Peckham's homes are older than Rye Lane's shopfronts suggest: of the homes with a recorded build date in the council tax figures for the area, 59.7% were built before 1900. Complete After Builders cleans a 2-bed Peckham flat after a refurbishment with 2 cleaners for 4 hours: £272 all in.

Peckham in numbers

Victorian conversions, Holly Grove and Peckham Hill Street

Peckham grew fast once Peckham Rye station opened in 1867, and Southwark's Holly Grove appraisal dates the rush of terraces and semi-detached houses to the years after 1870. Many of those houses are flats now. At the 2021 Census 66.7% of households in Rye Lane ward lived in flats, and 17.9% of all households lived in a flat in a converted or shared house, against 22.6% in terraced houses.

Six conservation areas lie within 800 metres of the middle of Rye Lane ward. Holly Grove, first designated on 6 September 1971, keeps substantial terraces and paired villas of the 1820s to 1840s facing the green strip called The Shrubbery. Peckham Hill Street, designated on 18 October 2011, is a group of early and mid 19th century yellow-brick terraces and semi-detached pairs tied to the line of the old Grand Surrey Canal. All 74 listed buildings within the same 800 metres are Grade II, the station among them.

In a refurbished flat in a converted house, the crew carries its kit up a shared stair, works round the neighbours' front doors and takes the plaster dust out of old cornices, sash boxes and the gaps between floorboards. Fine dust keeps drifting down from old ceilings after drilling, so the crew dusts the high ledges twice; a dust clean after sanding and plastering explains the order.

Rye Lane shopfronts and the new flats behind them

Rye Lane Peckham conservation area, designated on 18 October 2011, is the town's commercial core round Rye Lane, Peckham High Street and Peckham Hill Street, with shopfronts from the 18th century to the mid 20th. A shop or cafe refitted there needs a clean before it opens: that is cleaning a fit-out before opening, at £30 per cleaner-hour plus £32.

New homes come in smaller pieces than at the Elephant, and the council's brownfield register lists sites for new homes nearby. Handover cleans in new blocks mean film off the glazing, fine dust inside every kitchen unit and grout haze on new wall tiles.

Parking zones and rubbish rules in SE15

The controlled hours change from street to street. Zone B round the centre runs Monday to Saturday from 8.30am to 6.30pm, while Peckham West (PW) is controlled only from 9am to 11am and Queens Road (QR) only from 1pm to 3pm on weekdays. In PW or QR the van needs a permit for those two hours and nothing else; in B it needs one all day, or a space off the street. Paid parking is passed on at cost.

The council's tip is in SE15 itself, on Devon Street, but it turns away rubble from rented homes and from businesses. Peckham and Rye Lane wards are also in Southwark's selective licensing area until 31 October 2028, so a landlord getting a flat ready to let after works has the waste and the licence to sort; the builder or a licensed carrier takes the rubble, and the crew starts once it has gone. Part of SE15 is in Lewisham, so near New Cross check which council's rules apply.

Builders clean prices for Peckham flats and houses

A 2-bed flat after a refurbishment usually takes 2 cleaners for 4 hours: £272 all in. After redecorating only it can be 2 cleaners for 3 hours, £212. A 3-bed Victorian terrace after a refurbishment takes 2 cleaners for 5 hours, £332, and a new kitchen and bathroom on their own count as rooms only, £212. Each bathroom beyond the first adds about an hour and a half. The sum is £30 per cleaner-hour plus £32 for equipment and detergents; what a builders clean costs has every size.

West along Peckham Road the crews work in Camberwell, and south past Peckham Rye in builders cleans in Dulwich. Skip, scaffold and bay fees for the rest of Southwark are on the borough page.

What a builders clean costs here

CleanersHours£30£32 kit

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Peckham builders clean questions

Anything else? Ring 07418 351088.

Can you clean a flat in a converted house with a shared stair?

Yes. Tell the office which floor the flat is on, because the crew carries its kit up by hand. If the shared hall needs cleaning too, say so when you book so the hours include it.

We are in zone PW. When does the crew need a permit?

Only from 9am to 11am on weekdays. Outside those hours the van can park in the zone without one.

Can I take the rubble from my rented flat to Devon Street?

No. The council's centre refuses waste from rented properties, so the builder or a licensed waste carrier takes it before the clean.

Can the carpets be cleaned after the works?

Yes, as an add-on: £36 for a bedroom and £43 for a living room. Carpets left down under dust sheets still hold fine dust; see carpet cleaning.
