Ancoats flats are mostly new: round M4 6BB, 80.9% of homes with a recorded build date are from 2000 or later, and the mill streets at its centre are a conservation area. Complete After Builders cleans a new 1-bed flat here before move-in for £212 all in.

New flats in Ancoats: handover and re-let cleans

The council tax list for the area round M4 6BB holds 7,350 homes. Of those with a recorded build date, 45.7% are from 2015 or later (about 3,340 homes) and 35.2% from 2000 to 2014; only 8.1% are older than 1919. In Ancoats & Beswick ward, 69.5% of the 7,466 households live in a flat, 61.2% in a purpose-built block, and 51.2% rent privately.

So a builders clean here is usually a new flat before the first owner or tenant moves in, or a flat refreshed between tenancies. A new flat holds less dust than an old house after a refurbishment, but the dust is in every corner: inside each kitchen unit and drawer, on top of the wall cupboards and door frames, in the extractor grilles. There is protective film on window frames, labels on the glass and the sanitaryware, and plaster or paint on sockets and switches. The crew removes the dust, takes film and labels off where they will come off and cleans the glass inside; paint and labels off new windows explains the limits.

Listed mills and the Ancoats conservation area

Central Ancoats sits inside the Ancoats conservation area, and Shudehill, Smithfield and Stevenson Square conservation areas are within 800 m. The same circle holds 130 listed buildings, 12 of them Grade II*, among them Paragon Mill, Hope Mill, Brownsfield Mill and the Daily Express Building.

Where a flat or a studio has exposed brick, old timber or iron columns, the dust sits in every mortar joint and crack, and it takes longer to lift than dust on a painted wall. Tell the office about it when you send photos, so the hours are right from the start.

Holt Town, New Cross and Victoria North

The brownfield register lists some of the city's largest housing sites within 1.5 km of the middle of the census area: Holt Town for 4,030 homes, to the east, and New Cross Zones B and C, part of Victoria North, for 3,000, neither with planning permission recorded. Victoria North as a whole, the council's joint scheme with a private developer, plans 15,000 homes over about 20 years around a 46-hectare City River Park.

Blocks that size are handed over floor by floor, often against a developer's date, and the crew size is set by the number of flats ready on the day. Ground-floor shops and offices in the same buildings are covered under cleaning a fit-out before opening.

Questions people ask

Anything else? Ring 07418 351088.

Do you do snagging cleans before handover in Ancoats?

Yes, once the snagging trades have finished in the flat. A new 1-bed usually takes 2 cleaners for 3 hours: £212 all in, and a whole floor is priced on the cleaner-hours it needs.

Can the crew clean exposed brick walls?

It vacuums the dust off with a brush head and wipes what will take a damp cloth. Walls are not washed, and paint splashes on brick may not come off.

Do I need to book the lift for the crew?

Usually, yes. Ask the managing agent or concierge to hold it for the crew's arrival and departure, and tell the office the floor and how the crew gets in.

How much notice do you need for an Ancoats flat?

About a week's notice is usually enough. Handover dates move, so tell the office as soon as the developer confirms one.
