A builders clean of a 4-bed Hampstead house after a refurbishment usually comes to £392 all in with Complete After Builders. In the Hampstead Town area 69.9% of homes with a recorded build date were built before 1900, so the dust collects in cornices, panelled doors and shutter boxes.

Hampstead in numbers

Where the dust ends up in a pre-1900 Hampstead house

The Council Tax stock for the Hampstead Town area counts 3,920 homes. Of those with a recorded build date, 69.9% went up before 1900, and only about 30 have been added from 2015 onwards. Houses are commoner here than in most of Camden: at the 2021 Census 16.4% of households in Hampstead Town ward lived in a terraced house, 12.0% in a semi and 4.0% in a detached house; 53.0% owned their home.

When a wall is opened up or a ceiling replaced, grit from the lath and plaster settles on picture rails, cornices, the tops of panelled doors and inside shutter boxes, and it works into the gaps between old floorboards. The crew starts on the top floor, takes the high ledges first with ladders up to about 2 m, then works down through the house and goes over the floors again as more dust comes down. Rooms with very high ceilings are dusted as far up as the crew can reach safely.

What a builders clean costs for a Hampstead house

A 4-bed house after a standard refurbishment usually needs 3 cleaners for 4 hours, which is £392 all in at £30 per cleaner-hour plus £32 for equipment and detergents. After a full renovation, with plaster trodden into the floors and dust in every room, the same house is closer to 4 cleaners for 5 hours at £632. A 5-bed after a standard job is £482, and a 2-bed flat in a converted house is £272.

Each extra bathroom adds roughly an hour and a half of cleaner time, and on a house of four storeys they add up quickly. Stair carpets that sat under the dust for months can be cleaned on the same visit, £41 for a staircase; see carpets that sat under the dust. Every crew size and total is on the full price list.

Sash windows and listed interiors around Church Row

Within 800 m of the middle of Hampstead Town ward there are 464 listed buildings, including the Grade I Church of St John and 5 Church Row at Grade II*. Six conservation areas meet here: Hampstead itself, plus Belsize, Fitzjohns Netherhall, Mansfield, Redington Frognal and South Hill Park. Original sashes get the inside of the glass, the frames, sills and runners cleaned. Paint flecks are lifted where they come off without marking old glass, and new double glazing loses its labels; our page on paint and labels off new windows covers the method. Outside glass is extra and only where it can be reached safely from inside or from the ground, which rules out most upper floors on a tall house here.

Camden's Article 4 directions for the Redington/Frognal and Fitzjohns/Netherhall areas, made in June 2025 and due to take effect once confirmed, bring paving a front garden and rebuilding a front wall under planning control, and the crew does not clean gardens, paths or front steps as part of a builders clean. A jet wash of a path or patio is a separate add-on at £4 a square metre.

Steep streets, parking and new flats on the Finchley Road side

The old parish climbs from about 30 m above sea level in the south-west to 133 m near Jack Straw's Castle, and many front doors sit up a flight of steps. The crew carries its vacuums, ladders and detergents in from the van, so a space close to the house shortens the day. Parking controls on Church Row last until 10pm, while parts of Redington and Frognal are controlled only over lunch, which makes a morning start easy there. We ask for a free space or a visitor permit; paid parking is passed on at cost.

Downhill on Finchley Road, Camden has granted planning permission for 1,800 homes, 600 of them affordable, on the O2 Centre site, which the council calls the biggest approved development site in the borough. Handover cleans in new flats are lighter, and a 1-bed is usually £212 all in. Highgate across the Heath and Golders Green to the north-west have their own pages, as does the rest of Camden.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Hampstead builders cleans: questions we get

Anything else? Ring 07418 351088.

How long does a builders clean take in a 4-bed Hampstead house?

Usually 3 cleaners for 4 hours after a standard refurbishment. On a bigger house the office adds a cleaner so the crew still finishes in the day, and each extra bathroom adds about an hour and a half.

Can the crew clean around original features in a listed house?

Yes. Cornices, shutters, fireplaces and old floors are dusted and wiped with products chosen for each surface. Where paint or plaster has dried onto old timber or stone, the crew tries and tells you on the day what will not come off.

Will limescale come off the new taps and shower screen?

The crew works on it, with no promise. Thames Water's 2025 samples for its Muswell Hill and Hampstead Heath supply zone, which covers NW3 1DN, measured 254 to 275 mg/l, in its hard band, so marks left by the plumber's test runs are common.

Do you clean the outside of the windows?

Only where the glass can be reached safely from inside or from the ground, and it is priced as an extra. On most Hampstead houses that means the ground floor and any windows that can be cleaned from inside.
