Railway-age villas in the Forest Hill conservation area
The railway reached Forest Hill in 1839, and most of the streets in the conservation area went up between 1840 and 1900. At 45 hectares it is the fifth largest conservation area in Lewisham, designated in 1976 and extended in 1994 and 2010, and it takes in the Horniman gardens, the listed library, Louise House and Holy Trinity school on Dartmouth Road and the inter-war houses of Thorpewood Avenue. An Article 4 direction protects the architectural features.
Council Tax records put 37.9% of homes around Forest Hill with a recorded build date as built before 1900 and 18.4% between the wars. In Forest Hill ward 14.4% of households live in semis, a little above the Lewisham figure of 13.0%, and 5.7% in detached houses, nearly twice the borough's 3.0%; 50.1% own their home (Census 2021). Big houses with tall rooms take longer: dust from a loft conversion comes down two flights onto every banister, door top and landing, and from the hall it drifts into the reception rooms. The crew starts at the top, dusts each floor twice and finishes on the ground floor.
Ted Christmas houses in Perry Vale
Perry Vale and the Christmas Estate became a conservation area in January 2019. It is a large group of Edwardian-style houses by the local builder E.C. (Ted) Christmas (1897 to 1936), a trained joiner known for decorative woodwork on the outside of his houses, and a non-immediate Article 4 direction has applied from 24 April 2020. With the fronts protected, refurbishments tend to happen behind them, in lofts, rear extensions, kitchens and bathrooms.
A 4-bed semi after a loft conversion and a new shower room is usually 3 cleaners for 4 hours: £392 all in. If it is a full renovation, with rewiring, replastering and sanded floors, it becomes 4 cleaners for 5 hours for £632. A 2-bed flat in a converted villa after a refurbishment is 2 cleaners for 4 hours, £272.
Parking, skips and the SE23 border
Lewisham's list of controlled zones has none named for Forest Hill or Perry Vale, and the nearby Honor Oak and Ravensbourne Park zones run only 9am to 5pm on weekdays; the signs at the entry to each zone give the hours. On the steeper roads it helps if a driveway is free for the van. Lewisham does not allow a skip on yellow lines or at a corner, so on narrow hill streets the builder may need a bay suspension; either way the skip should be full and the house empty of rubble before we clean.
SE23 also crosses into Southwark: Dulwich Wood and Peckham Rye wards share the postcode, and their council's rules apply there. Nearby pages cover Dulwich and builders cleans in Sydenham, and Lewisham's skip and waste rules sit on after builders cleaning in Lewisham.
New flats on the Sydenham Hill estate
The council's brownfield register lists sites for new homes nearby, most of them small. On the Sydenham Hill estate the City of London Corporation started building 110 social homes at Mais House and Otto Close in December 2023. Handovers here are a few flats at a time, cleaned like any new flat: dust inside the units, labels on the glass, grout haze in the bathroom.
Once the dust is gone, new carpets often still carry a grey film from the sanding; carpet cleaning after building work is an add-on from £36 a bedroom, and outside window cleaning is priced by house size, from £66. All totals are on what a builders clean costs.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Our house is on three floors with two bathrooms. How many cleaners come?
For a 4-bed after a standard refurbishment the office usually sends 3 cleaners for 4 hours; bigger houses get a bigger crew before they get longer hours. Each extra bathroom adds roughly ninety minutes of cleaner time.
Is the new loft room and its eaves storage cleaned too?
Yes. The loft room gets the same top-to-bottom clean as the rest of the house, and eaves cupboards are cleaned inside once they are empty and safe to reach.
Do you clean on the Southwark side of SE23?
Yes. Tell the office the full address, because parking and skip rules belong to Southwark there.
Is the inside of the new kitchen cupboards included?
Yes, once they are empty: cupboards and drawers inside and out, worktops, splashback, sink and taps. Inside the oven or another appliance is extra.
