Station Road villas and interwar semis
The council appraised the streets round Chingford station in January 2023 as the Chingford Station Road conservation area, after looking again at Chingford Green next door in 2021. The appraisal covers short terraced streets by the railway and big semi-detached and detached villas on The Drive and Crescent Road, many of them two-storey semis with double-height bay windows, timber porches and slate roofs.
The Council Tax records for the area put 39.4% of homes with a recorded build date between 1919 and 1939, 14.4% between 1900 and 1918 and 16.6% between 1973 and 1999. In Chingford Green ward 39.2% of households live in semis, 21.8% in terraces and 32.7% in flats, and 67.3% own their home.
A double-height bay is where plaster dust collects after a refit: on the window boards, along the top of the frames and in the bay ceiling. The crew starts at the top of each room and works down, cleans the inside of the glass, the frames and the tracks, and dusts a second time. The crew carries ladders of about 2 metres, so a stairwell or bay higher than that is worth showing in the photos you send.
Chingford Green and the edge of Epping Forest
Chingford Green, designated in 1990, is the old centre on high ground between the Lea Valley reservoirs and Epping Forest, with Victorian and Edwardian buildings and seven listed ones. The council's appraisal says the Church of St Peter and St Paul at its heart is one of only 13 Grade II* buildings in Waltham Forest, and the green itself belongs to the City of London as Conservators of Epping Forest. Queen Elizabeth's Hunting Lodge, on the forest edge, is Grade II* too. An Article 4 direction covers Chingford Green, so original windows and doors stay on single houses.
In houses like these the crew wipes old joinery by hand and tries paint flecks on old glass only where the glass will take it. Anything that will not come off is shown to you on the walk-round before the crew leaves.
Small sites on Sewardstone Road and Friday Hill
The schemes in Chingford are small. The council's brownfield register lists sites for new homes nearby, among them 60 to 74 Sewardstone Road, where 17 homes were approved in January 2018, and land next to Friday Hill. A small developer handing over a few new homes needs each one cleaned after the snagging; a new 2-bed flat usually takes 2 cleaners for 3 hours: £212 all in.
Parking, the Kings Road tip and booking in E4
Chingford station is on the Weaver line in zone 5, and the Chingford Town Centre transport scheme has changed some routes round the centre, so give the office the nearest open road for the van. In a controlled zone, resident visitor hours on MiPermit at £1.20 an hour cover the crew for the day.
The borough's second tip is in Chingford, at 48 Kings Road (E4 7HR). It takes residents' own DIY waste, two 50-litre bags four times in four weeks, and refuses trade waste, so the builder's rubble goes with the builder or a licensed waste carrier. The crew cleans once it has gone, with water, hot water and power on.
Chingford sits north of Highams Park (E4), with builders cleans in Woodford to the south-east and Edmonton across the Lea Valley to the west. After builders cleaning in Waltham Forest has the council's licence fees, and the full price list has every size of home.

Anything else? Ring 07418 351088.
How much is a builders clean for a semi in Chingford?
A 3-bed after a refurbishment usually takes 2 cleaners for 5 hours: £332 all in, and a 4-bed 3 cleaners for 4 hours: £392. Every job is £30 per cleaner-hour plus £32 for equipment and detergents.
Do you clean the outside of bay windows?
The inside of every window is part of the clean. Outside glass is an add-on, from £66 by house size, and only where the crew can reach it safely from the ground or from inside.
Can you clean while the decorator is still on the stairs?
No. Every room has to be finished, because dust from the last sanding lands on everything already cleaned.
How much notice do you need in Chingford?
About a week is usually enough. Fridays and weekends go first.
