Terraced houses are the commonest home in Barking and Dagenham, many of them on the 1920s and 1930s Becontree estate. Complete After Builders cleans them, and the new flats at Barking Riverside, after the works: a 3-bed terrace after a refurbishment usually takes 2 cleaners for 5 hours, £332 all in.

Barking and Dagenham in numbers

Becontree terraces and the rest of the housing stock

At the 2021 Census 41.6% of the borough's households lived in terraced houses, 31.1% in flats, 22.1% in semis and 5.1% in detached houses; 42.4% owned their home, 31.5% rented socially and 24.2% privately. Much of that stock is the London County Council's Becontree estate, begun in 1921, which had 25,736 dwellings and 115,652 residents by 1938, mostly small two-storey houses built as short terraces. In the local statistics area round Valence ward, 87.9% of the homes with a recorded build date are from 1919 to 1939 (Council Tax stock, March 2025).

A Becontree house is compact, so a kitchen extension or a loft dusts the whole of it. The crew starts in the bedrooms, does the stairs and landing twice and finishes in the kitchen. A 2-bed flat after a refurbishment usually takes 2 cleaners for 4 hours, £272; a 3-bed with a new kitchen and bathroom 2 cleaners for 5 hours, £332, all in. Essex & Suffolk Water supplies most of the borough, and its Dagenham zone averaged 287.9 mg/l hardness in 2025, so new taps and screens pick up scale quickly once the trades have used them.

Building work hours in Barking and Dagenham

The council says construction work should run only from 8am to 6pm on weekdays and 8am to 1pm on Saturdays, with none on Sundays or bank holidays, and residents can report work outside those hours through an online noise form. It handles complaints as statutory nuisance under the Environmental Protection Act 1990 and sets no fixed noise level, judging each case on how long, how often and how badly it affects people.

Book the crew for after the last noisy, dusty trade has finished, with tools and materials out and water and power on. About a week's notice is usually enough; Fridays and weekends go first.

Skips, scaffolds and parking bays in Barking and Dagenham

Householders cannot apply for a skip permit here. Every skip on the road needs its own permit, and permits go only to skip firms registered with the council, which costs them £390.29 and needs a waste carrier licence. A scaffold licence is £1,067.06 for each three months plus £30.10 per linear metre, a hoarding £1,067.06 plus £73.70 per 10 metres, and leaving materials on the highway £73.70 per two weeks, with no mixing of cement or mortar on the road.

For parking, a suspended bay costs £154.80 a day or £463.60 a week plus a £33.90 administration charge, with five working days' notice. Builders' vans can instead use a waiver for resident or shared-use bays, £39.20 to £66.50 a day depending on emissions. The cleaning crew needs a resident's visitor permit inside a controlled zone: £1.40 for four hours or £3.70 for a day, bought online by the household. We ask for a free space or a permit; paid parking is passed on at cost.

Builders' waste and the Frizlands Lane tip

The crew does not remove rubble or old fittings. The borough's tip, Frizlands Lane Reuse and Recycling Centre on Rainham Road North (RM10 7HX), opens 7.30am to 4.30pm on weekdays and until 4pm at weekends. Small vans may use it; vans over 3.5 tonnes go to Jenkins Lane in Newham, and Luton vans, flatbeds, tail-lift vans and tippers are barred from every centre. The East London Waste Authority treats rubble, plasterboard, flooring, kitchen units, sanitaryware, windows and doors from a resident's own building or DIY work as restricted waste: residents book, use their own borough's centre and are limited to four visits and four bulky items or 400 litres in four weeks. Waste from a builder or other paid trade is commercial waste, which is always charged, as is waste produced by landlords.

In practice that means a skip or a licensed waste carrier for most building jobs, cleared before the clean.

Conservation areas and the Becontree Article 4

The borough has only four conservation areas: Abbey and Barking Town Centre, Abbey Road Riverside, the Chadwell Heath Anti-aircraft Gun Site and Dagenham Village. In November 2025 the Cabinet approved two Article 4 directions for the Becontree estate, removing permitted development rights for porches on every house and for side and roof alterations on corner blocks, with the start date on the council site. A borough-wide direction from 22 February 2022 already requires permission to add storeys to houses. Planning and building control are run for the council by Be First, its regeneration company.

Landlords should also know that selective licensing has covered single-household lets borough-wide from 6 April 2025, and additional HMO licensing from 9 January 2025.

Barking Riverside and other new homes

Barking Riverside, on the site of the old Barking Power Station, is planned for up to 20,000 homes and about 50,000 residents, built by a joint venture of L&Q and the Mayor of London, and the London Plan set the borough a target of 19,440 new homes for 2019/20 to 2028/29. New-build handovers there and around Creekmouth (IG11) mean labels off the glazing, film off the kitchen doors and grout haze in the bathrooms (window cleaning after the builders covers the glass).

The interwar streets of Chadwell Heath and Rush Green (RM7) see mostly refurbishment work, and for those the method is on getting plaster dust out of a home. Our prices give every size.

Questions people ask

Anything else? Ring 07418 351088.

How much is an after builders clean in Barking and Dagenham?

From £212 all in, for two cleaners for three hours. The price is £30 per cleaner-hour plus £32 for equipment and detergents; a 3-bed house after a refurbishment usually comes to £332.

Does the crew need a visitor permit?

Inside a controlled parking zone, yes. A resident buys a one-day virtual permit online, and only the household can buy it.

Will the crew take the rubble to Frizlands Lane?

No. Rubble, plasterboard offcuts and old units are restricted or commercial waste at the tip and must be cleared by the builder or a licensed waste carrier before the clean.

Do you clean new flats at Barking Riverside?

Yes, for buyers, landlords and developers. Send the block and flat number and any arrival rules from the managing agent when you book.

Can the crew start while the builder finishes the garden?

Best not. The crew cleans once every trade has finished, and builders walking through from the garden bring the dust back in. Gardens and outside areas are not part of the builders clean.
