The Ladbroke estate, Norland and Colville: crescents and communal gardens
The Hippodrome racecourse ran its final race on 4 June 1841. Within roughly seven years, says the Survey of London, most of the Ladbroke estate stood on its ground: crescents and squares whose houses open at the back onto shared gardens. Norland, the 52-acre estate on the north side of Holland Park Avenue, was started in 1839 and is mostly four-storey terraces. Round Colville Square, Colville Gardens and Powis Square, some 250 more houses followed between 1860 and 1875. The Ladbroke conservation area was designated in 1969, and the council adopted its appraisal on 15 October 2015.
Many of those houses have been split up. Across Pembridge, Colville and Norland wards 81.3% of households live in flats and 33.7% in a converted or shared house. A conversion flat means a shared stair, often a lightwell flat at the bottom and a top-floor flat under the roof, where dust from a loft or roof job settles hardest. The crew starts with the cornices and the sash boxes and finishes with the floors. A 1-bed after redecoration is often 2 cleaners for 3 hours, £212 all in; a whole 5-bed house after a refurbishment is 3 cleaners for 5 hours, £482.
The estates of Notting Dale
Notting Dale ward, the estate side of Notting Hill, is different: 89.0% of households live in flats, 79.4% in purpose-built blocks, and 67.1% rent from the council or a housing association. On the local council tax list, 35.8% of the homes with a recorded build date are from 1973 to 1999 and 29.0% from 1945 to 1972. The Electric Cinema and All Saints Church, both Grade II*, are the listed landmarks nearby.
A refurbished flat in a block needs the lift booked and the entry system sorted before the day. The crew cleans the windows from inside, frames and tracks included. High outside panes stay out of scope; glass that can be reached from inside or from the ground can be added as outside window cleaning.
Market days, hard water and the council's building categories
A council consultation on Portobello Road refers to the road being closed to traffic in market hours on Fridays and Saturdays, so a Friday or Saturday clean near the market needs a parking plan agreed in advance. The water is hard: Thames Water's Kensington supply zone, which covers Portobello Road, averaged 272 mg/l in 2025, so new taps and shower screens show limescale soon after the plumber's test. The crew lifts what comes off and tells you what will not.
Under the council's Code of Construction Practice an internal refurbishment of a flat is Category 3, with no construction bond; a rear extension is Category 2, with a £5,000 bond. Either way the dust ends up in the same places, and construction dust cleaning explains how the crew deals with it. Hours and fees for builders cleans in Kensington and Chelsea are on the borough page. North is North Kensington, south across Holland Park Avenue is Holland Park, and west is Shepherds Bush.
