Dock terraces, merchants' semis and post-war blocks
Sefton's Local Plan describes Bootle, Litherland and Seaforth as towns that grew fast to house dock workers, leaving dense Victorian and Edwardian terraces and more homes owned by housing associations and private landlords than the rest of the borough. The council's Derby Park leaflet adds two layers: the railway brought bankers, merchants and professionals to large semi-detached houses on Merton Road, Trinity Road and Hawthorne Road, and Bootle took more bomb damage in the Second World War than any other town of its size in Britain, so much of it, around Stanley Road above all, was rebuilt after 1945.
The numbers for Sefton 037, round L20 3EF, show that mix. Council Tax records put 26.3% of homes with a recorded build date before 1900, 25.8% between 1973 and 1999 and 18.3% between 2000 and 2014. Census 2021 has 43.1% of households in flats, 36.2% in purpose-built blocks, and 32.2% in terraced houses; 45.1% rent from a social landlord and 26.7% privately.
In a small terrace the dust from one room's works reaches every other room and the stairs. A 3-bed terrace after a new kitchen or bathroom takes 2 cleaners for 5 hours: £332 all in, at £30 per cleaner-hour plus £32 for equipment and detergents.
New homes on Hawthorne Road and the canal
The Bootle Area Action Plan, adopted on 15 January 2026, covers Bootle and parts of Seaforth and Litherland and expects about 1,500 new homes between 2024 and 2040. Sites along Hawthorne Road and the canal can take around 600, rising to 1,000 if more come forward. One named site, 503 to 509 Hawthorne Road, was approved in January 2022 for 67 homes and 91 extra care homes. The council's brownfield register also lists 2 Well Lane, with permission for 21 homes from December 2024.
A handover clean in a new home is lighter than a refurbishment: dust inside cupboards, labels on the glazing, sealant smears round the bath and shower. A new 2-bed flat takes 2 cleaners for 3 hours, £212 all in. Where a developer hands over several homes at once, cleaning a new kitchen or bathroom can go on the list for each.
Selective licensing: getting a Bootle house ready to let
Every privately rented home in the designated part of Bootle needs a selective licence until 29 February 2028. The full fee is £695, with £150 paid when you apply, plus £30 for each extra unit in the same building and ownership. Parts of Bootle have needed planning permission for a small HMO since September 2018, and the rest of Sefton since 15 October 2025.
A landlord between tenants usually has a let date to plan round. Book the clean after the last trade has left, with tools, rubbish and materials out and water, hot water and power on. A 2-bed flat after a refurbishment is 2 cleaners for 4 hours, £272 all in; one that has been gutted and replastered is closer to 2 cleaners for 5 hours (£332). For a film of dust on every surface see a dust clean after sanding and plastering.
The Irlam Road tip and parking in terraced streets
South Sefton's tip on Irlam Road takes rubble, plasterboard and soil from residents, but not paint, which goes to Maghull or Southport. A contractor's waste is refused as trade waste, and the crew does not remove builders' waste either, so the skip or a licensed carrier clears it before the clean.
Many terraced streets have no drives. If the house is in a permit parking area, the resident's visitor permit is the easiest way to keep the van at the door; otherwise tell the office where the crew can park. Bay suspensions, skip permits and the other council rules are on after builders cleaning in Sefton. North along the coast, builders cleans in Crosby are in the same borough; to the south-east, Anfield (L4) is Liverpool City Council's. Every total is on the full price list.

Do you clean housing association homes between tenants?
Yes, for the landlord or the contractor doing the works. The price is the same: crew and hours agreed from photos, a 50% deposit to secure the date.
Can you clean upstairs while the builders finish downstairs?
No. In a terrace the dust from downstairs comes straight up the stairs, so every trade has to be finished before the crew starts.
Will the crew wash the walls before the decorator comes?
No. Wall washing is not part of the builders clean; the crew removes the builders' dust from skirting, frames, ledges, switches and every surface it can reach.
