Goodmayes terraces after a kitchen extension or loft conversion
The streets either side of Goodmayes Lane were laid out by A. Cameron Corbett at the end of the 1890s as long, straight rows of narrow-fronted two-storey terraces, and his estates prompted the opening of Goodmayes station. The neighbourhood sits between Seven Kings and Ilford to the west and Chadwell Heath to the east. The Valuation Office figures for March 2025 still read like that history: of the homes here with a recorded build date, 41.7% predate 1919 and another 27.8% are from between the wars, and only 50 of the 2,660 were added from 2015 on. At the 2021 Census 36.6% of Goodmayes ward households lived in terraced houses.
In a house that narrow the dust has one route, down the single staircase, so the crew does the loft room first, then the landing, the stairs and the hall, and the new kitchen at the back last. Fine plaster dust lies on the top of every door, on the bay window board and in the gap behind radiators; a second pass catches what settles while the first room is being finished. A rear kitchen extension adds new units, worktops and a splashback, which is where most of the hours go in cleaning a new kitchen or bathroom: cupboards inside and out once emptied, and grout haze off the tiles.
A typical 3-bed terrace after a refurbishment takes 2 cleaners for 5 hours: £332 all in. A third bathroom adds roughly an hour and a half of cleaner time.
The Bungalow Estate conservation area and its Article 4 rules
West of Goodmayes Lane, between Green Lane, Water Lane and Dawlish Drive, is something unusual for east London: a grid of 1920s bungalows built by William Henry Knox on the old Goodmayes Farm. The council designated it as the Mayfield conservation area in October 1991 and renamed it the Bungalow Estate in 2014. Its gables, finials, bays and oriel windows are mostly original, and an Article 4 direction means replacement windows, doors, porches and roof changes need planning permission.
The usual project here is a roof extension, which the council steers with its own design guide. That changes the clean: there is one level of rooms under the new staircase, and every one of them gets the loft's dust. We clean the new room top to bottom, then work through the bungalow from the hall outwards. Old oriel glass and painted frames are cleaned by hand with soft cloths, and the crew tells you before it touches anything that looks fragile.
Getting a Goodmayes rental ready to let
Renting is close to half of Goodmayes. In 2021, 42.7% of ward households rented privately, against 30.4% across Redbridge, and 11.4% of households live in flats carved out of houses. Goodmayes ward is inside the council's selective licensing Scheme 4, in force from 8 April 2024, so most private lets there need a licence.
On a landlord's refurbishment, the East London Waste Authority treats waste produced by a landlord as commercial, and the Chigwell Road site will not take it, so the builder needs a registered carrier and a clear house before we arrive. A 2-bed converted flat after a refurbishment is usually 2 cleaners for 4 hours, £272 all in, and carpets that sat under the dust can be cleaned on the same visit from £36 a bedroom.
Parking the crew in the Goodmayes permit zone
Goodmayes has its own lettered permit zone, Goodmayes A, with the restricted hours shown on signs at the zone entrances. The crew is on site for several hours, so it needs a visitor permit, which only the resident can buy: ten one-day scratch cards for £17.50, sent by post. Order them when you book with us, because the post can take a fortnight. Then text the office the bay or driveway the van can use. Full rates and the job sizes are on the full price list, and builders cleans across the rest of Redbridge follow the same booking steps.

How long does a builders clean take in a Goodmayes terraced house?
A 3-bed terrace after a refurbishment usually takes 2 cleaners for 5 hours; a lighter job after decorating only is often 2 cleaners for 4 hours (£272). The office confirms the crew and hours from your photos.
Can you clean a bungalow on the Bungalow Estate after a loft conversion?
Yes, once the roofers and plasterers have finished and taken their materials away. The crew starts in the new loft room and works down and outwards, because every room on the ground floor collects the dust from the staircase.
Do you clean inside the oven and the fridge?
Appliances are wiped outside as part of the builders clean. Cleaning inside an oven or fridge is extra; switch the fridge off and defrost it the day before.
How soon can a crew come to Goodmayes?
About a week's notice is usually enough. Friday and weekend dates go first, so book as soon as the builders give you a finish date.
