Trafford is a borough of semis: 43.8% of households live in one and 69.6% own their home, so most builders cleans here follow an extension, a loft or a new kitchen. Complete After Builders cleans a 3-bed semi after a refurbishment in 2 cleaners for 5 hours: £332 all in.

Trafford in numbers

Semis, Victorian villas and new flats in Trafford

At the 2021 Census 43.8% of Trafford's 96,269 households lived in a semi, 20.8% in a terrace, 15.2% in a detached house and 20.2% in a flat. The mix shifts across the borough. Round Old Trafford, 29.5% of homes with a recorded build date are older than 1900 and 27.0% date from 2015 or later; round Hale, about three in four went up before 1940, and eight conservation areas lie within 800 m of WA14 1PH in Altrincham.

A 4-bed semi after a loft and a rear extension has dust in every room and up both flights of stairs, and usually takes 3 cleaners for 4 hours: £392 all in, at £30 per cleaner-hour plus £32 for equipment and detergents. A large Victorian house after a full refit has high rooms, cornices and long runs of skirting, so it gets a bigger crew. A new flat at handover needs the fine dust out of the units and the labels off the glass, with the lift and parking arranged through the managing agent first. The full price list has every size, grout haze and silicone smears covers new bathrooms, and outside window cleaning is an add-on.

New homes in the Civic Quarter, Stretford and Carrington

Places for Everyone, adopted in March 2024, sets Trafford a minimum of 19,077 new homes for 2022 to 2039. It allocates New Carrington for about 4,300 homes by 2039 and Timperley Wedge for about 2,500, 1,800 of them by 2039. The council's regeneration statement plans 4,000 homes in the 55 hectare Civic Quarter, including Lumina Village (639 homes opposite Lancashire Cricket Club) and 650 on the former Greater Manchester Police site. The Stretford Mall redevelopment includes about 600 homes, and Omnia, 52 homes on Lacy Street in Stretford (M32), was under way by September 2026. In Altrincham the executive agreed in October 2026 to put more than 100 homes on the car park site off Oakfield Road and Moss Lane, next to the Interchange.

For buyers and landlords that means handover cleans: a new house or flat that has never been lived in, with light dust, stickers and plaster spots. A new-build 3-bed usually takes 2 cleaners for 4 hours, £272. For developers, the crew cleans finished units only, with every trade out.

Working hours for building work in Trafford

Trafford's own construction advice recommends building work from 7.30am to 6pm Monday to Friday and 8am to 1pm on Saturday, with no work on Sundays or bank holidays apart from emergency or essential jobs. It asks contractors to tell the council six weeks before work starts, to write to neighbours with a contact name and number, and to keep dust down with water suppression and a dust management plan. Householders doing their own work are asked to avoid noise and dust in the evenings, on Sundays and on bank holidays.

The builders clean is the last job, once the noisy and dusty work has stopped for good. The crew needs the house to itself: tools, materials and rubbish out, and nobody due back to cut a tile or sand a door. About a week's notice is usually enough, with Fridays and weekends filling first.

Skip, scaffold and parking permits in Trafford

Only a skip hire company can apply for a Trafford skip permit, by emailing the One Trafford streetworks team at least two working days before the skip arrives. Each permit is £49.35 for up to 28 days, and skips are not allowed on major or traffic-sensitive roads. Scaffolding, hoardings, cranes and access platforms on the road need a permit three working days ahead: £176.40 for scaffolding and £180.26 for a hoarding, each covering 1 to 28 days, with at least £5 million of public liability cover.

For the crew's van in a residents' permit zone, the easiest answer is a visitor voucher; visitor permits cost £13.50 for 25, and Trafford is moving them to virtual vouchers that the resident activates in a PermitSmarti account for the day. Where the van has to sit outside the house, a dispensation for building works costs £18.50 per vehicle per day with three days' notice. Near the stadiums, the Gorse Hill and Old Trafford event-day schemes restrict parking on match and event days, so tell the office if your street has one. Paid parking is passed on at cost.

Bulky items, recycling centres and builders' waste

If you took the old kitchen out yourself, Trafford's bulky collection will take a bath, a toilet and cistern (washed out first), a sink, worktops, internal doors, laminate in bundles of up to eight planks and tied lengths of skirting, from £44.10 for up to five items. It will not take bricks, rubble, tiles, soil, insulation or asbestos. Trafford's two recycling centres, Chester Road in Stretford (M32 9AU) and Woodhouse Lane in Altrincham (WA14 5TB), are free to Greater Manchester residents, but neither appears on the list of sites taking residents' plasterboard, and a household's DIY hardcore is capped at five rubble sacks a visit.

Waste from a builder or any other paid tradesperson is business waste and both centres refuse it. Trafford expects it to go through a licensed carrier under a trade refuse agreement, with the disposal records kept for two years. The crew does not remove rubble or materials, so make sure the builder's price includes clearing them.

Conservation areas, Article 4 and HMO licences in Trafford

Trafford's conservation areas run from Bowdon, The Downs and Ashley Heath to Hale Station, South Hale, Brogden Grove, Longford, Empress, Linotype, Flixton and Dunham Town. Inside one, a house extension, a dormer window or stone cladding needs a planning application, and all work to trees must be notified to the council. Heritage Article 4 Directions cover the Linotype conservation area, parts of The Downs, and Trafford Grove and Radnor Street in Stretford, so new windows, doors, roofs or porches there are likely to need permission. On houses like these the crew cleans original glass, tiled floors and joinery gently and says on the day what will not come off.

A borough-wide Article 4 Direction means turning a family house into a small HMO needs planning permission, brought in because of University Academy 92. A larger HMO with five or more people from more than one household needs a mandatory licence: £1,012 on application for up to six bedrooms and £211 more when it is granted.

Trafford builders clean questions

Anything else? Ring 07418 351088.

What hours can builders work in Trafford?

Trafford recommends 7.30am to 6pm on weekdays and 8am to 1pm on Saturdays, with no work on Sundays or bank holidays except emergency or essential jobs.

Do I need a visitor permit for the crew's van?

In a residents' permit zone, yes: activate a visitor voucher for the day. Outside a zone, a free space near the door is enough.

Can my builder take the old plasterboard to Chester Road?

No. Neither Trafford recycling centre takes plasterboard, and plasterboard removed by a paid trade is refused at every centre in Greater Manchester. It goes in the builder's skip or with a licensed carrier.

Does a new-build house need a builders clean?

Usually a light one: dust inside the units and wardrobes, labels on the windows and plaster spots on the floor. A new 3-bed with light dust is £272 all in.
