Round M8 5RA in Crumpsall, 35.3% of homes with a recorded build date are older than 1900, and three conservation areas lie within 800 m of the middle of the ward. Complete After Builders cleans a 3-bed house here after a refurbishment for £332 all in.

Crumpsall in numbers

Victorian houses and Crumpsall's three conservation areas

Crumpsall Green, Crumpsall Lane and Hermitage Road are all conservation areas. In the statistical area round M8 5RA, 35.3% of homes with a recorded build date went up before 1900 and another 9.4% by 1918, so close to half are Victorian or Edwardian.

Houses that old have lath and plaster ceilings, cornices, panelled doors and sash boxes. When a ceiling is overboarded or a wall chased for cables, the old plaster comes out as a grey, very fine dust. It gets into the pulley boxes of the sashes, along the picture rails and down between the floorboards, and it is still settling the day after the trades leave.

The crew starts high and works down. It vacuums along the gaps in the boards before mopping, opens each sash that will move to clean the runners, and uses mild products on original glass. Paint flecks come off old panes only where they lift without scratching.

Flats and private lets in Crumpsall ward

At the 2021 Census, 31.4% of the ward's 6,022 households lived in a flat, 38.9% in a semi and 23.4% in a terrace. 38.2% rented privately and 44.8% owned their home.

With that many private lets, a lot of refurbishments end with a new tenant waiting. Manchester City Council licenses privately rented homes in selected areas and aims to process an application within six weeks, so check its list of covered areas before you plan the re-let. Recycle for Greater Manchester counts whatever the last tenant left, like the builders' waste, as business waste for the landlord to clear. Both need to be gone before the crew arrives: it moves no belongings and removes no waste.

North Manchester General Hospital and the next new homes in M8

The brownfield register lists land at North Manchester General Hospital for 550 homes, with no planning permission recorded, and the former Imperial pub on Delaunays Road for 35. Within the statistical area, only about 10 homes went up in 2015 or later. A newer layer, 24.5% from 1973 to 1999 and 12.8% from 2000 to 2014, sits between the older streets.

So for now the usual Crumpsall job is an older house after a new kitchen, a bathroom, a loft or a full refurbishment between owners. The newer homes clean faster: plain ceilings, no cornice, fewer ledges for dust to sit on.

Builders clean prices for a Crumpsall house

The price is £30 per cleaner-hour plus £32 for equipment and detergents, agreed before the day.

  • 3-bed house after a new kitchen and bathroom: 2 cleaners for 5 hours, £332 all in
  • 4-bed Victorian semi stripped and replastered throughout: 4 cleaners for 5 hours, £632
  • 1-bed flat after redecorating: 2 cleaners for 3 hours, £212

Replastering is what moves the price, because the dust reaches rooms the plasterer never touched. A dust clean after sanding and plastering has the method room by room, and the full price list has add-ons such as carpets.

The Reliance Street recycling centre (M40 3EZ) is shut for a rebuild, which matters if you are tipping your own DIY waste. Crews also work in Harpurhey and Moston to the east and over the Bury boundary in Prestwich (M25). Permit fees for the whole city are on after builders cleaning in Manchester.

Questions people ask

Anything else? Ring 07418 351088.

Do you clean sash windows in Crumpsall's conservation areas?

Yes: the glass on the inside, the frames, sills and runners, with mild products on old glass. Outside glass is an extra and is done only where it can be reached safely from inside or from the ground.

Can the crew clean upstairs while the builders finish downstairs?

No. Dust from the floor still being worked on rises up the stairs onto rooms already cleaned. Book once the trades have finished everywhere and their tools are out.

Where can I take my DIY rubble while Reliance Street is closed?

Recycle for Greater Manchester names Spring Vale, Arkwright Street and Ash Road as the nearest open sites, and Longley Lane in Sharston takes plasterboard you removed yourself. Rubble from a paid builder is business waste and leaves in the builder's skip.

How much notice should I give for a Crumpsall clean?

About a week is usually enough. Tell the office the day the trades finish and whether a tenant or a buyer is waiting.
