Victorian terraces and new blocks in Old Trafford
The council tax list for this part of M16 has 6,310 homes, and 1,690 of them date from 2015 or later. At the 2021 Census 41.5% of households in the area lived in a terrace and 47.9% in a flat, most of those in purpose-built blocks; 31.3% rented privately and 36.0% from a council or housing association. The Empress conservation area is within 800 m of M16 0PF, and so is Ordsall Hall, the grade I listed house across the ship canal in Salford.
A Victorian terrace that has had its plaster hacked off and redone leaves a coarse, gritty dust that settles in the floorboard gaps, on the stair treads and along the top of every door, and it keeps coming out of the gaps for a while after the first vacuum, so the crew goes over the floors twice. A new flat has the opposite problem: very fine dust, little of it visible, all through the kitchen units, the extractor and the window tracks. The page on getting plaster dust out of a home explains the difference.
Match days, event days and parking for the crew
Two Gorse Hill permit schemes apply on Old Trafford football match days, and five Old Trafford schemes are signed 'permit holders only past this point', with no marked bays, for events at Old Trafford and in some cases at Emirates Old Trafford. Event-day permits for residents are free and an event visitor permit costs £8. Check the fixture list before you pick a date, and tell the office if your street is inside one of the schemes.
On an ordinary day the van needs a free space or a visitor voucher, which in Trafford's permit zones is now a virtual voucher the resident switches on for the day. Where neither is possible, the council will consider a building works dispensation for a vehicle that has to be at the property, at £18.50 a day. Paid parking is passed on at cost.
The Civic Quarter, student lets and HMO rules
Trafford plans 4,000 homes in the 55 hectare Civic Quarter, among them Lumina Village, 639 homes opposite Lancashire Cricket Club, and 650 on the former Greater Manchester Police site. As blocks complete there will be handover cleans for buyers and for landlords furnishing flats to let: light dust, labels and film, plaster spots on the floors.
University Academy 92 is the reason Trafford gives for its borough-wide Article 4 Direction on small HMOs, so turning a terrace into a shared student house now needs planning permission. A house let to five or more people from more than one household needs a mandatory HMO licence, and the council asks for fire alarm, emergency lighting, gas and electrical certificates with the application. A landlord between tenants usually wants the clean after the decorator and before the photos; carpets are vacuumed as standard, and stained ones can be booked for carpet cleaning at the same visit.
What a builders clean costs in M16
A 2-bed flat after a new kitchen and bathroom usually takes 2 cleaners for 4 hours: £272 all in, at £30 per cleaner-hour plus £32 for equipment and detergents. A new-build 1-bed with light dust is 2 cleaners for 3 hours, £212. A 3-bed Victorian terrace replastered throughout needs 3 cleaners for 5 hours, £482. Each extra bathroom adds about an hour and a half of cleaner time. What a builders clean costs has the rest.
The builder clears the rubble. Chester Road recycling centre in Stretford refuses waste from paid trades, and a resident's own DIY rubble is limited to five sacks a visit. Skip, scaffold and permit fees are on after builders cleaning in Trafford. Across the canal to the north, Salford Quays comes under Salford City Council; Moss Side (M15) to the east is Manchester City Council's; and Stretford to the south is in Trafford, like Old Trafford.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Can the crew come on a match day?
Only if the van can park legally, which inside an event-day scheme means an £8 event visitor permit for the day. It is usually easier to pick a date with no fixture.
How long does a gutted Victorian terrace take?
A 3-bed terrace replastered throughout usually takes 3 cleaners for 5 hours, £482 all in. Send photos of each room and the office confirms the crew and hours.
Do you clean student houses between lets?
Yes, after any works are finished: tools, materials and rubbish out, water and power on. The crew does not move tenants' belongings, so empty the rooms you want cleaned fully.
Are new flats in the Civic Quarter cleaned differently?
The method is the same, top to bottom, but a new flat has less dust and more labels and film, so it usually takes fewer hours than a refit.
