Flats, converted houses and council blocks in Camden
Camden is a borough of flats. At the 2021 Census 56.2% of households lived in a purpose-built block and 26.2% in a converted or shared house, against 8.1% in a terraced house and 1.7% in a detached one. In Belsize ward 46.6% of households live in flats in converted houses. The council owns 32,014 homes itself, 30,625 of them flats, and leaseholders hold 9,492 of those flats, so plenty of Camden refurbishments happen inside council blocks.
In a Victorian house split into flats in Kentish Town or Belsize Park, dust from a new kitchen drifts down the shared staircase and the neighbours notice; tell us when you book if the hall and stairs should be on the list. In a block, somebody has to book the lift and tell the porter or the estate office. Either way the crew starts high, on cornices and the tops of doors, and works down. It dusts twice, because fine sanding dust settles again after the first pass.
A 2-bed flat after a refurbishment usually takes 2 cleaners for 4 hours, which is £272 all in: £30 per cleaner-hour plus £32 for equipment and detergents. A studio where only the bathroom was redone fits the smallest booking at £212.
Basement and listed building work in Camden
Every basement dug under a Camden house needs planning permission. The borough-wide Article 4 direction made on 17 May 2016 removed the permitted development right. In 2025 Camden decided 4,412 planning-related applications; 324 of them mentioned a basement and 456 were listed building consents. The borough has 40 conservation areas, from Alexandra Road and Bloomsbury to Hampstead, Primrose Hill and West Kentish Town.
Cement and plaster dust from a basement dig comes up through the house on boots and hoses, packs into the stair treads and drops between old floorboards on every floor above the dig. Choose a refurbishment in the form for a basement, as for an extension or a loft: a 4-bed house then shows 3 cleaners for 4 hours, £392 all in; if plaster was trodden into the floors above, choose a full renovation, 4 cleaners for 5 hours or £632. Our page on getting plaster dust out of a home explains why that dust needs more than one pass.
In listed houses and conservation areas, around Hampstead (NW3) or the Georgian squares of Bloomsbury, the crew works gently on shutters, cornices and sash boxes and picks the product for each surface. Paint spots on old joinery come off where they will, and the crew tells you on the day which ones will not. Walls are not washed.
Noisy work, scaffolds and red route licences in Camden
Camden allows noisy building work from 8am to 6pm on weekdays and 8am to 1pm on Saturdays, none on Sundays or bank holidays, unless the council gives prior consent under section 61 of the Control of Pollution Act 1974. Book the clean for after the last noisy day.
On 23 October 2026 Camden's street works register showed 68 live scaffold licences, 35 hoarding licences and 16 gantry licences on the borough's roads. If your house sits behind one of those scaffolds, book the clean for after it comes down. Striking a scaffold drops grit onto sills and through open sashes, and the crew cleans outside glass only where it can be reached safely from inside or from the ground.
On a TfL red route, TfL licenses the skip. Its March 2026 guidance asks for four weeks' notice (eight if a parking suspension is needed) and charges from £243 for two weeks. A van stopping on a red route for building work needs a TfL dispensation, £48 a day on the red lines or £38 in a marked bay, and TfL wants six working days to process it.
Builders' rubble and the Regis Road recycling centre
Camden's reuse and recycling centre is on Regis Road, NW5, run with the North London Waste Authority and open 9am to 4pm every day except Christmas Day, Boxing Day and New Year's Day. It is a household site with tight limits. A household may bring DIY rubble, brick and concrete only up to two 50 litre bags four times in any four weeks. Plasterboard is taken if kept separate. Solvent-based paint and asbestos are not taken there at all, and trade waste is refused at every NLWA centre.
So the rubble from a real refurbishment is the builder's to remove. A business has to complete a waste transfer note for every load that leaves its premises and check that the carrier is registered. Our crew does not take away rubble, offcuts or leftover materials. Write 'site cleared and rubbish removed' into the builder's contract with a date, and book the clean for the day after.
Where does the crew park in Camden?
Camden's controlled parking zones keep their own hours. Many run 8.30am to 6.30pm on weekdays. Swiss Cottage CA-R(b) runs 8.30am to 10pm Monday to Saturday and Church Row in Hampstead is controlled until 10pm, while parts of Redington and Frognal are controlled for just two hours at lunchtime. We ask for a free space, a driveway or a visitor permit for the crew's van, and paid parking is passed on at cost. The office goes through parking and access when it rings to confirm the booking.
New-build handovers at King's Cross, Euston and Agar Grove
King's Cross Central has delivered about 1,700 homes on former railway land, and the Euston Area Plan update expects around 2,000 more at Euston. In December 2024 the council finished another 125 homes at Agar Grove, which it calls the UK's largest Passivhaus scheme, taking that estate to 220 of the 496 planned. Camden expects major schemes to work to a Construction Management Plan, so a handover clean is booked around the site's delivery slots and hours.
A new flat needs a lighter clean: stickers off the glazing, silicone smears on the bath, dust in the extract vents and inside every cupboard. A 1-bed handover is usually 2 cleaners for 3 hours, £212 all in. Offices, shops and restaurants being fitted out in Fitzrovia and Holborn are on our commercial after builders cleaning page, at £30 per cleaner-hour plus £32. Our prices lists every crew and total.

Price my cleanBuilders cleans in Camden: common questions
Anything else? Ring 07418 351088.
Can the crew start while the builders finish the basement?
No. Every trade has to be finished, with tools, materials and rubbish out of the whole house, because dust from a working basement settles straight back on the rooms the crew has cleaned.
How much does a builders clean cost for a 3-bed house in Camden?
A 3-bed after a standard refurbishment usually takes 2 cleaners for 5 hours: £332 all in. Each extra bathroom adds roughly an hour and a half of cleaner time, so send a photo of each one.
Will you take the builders' rubble to Regis Road?
No. Regis Road takes only small DIY amounts from households and refuses trade waste, and the crew does not remove builders' waste. Your builder or a registered waste carrier clears it first.
How much notice do you need for a clean in Camden?
About a week is usually enough. Fridays and weekends go first, so book as soon as the builder gives you a finish date and send photos by email.
Do you clean the shared stairs in a converted house?
Yes, if you add them when you book and the office allows the time. Tell the other flats first: the crew does not move their bikes, post or belongings.
