Post-war semis and older terraces in Chadderton
In the council tax figures for the area round OL9 9LA, 39.6% of homes with a recorded build date went up between 1945 and 1972 and another 20.2% between 1973 and 1999. Only 19.2% are older than 1919, and about 180 homes date from 2015 or later. The census puts 42.2% of households in a terraced house, 30.1% in a semi and 15.0% in a flat (14.0% in purpose-built blocks).
A post-war house tends to reach us after a kitchen has moved into the back room, two rooms have been knocked into one or the bathroom has been refitted. The dust from that work is fine gypsum from new plasterboard and skim. It gets into the airing cupboard, along every window board and inside the new units before the doors are hung. The crew cleans the units inside and out once they are empty, wipes the appliances outside and dusts the whole house twice. In a pre-1919 terrace it starts higher, on the picture rails and the tops of the doors, and works down.
The Old Town Hall and Victoria Street conservation areas
Two conservation areas lie within 800 m of the middle of Chadderton Central ward: The Old Town Hall, Chadderton and Victoria Street, Chadderton, both entered in the council's dataset as designated on 1 February 1989. Ten listed buildings stand inside the same circle, all of them Grade II. Oldham Council asks owners to speak to its planning service before work starts in a conservation area, so new windows or a new shopfront there should have been talked through with planning first.
For the clean it means older joinery and older glass. The crew wipes original frames and sills by hand, lifts paint flecks only where they come off without marking the glass and shows you anything left over on the walk-round. Paint and labels off new windows explains how glazing is done, outside glass included.
Chadderton's mill sites and where the strip-out goes
The council's brownfield register includes old mill sites in Chadderton for new homes, among them Chadderton Mill off Fields New Road and Raven Mill on Raven Avenue. The council and Historic England commissioned a mills strategy that looks at which non-listed textile mills could be reused as homes or workspace. A flat in a converted mill is a handover clean: dust on deep window reveals and along corridor skirting, labels on large panes and grout smears on new bathroom tiles.
The borough's household recycling centre is in OL9 as well, on Arkwright Street. It takes the DIY waste residents make themselves, plasterboard included if the householder took it out, and refuses whatever a hired tradesperson has removed. So the old units, the plasterboard offcuts and the rubble must leave in the builder's skip or van before the crew arrives. The crew cleans; it does not clear.
Letting a Chadderton house: licences, timing and price
In the census area 57.6% of households own their home, 26.7% rent from a council or housing association and 15.3% rent privately. Chadderton South is one of the nine wards that hold Oldham's five selective licensing areas, so a landlord there should check the designation maps before reletting. The application asks for an electrical installation condition report from the last five years and a current gas safety certificate, so book the electrician before the cleaners: holes for new sockets put dust back on every skirting.
A 3-bed semi after a new kitchen usually takes 2 cleaners for 5 hours: £332 all in, at £30 per cleaner-hour plus £32 for equipment and detergents. A 2-bed flat after decorating takes 2 cleaners for 3 hours, £212, and a second bathroom adds about an hour and a half. Our prices list every size, and cleaning a new kitchen or bathroom covers the wet rooms in detail.
Fees and permits for the whole borough are on after builders cleaning in Oldham. The crews also work south in Failsworth, north-west in Middleton (M24), where Rochdale Borough Council's rules apply, and over the Manchester boundary in Moston.

How long does a builders clean take in a 3-bed Chadderton semi?
Usually 2 cleaners for 5 hours after a standard refurbishment. A whole-house replaster with plaster trodden into the floors needs 3 cleaners for 5 hours: £482 all in.
Will the crew clean inside the new kitchen units?
Yes, inside and out once they are empty, along with the worktops, splashback, sink and taps. Appliances are wiped outside; inside an oven or other appliance is extra.
Can my builder take the strip-out to Arkwright Street?
No. The centre is for residents' own DIY waste, and plasterboard removed by a tradesperson is refused at every Greater Manchester centre. The builder needs a skip or a registered waste carrier.
Is Chadderton in Oldham's selective licensing scheme?
Part of Chadderton may be: Chadderton South is one of the nine wards that contain the five licensing areas. Check the address on the council's designation maps before you let.
