More than half of Sydenham's homes were built before 1919, including the Gothic Revival villas of Jews Walk, and Complete After Builders cleans them after the builders leave from £212 all in. A 4-bed villa after a refurbishment usually comes to £392.

Sydenham in numbers

Gothic Revival villas in Sydenham Park and Jews Walk

Council Tax records for the streets around Sydenham put 40.9% of homes with a recorded build date as built before 1900 and another 15.7% between 1900 and 1918. Two of the conservation areas nearby were designated in 1973. Sydenham Park was built in stages through the second half of the 19th century as a mix of detached, semi-detached and terraced houses in yellow London stock brick with stucco dressings, plaster decoration and slate roofs. Jews Walk is a street of Gothic Revival semi-detached villas in red brick patterned with darker diapers, with stone dressings, mullioned casement windows and steep slate roofs.

Mullioned casements have many small panes and deep reveals, and plaster dust collects on every glazing bar and stone sill. The crew cleans each pane and frame inside, lifts paint flecks where they come off cleanly and leaves any that would mean scratching the glass. Plaster decoration on the ceilings gets a soft brush first. A 4-bed villa after a standard refurbishment is 3 cleaners for 4 hours: £392 all in; stripped back and replastered throughout, it is nearer 4 cleaners for 5 hours, £632.

Terraces, conversions and part-house jobs

In Sydenham ward 24.5% of households live in terraced houses, 19.7% in flats inside converted houses and 39.6% in purpose-built flats; 34.0% rent from a social landlord (Census 2021). Part of a house can be cleaned on its own: a new kitchen extension and the room beside it, or one finished floor while the rest waits for a second phase.

That is fine as long as the part we clean is finished and closed off from the rest. A kitchen and one room usually takes 2 cleaners for 3 hours: £212 all in, and the crew uses any spare time on the next room. In a new kitchen the crew cleans every empty cupboard and drawer inside and out, the worktops, splashback, sink and taps and the outside of each appliance; see kitchen and bathroom cleaning for what else can be added.

New homes and the three-borough postcode

The council's brownfield register lists sites for new homes nearby, nearly all small, and only 2.8% of homes in the area date from 2015 or later.

SE26 is split between Lewisham, Bromley and Southwark. The Bromley side runs into Penge and Crystal Palace Park, so a Cator Road or Penge High Street address follows Bromley's rules for skips and parking. Lewisham's licences and Landmann Way rules are on Lewisham; neighbouring pages cover builders cleans in Penge, Crystal Palace (SE19) and Forest Hill (SE23).

Scaffolds, sofas and getting the timing right

Roof and chimney work on a tall villa usually means a scaffold, and in Lewisham a scaffold licence runs for three months at £383 plus a £103 inspection. Book the clean for after the scaffold comes down: striking it drops grit on sills and through any open window.

Sofas and mattresses left in the house during the works hold fine dust deep in the fabric; cleaning a dusty sofa is an add-on, £57 for a two-seat sofa and £35 a mattress. About a week's notice is usually enough, and every total is on the full price list.

Sydenham builders clean questions

Anything else? Ring 07418 351088.

Can you clean one floor now and the rest after the second phase?

Yes. The finished floor must be closed off from the works, and the second clean is booked once the builders are done. Each visit is priced on its own hours.

Do you clean leaded or mullioned windows?

Yes, inside: each pane, the glazing bars, frames and sills. The outside is extra, and the crew does it only where a pane is safe to reach from indoors or at ground level.

Our address is on the Bromley side of SE26. Do you come there?

We do. Bromley sets the parking and skip rules there, so give the office the full address; the clean itself does not change.
