they come away without marking it.

Manchester has licensed privately rented homes in selected areas since 2016, under designations that each last five years. The council lists the areas covered and says it processes applications within six weeks. A landlord refurbishing a flat in one of them should apply before letting; the clean fits between the last trade and the inventory.

What a builders clean costs in Manchester, old homes and new

A new flat at handover needs the lightest clean: a new 1-bed usually takes 2 cleaners for 3 hours, £212 all in. Older homes take longer:

  • 2-bed flat after a refurbishment: 2 cleaners for 4 hours, £272
  • 3-bed terrace with a new kitchen and bathroom: 2 cleaners for 5 hours, £332
  • 4-bed semi after a rear extension: 3 cleaners for 4 hours, £392
  • 3-bed house replastered throughout: 3 cleaners for 5 hours, £482

Every total is £30 per cleaner-hour plus £32 for equipment and detergents. The full price list has the other sizes and add-ons, heavy sanding dust is covered under construction dust cleaning, and shops and offices are on a builders clean for offices and shops.

Places for Everyone, the joint plan adopted on 21 March 2024, gives Manchester the largest housing target of its nine districts: at least 60,061 new homes from 2022 to 2039. It identifies land for around 54,000 homes in its City Centre, which crosses into Salford along Chapel Street. North of the centre, Victoria North is the council's joint scheme with a private developer for 15,000 homes on 155 hectares, in seven neighbourhoods built over about 20 years. On the brownfield register, the former gas works on Gould Street in New Town got planning permission for 1,202 homes on 12 December 2023.

Manchester builders clean questions

Anything else? Ring 07418 351088.

Can my builder take the rubble to a Manchester recycling centre?

No. Waste a hired tradesperson takes out of your home is business waste across Greater Manchester, and the household sites refuse it. The builder needs a skip, a licensed carrier or the paid transfer station at Longley Lane.

Who applies for a skip permit in Manchester?

The skip firm. The permit costs £44 and lasts up to seven days, and a skip on your own drive or other private land needs none.

How much notice does a crew need in Manchester?

About a week's notice is usually enough. Fridays and weekends fill first and some weeks every crew is already booked, so send the builders' finish date as soon as you have it.

Do you clean city-centre offices and shops after a fit-out?

Yes, on the same £30 per cleaner-hour plus £32. A small office usually takes 2 cleaners for 3 hours: £212 all in. Book the goods lift and the loading bay with the building manager first.
