South Woodford has no single building period: a third of its homes predate 1919 and one in six went up between 2000 and 2014. Complete After Builders cleans a 3-bed semi here after a refurbishment with 2 cleaners for 5 hours, £332 all in, and newer flats from £212.

South Woodford in numbers

Victorian side roads, 1930s semis and 2000s flats in South Woodford

The railway reached Woodford in 1856, and when Woodford Hall was sold for building in 1869 the side roads off the High Road filled with middle-class Victorian houses. The council's 2002 appraisal tells that story; the Valuation Office figures for March 2025 show what came after. Of the neighbourhood's 5,340 homes, counting those with a recorded build date, 33.1% predate 1919, 19.7% are from between the wars, 16.5% from 1945 to 1972 and 17.1% from 2000 to 2014.

At the 2021 Census 42.7% of South Woodford ward households lived in flats and 32.3% in semi-detached houses. So in one week the crew might clean a Victorian house with a new rear kitchen, a 1930s semi with a loft room and a two-bed flat in a block off George Lane, and each one is a different job. The Victorian house has the tall skirtings, deep cornices and sash boxes that hold dust; the semi has a long run of stairs from the new loft; the flat has kitchen drawers full of fine white powder and stickers on the glazing.

Works in the South Woodford, George Lane and Snaresbrook conservation areas

Three conservation areas lie within 800 metres of the middle of South Woodford ward. The South Woodford one, designated in 1970, takes in the plots facing Woodford High Road between the North Circular and Chelmsford Road, around the old hamlet of Church End and St Mary's church. George Lane has no adopted guidance of its own, and Snaresbrook runs south towards Wanstead.

Older houses in these streets may keep their timber sashes and panelled doors, and a builders clean has to treat them as old. The crew takes paint flecks off old glass by hand where they will come away, keeps scrapers off soft putty and works on plaster splashes on old tiles with care, saying on the day which ones will not lift. If an original floor was covered for the works, tell us before the day so the crew brings a cleaner suited to it.

Loft conversions in South Woodford semis

A loft room is the usual way to add a bedroom to a 1930s semi, and Redbridge's own building control charges £1,320 for a loft conversion of up to 60 square metres (2026 schedule). The cutting and plastering happen at the top of the house, and the dust comes down two flights of stairs into every room on the way.

The crew starts in the new room: ceiling, the new window, skirtings, the inside of the eaves cupboards. Then the new staircase, the landing and each bedroom, and the ground floor last, because that is where the dust ends up. A semi that has gone from three bedrooms to four usually needs 3 cleaners for 4 hours: £392 all in, or £30 per cleaner-hour plus £32 for equipment and detergents. If the fitted carpets came in before the plasterers finished, ask about carpet cleaning after building work on the same visit.

Skips, red routes and lets in South Woodford

A Redbridge skip licence lasts 14 days and can only be extended twice, so a skip has at most six weeks on the road. That is usually long enough, but if the works overrun the skip goes before the clean either way. Chigwell Road and the North Circular are TfL red routes; on the side streets the crew needs a visitor permit from the resident, or a driveway.

Landlords: South Woodford ward is in the council's selective licensing Scheme 4, in force from 8 April 2024, so most private lets there need a licence. A clean before the tenant moves in covers the kitchen, bathroom and every surface the dust reached; our prices has the totals for each size, and the rest of Redbridge has the borough rules on waste and noise. North of the station the page for Woodford (IG8) covers the larger houses.
