New-build flats and handover cleans in M50
The council tax list for this part of the Quays has 5,790 homes. Of those with a recorded build date, 57.6% are from 2015 or later and 32.9% from 2000 to 2014, and 93.5% of households in Quays ward live in a purpose-built block. No conservation area reaches within 800 m of the middle of the ward. So the usual job here is a flat that has never been lived in, or one that has just had its first refit.
A handover clean on a new flat deals with light, fine dust in awkward places: inside the kitchen units and the extractor hood, on the tops of the door frames, in the sliding door track to the balcony and along the window sills. There are labels on the glazing and the oven door, film on the handles and plaster spots on the floor. A balcony is swept, and the inside of the balcony doors and windows is cleaned with the rest of the glass. If the flat has floor-to-ceiling glazing, send a photo of it; the page on window cleaning after the builders explains what can be reached and what is an add-on.
Rented flats between tenants
78.4% of households in Quays ward rent privately, so a lot of builders cleans here are landlords and agents getting a flat ready to let after a repaint, a new kitchen or new flooring. The deadline is usually a tenant moving in, so give the office the date the decorator finishes and the date of the first viewing.
Salford counts whatever the last tenant leaves in the flat as commercial waste that the landlord must clear, and a flat let on Airbnb or as a holiday let counts as a business, which needs a commercial waste contract or a licensed carrier however few nights it is let. The crew does not take furniture, bags or builders' offcuts away, so clear them before the clean. If the carpets in a rented flat sat under the dust for weeks, carpets that sat under the dust can be cleaned at the same visit.
MediaCity and the Quays: the homes still to come
Salford adopted its MediaCity/Quayside Regeneration Framework in March 2024, with plans that include 3,000 new homes and a Living Hub zone for homes, businesses and local shops. Places for Everyone identifies land for about 12,200 new homes in the Quays as a whole, counting the Trafford side of the water as well as Salford's.
For a developer handing over a block, the crew cleans finished flats only: every trade out of the flat, water and power on, lights working. Cleaning while the fitters are still working in the next flat along brings dust back through the corridor. Offices, studios and shops fitting out round the Quays are priced the same way as homes; a unit of 50 to 100 m² after a fit-out usually takes 2 cleaners for 5 hours, £332, and a builders clean for offices and shops has more on fit-outs.
Access, parking and prices at the Quays
Blocks with a concierge or a managing agent often let contractors use the lift or the loading bay only at booked times. Tell the office the building's rules, the fob arrangements and where the bin store is when it calls, and the crew's arrival is set to fit. Salford's trades dispensation does not cover pay and display bays or car parks, so the crew needs a visitor space in the building's car park if there is one; otherwise paid parking is passed on at cost.
A new 1-bed flat with light dust usually takes 2 cleaners for 3 hours: £212 all in, at £30 per cleaner-hour plus £32 for equipment and detergents. A 2-bed flat after a new kitchen and bathroom is 2 cleaners for 4 hours, £272, and a 3-bed duplex after a full refit 3 cleaners for 5 hours, £482. The full price list covers every size. Skip and scaffold rules for the city are on the rest of Salford; across the canal, Old Trafford is in Trafford, with Trafford Council's own permits, and Eccles (M30) lies to the west.

Can you clean several new flats in the same block?
Yes. Send the list of flats with photos or floor plans and the office sets the crew size and hours. Each flat must be finished, with the trades out, before the crew starts on it.
Our building only allows contractors at booked times. Is that a problem?
No. Give the office the lift or loading bay slot and any induction rules when it calls, and the crew arrives at that time.
Is the balcony included?
The balcony is swept and the inside of the balcony doors and windows is cleaned. Outside glass is an extra, done only where it can be reached safely from inside or the ground, and the jet wash add-on is for patios and paths.
How far ahead should I book a handover clean?
About a week's notice is usually enough, and Fridays and weekends go first. Book once the developer or builder has given you a firm completion date.
