Brent or Camden: which side of Kilburn High Road?
The Kilburn Neighbourhood Plan, adopted in December 2025, describes an area that straddles two boroughs, with the boundary running straight down Kilburn High Road. For a builders clean that matters mainly for parking and for the builder's paperwork. On the Brent side a resident in a controlled zone buys RingGo visitor sessions for the crew's van, £5.25 for a full day. On the Camden side, a trade permit costs £51.86 a day and covers resident bays and single yellow lines in the zone of the address, but not paid bays, red routes or housing estates.
Licensing differs too. Brent's Kilburn ward is in its second selective licensing designation (from 1 April 2024), so private single-household lets need a licence, while Camden's pages list only HMO licensing. Check the council tax bill before the builder books a skip or you buy a permit; the clean, the crew and the price are the same either side.
Victorian houses converted into flats, and the flat below
The Neighbourhood Plan calls the streets either side of the High Road predominantly Victorian, with some large areas of social housing, and the Valuation Office count backs it: nearly eight in ten of the 4,610 homes in this part of Kilburn were built before 1900. At the 2021 Census 29.6% of Kilburn ward households lived in flats in converted or shared houses and 55.7% in purpose-built flats.
In a house cut into three or four flats, one refurbishment spreads dust beyond its own front door. The upper flat's dust drifts down the shared stairs, and a lower-ground flat can collect whatever falls through the floorboards above. We clean the flat you book from ceiling to floor and tell you if the shared hall needs doing too. Kilburn's water is hard (Thames Water's Kilburn zone averaged 270 mg/l in 2025), so new taps and screens often carry limescale from the plumber's testing; cleaning a new kitchen or bathroom covers it, and the crew says on the day what will not come off.
South Kilburn regeneration and new-build handovers
Brent's South Kilburn programme has delivered or started 1,954 homes, 1,239 of them for social rent, and on 12 October 2026 the council's Cabinet backed appointing Ballymore for the remaining stages, with more than 1,600 further homes planned over 10 to 15 years. On the Camden side, Landsec's O2 Centre scheme on Finchley Road, approved by Camden in 2023, plans about 1,800 homes.
Handover cleans on new flats are about detail: protective film and labels off windows, paint flecks off frames and sockets and adhesive smears off new floors where they will come off, dust out of every kitchen unit. A 1-bed after light snagging is often 2 cleaners for 3 hours, £212 all in; for a block of units, see a builders clean for offices and shops, which also covers ground-floor commercial units. The units must be finished, with no trades still working in them.
Conservation areas and listed buildings along the High Road
Eight conservation areas reach within 800 metres of the middle of Kilburn ward, among them South Kilburn (designated 1979), Kilburn (1993) and Queens Park (1986) on the Brent side and South Hampstead and Priory Road in Camden. The Neighbourhood Plan area has fifteen listed buildings, including the Grade II* Gaumont State cinema and the Grade II* Black Lion pub, and Brent covers its residential conservation areas with Article 4 directions, so front windows and doors usually stay original.
The crew lifts decorators' paint from old glass by hand where it comes off, leaves soft putty alone and treats original tiles and floors gently. Builders cleans further west are on the Willesden page; across the boundary, see builders cleans in Camden. How much is an after builders clean for a Kilburn flat?

Do you clean on the Camden side of Kilburn too?
Yes, both sides of the High Road. Only the parking permit and the builder's licences change; the crew and the price stay the same.
Can you clean a lower-ground flat when the flat above is still being worked on?
We can clean your flat once all work in it is finished, but dust from building work upstairs can come through again. It is usually better to book once the works above are done too.
How soon can you come?
Give us about a week's notice if you can; Friday and weekend dates are the first to go. Send photos or a video by email and the office rings or texts to confirm.
