The Warner family's Highams Estate
The council's leaflet on the Highams Area of Special Character tells the story. Edward Warner bought the manor of Higham Bensted in 1849, 132 hectares with Higham Hall and a landscape park laid out by Humphry Repton in the 1790s; Repton's fish pond is now Highams Park Lake. His son Courtenay Warner developed the land, and in the 1930s the architects William and Edward Hunt drew up some 532 houses over 36 hectares. They came in standard designs, house types A to H, mainly semi-detached with detached houses on most corners.
The council made the estate an Area of Special Character in 1988. An Article 4 direction, made on 7 August 2019, came into force on 2 September 2020, so some outside alterations now need planning permission. Original doors, windows and joinery survive because of it, and the crew treats them gently: mouldings and panels wiped by hand, paint flecks tried on old glass only where the glass will take it.
Interwar semis after a loft or an extension
In the Council Tax records for the area, 41.9% of homes with a recorded build date are from 1919 to 1939, 22.3% from 1900 to 1918 and 19.4% from 1945 to 1972. In Hatch Lane & Highams Park North ward 36.6% of households live in semis, 28.8% in terraces and 29.1% in flats; 62.3% own their home and 22.8% rent from a social landlord.
A house planned with up to five bedrooms gets bigger still: a loft with a shower room, a kitchen extension across the back, a garage turned into a room. The dust from each travels through the whole house and down the stairs. On big houses the office adds cleaners to the crew so the work fits in a day, and every extra bathroom adds roughly an hour and a half of cleaner time. A 3-bed after a refurbishment usually takes 2 cleaners for 5 hours: £332 all in; a 5-bed takes 3 cleaners for 5 hours: £482. Construction dust cleaning explains why the crew dusts twice.
Larkshall Road, garage sites and Ropers Field
The council's brownfield register lists sites for new homes nearby, from 472 to 510 Larkshall Road and James Yard to garage sites behind Frances Road and Castle Avenue. Each new house or flat will need a handover clean once the snagging is done: labels off the glass, grout haze lifted from the bathroom tiles where it will come off, dust out of every cupboard.
The Ropers Field conservation area lies within 800 metres of the middle of the ward, with its own Article 4 direction for single houses.
Licensing, parking and waste in E4
Hatch Lane & Highams Park is one of the two Waltham Forest wards outside the selective licensing scheme, though the borough-wide licence for small shared houses still applies. In a controlled zone your own visitor hours on MiPermit cover the crew for the day; on an estate street with a drive, tell the office when it rings to confirm.
The nearest tip is Kings Road in Chingford (E4 7HR), which takes residents' own DIY waste within the bag limit and refuses trade waste, so the builder clears the rubble before the crew arrives. About a week's notice is usually enough; Fridays and weekends go first.
Highams Park sits north-east of Walthamstow, with builders cleans in Chingford to the north and Woodford (IG8) over the Redbridge border to the east. The rest of Waltham Forest has the council's licence fees, and our prices has every size of home.

Anything else? Ring 07418 351088.
How much is a builders clean for a Highams Estate house?
A 4-bed after a refurbishment usually takes 3 cleaners for 4 hours: £392 all in, at £30 per cleaner-hour plus £32 for equipment and detergents. Extra bathrooms add time, so photos help.
Do I need permission for the clean in the Area of Special Character?
No. The Article 4 direction covers outside alterations to the house, and a builders clean is not one.
Can you clean just the new extension and kitchen?
Yes, once the works are finished everywhere: a rooms-only clean starts at 2 cleaners for 3 hours, £212 all in.
Will you take the old kitchen to the Kings Road tip?
No. The crew does not move builders' waste; the builder or a licensed waste carrier takes it.
