Telegraph Hill and Hatcham were both built on Haberdashers' Company land to the Company's strict rules, and Complete After Builders cleans their terraces, and the newer New Cross blocks round them, after building work from £212 all in.

New Cross in numbers

Telegraph Hill and Hatcham: terraces built to the Haberdashers' rules

Both conservation areas were designated in 1990, and both carry an Article 4 direction to keep their architectural features. Telegraph Hill takes its name from a semaphore station set up in 1795 to pass messages between the Admiralty and the fleet; its houses went up from 1871, built to strict guidelines the Worshipful Company of Haberdashers set for a middle-class estate. In Hatcham the Haberdashers allowed terraces to strict specifications after the old manor house was pulled down in the 1840s. Along New Cross Road the bigger buildings were houses first, and shops were built later in their front gardens.

Houses of that age and standard usually have tall rooms, plaster cornices and long runs of skirting, and a renovation in one of them fills every room with fine dust. The crew works from the ceilings down: cornice and picture rail first, then doors, frames, radiators and switches, then the skirting; the floors come last, after a second dusting. A 3-bed terrace after a full renovation, with replastering and a new bathroom, is usually 3 cleaners for 5 hours: £482 all in. After a lighter refurbishment it is 2 cleaners for 5 hours, £332.

Homes from the 1970s onwards, and the next ones

Most New Cross homes are younger than the conservation areas suggest. Council Tax records for the area put 35.3% of homes with a recorded build date as built between 1973 and 1999, 20.4% between 1945 and 1972 and 19.2% in 2015 or later; only 6.7% are older than 1900.

The council's brownfield register lists sites for new homes nearby. On Achilles Street, off New Cross Road, Lewisham's planning committee approved the council's plan for 278 homes, 122 of them for social rent, in December 2025. The London Plan groups New Cross with Lewisham and Catford as one opportunity area.

For a newer flat a common job is a refit: kitchen, bathroom, flooring. A 1-bed after a refit takes 2 cleaners for 3 hours, £212, with the time going on dust inside the units and on adhesive and grout haze, lifted where they will come off. Haze across a whole new tiled floor is the hard floor deep clean, an extra at £6 a m²; see grout residue on new floors.

Waste, parking and the SE14 border

Lewisham's reuse and recycling centre is here, on Landmann Way, but it is for residents' own DIY loads in small amounts. It turns away trade waste, including rubbish a contractor clears for you, and takes no plasterboard, so the builder's skip or a licensed carrier has to clear the house before the crew can start. More on the rules is on the rest of Lewisham.

SE14 is shared with Southwark: Nunhead & Queen's Road ward sits under the other council, so check whose parking and skip rules apply on your street. If the street is in a Lewisham zone, a visitor e-voucher covers the crew's van. Next door, builders cleans in Deptford cover the High Street and the river, and to the west is Peckham (SE15). For heavy sanding dust see construction dust cleaning; every total is on our prices.

What a builders clean costs here

CleanersHours£30£32 kit

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Anything else? Ring 07418 351088.

Can I take my renovation waste to Landmann Way myself?

Only small DIY amounts: the centre limits residents to four visits in four weeks with two 50-litre bags or one large item each time, and it refuses plasterboard. A skip or a licensed carrier is the realistic route for a renovation.

Do you clean shared houses after a refurbishment?

Yes. Tell the office how many bathrooms and kitchens there are, because each extra bathroom adds about an hour and a half of cleaner time, and say whether any rooms are occupied.

How soon after the plasterer can the crew come?

Once the plaster is dry, the decorating is finished and all trades are out. Fine dust keeps settling for a while, so leave a day after the last sanding if you can.
