Six in ten Redbridge homes were built before 1940, so after a refit the plaster dust sits on picture rails, coving and bay window boards. Complete After Builders sends 2 cleaners for 5 hours to a typical 3-bed semi after a refurbishment: £332 all in.

Redbridge in numbers

Redbridge housing: Edwardian terraces, 1930s semis and new flats

The Valuation Office count for March 2025 gives 108,080 homes: 26.8% from before 1919, 34.3% from between the wars (24.3% in the 1930s alone) and just 11.9% from 2000 or later. The 2021 Census puts 33.6% of households in flats (25.4% of all households in purpose-built blocks), with terraces at 32.3% and semis at 27.0%.

In the long terraced streets of Ilford and Goodmayes a knocked-through kitchen or a loft conversion sends fine dust onto picture rails, into the curve of every bay and along the top of each door, so the crew starts at the ceiling and works down. The bigger semis and detached houses of Woodford (IG8) tend to get side and rear extensions; the dust rides through the house on shoes, and the stair carpet takes as long as the new kitchen.

If the walls were sanded, ask about a dust clean after sanding and plastering: the crew dusts every surface more than once, because the finest plaster dust floats for hours and lands again.

Noisy work hours in Redbridge and when to book the clean

Redbridge Council allows noisy building work from 8am to 6pm Monday to Friday and from 8am to 2pm on Saturday, and none on Sundays or bank holidays. An officer is sent once three confirmed reports about the same address come in within seven days.

Sanding, tile cutting and the last coat of filler all happen inside those hours, and the clean has to come after the last of it. Book us once the dust-making work has stopped and the trades have taken their tools; about a week's notice is usually enough, and Friday and weekend slots go first. If the decorator is coming back to finish a snag, tell the office when it rings to confirm: a crew that cleans before the final sanding is a crew you pay twice.

Skip, scaffold and bay suspension fees in Redbridge

These are the council's highway charges as listed on its licence portal in October 2026.

LicenceRedbridge charge
Skip on the road£260 for 14 days (including a £125 inspection fee); £161 for each 14-day renewal, two renewals at most
Scaffold or hoarding£129.17 a metre for the first month, minimum £775, plus a £280 inspection fee and a refundable £100-a-metre bond: £1,655.02 at least
Parking bay suspension£55 per 5 metre space per day plus a £55 administration fee
Single yellow line dispensation£27 per space per day or £67 a week, plus £55 administration

A skip licence needs at least seven days and the skip must not go out before it is issued. On our side, the skip and the rubble in it have to be gone before the crew arrives. A hallway stacked with plasterboard offcuts cannot be cleaned. If the scaffold is still up, the inside of the glass is cleaned as normal and the outside waits until it comes down.

Rubble and plasterboard at Chigwell Road

A resident's own DIY building waste goes to the Chigwell Road Reuse and Recycling Centre in Woodford Bridge (IG8 8PP). Rubble, plasterboard, tiles, bathroom suites, kitchen units, doors, windows and flooring all count as restricted waste there, so a resident books a slot, shows a council tax bill or driving licence, and may bring 1,000 kg a year. Vans and trailers need a booking and the V5C logbook. Luton, tail-lift and tipper vans are refused, and number plate cameras are used to keep professional builders out, so waste from a builder's job leaves with the builder.

Landlords should read the East London Waste Authority's terms: waste produced by a landlord counts as commercial and Chigwell Road will not take it. On a refurbishment before a let, the builder needs a registered waste carrier. The council warns that a householder who pays someone without a carrier's licence can be held responsible if the load is later dumped.

Parking the crew in a Redbridge permit zone

In a Redbridge permit zone a trade vehicle needs a permit once it stays longer than loading or unloading takes, and trades cannot buy one. The resident buys visitor permits instead: one-day scratch cards at £17.50 for a pack of ten, up to five packs a rolling month, posted within 10 working days. Order them when you book; a crew is on site for most of a day.

Eastern Avenue, Woodford Avenue, Southend Road, Chigwell Road and the North Circular are TfL red routes, where TfL sets the stopping and loading rules. On a street with no bays, tell the office: a driveway or a nearby permit bay with a visitor scratch card usually works.

Conservation areas, basements and new homes in Redbridge

Redbridge has 16 conservation areas, among them Wanstead Village, Snaresbrook, South Woodford, Woodford Green and Woodford Wells, and Woodford Bridge. Article 4 directions in the Aldersbrook and Lake House Estate and the Bungalow Estate areas mean new porches, replacement windows and doors, roof coverings and outside painting need planning permission. Original sashes and front doors survive because of it, and the crew treats them gently: paint spots come off old glass where they will, and soft putty is left alone. Around Wanstead's Aldersbrook estate that care takes much of the day.

Basements are limited by Local Plan policy LP31 to one storey, no deeper than half the rear garden, with a Basement Impact Assessment. A basement dig sends dust through the whole house; it is priced as a refurbishment, or as a full renovation when the rooms above were replastered throughout as well.

On the new-build side, the London Plan gives Ilford room for 6,000 new homes between 2019 and 2041, and work began in September 2026 on 326 social rent homes on the former Harrison Gibson store on Ilford High Road. For developers, a builders clean for offices and shops covers handovers on new blocks and ground-floor units.

Redbridge builders cleans: common questions

Anything else? Ring 07418 351088.

How much is an after builders clean in Redbridge?

From £212 all in, which is 2 cleaners for 3 hours. A 2-bed flat after a refurbishment usually takes 2 cleaners for 4 hours: £272; a 4-bed house takes 3 cleaners for 4 hours: £392. A home clean is £30 per cleaner-hour plus £32 for equipment and detergents, and what a builders clean costs shows the other sizes.

Will you take the builders' rubble away?

No. The builder or a registered waste carrier clears rubble, offcuts and materials before we come. A Redbridge resident can book Chigwell Road for their own DIY waste, but a landlord's waste counts as commercial there.

Can the crew clean while the builders are still finishing upstairs?

We clean once the works are finished everywhere, with tools, materials and rubbish out. Water, hot water and power need to be on and the lights working, or the crew cannot do the kitchen and bathrooms.

Do I need a visitor permit for the cleaners in Redbridge?

In a permit zone, yes, because the crew stays longer than a delivery. Redbridge posts scratch cards within 10 working days, so buy a pack when you book.

Will the paint spots and plaster on the floor come off?

The crew tries on every spot with the right product for the floor or glass, and tells you on the day what will not shift. Photos by email beforehand help us bring the right products.
