Building work hours and section 61 consent in Ealing

Standard construction hours in Ealing are 8am to 6pm Monday to Friday and 8am to 1pm on Saturday, with no work on Sundays or bank holidays. Anything outside that needs section 61 prior consent under the Control of Pollution Act, applied for at least 28 days before the work starts, or a short-term dispensation applied for 14 days ahead. A builder who works without consent risks a section 60 notice, a stop on the job and a prosecution with no upper limit on the fine.

Ask the builder which day the last sanding or cutting happens and book the clean for after it; a crew that arrives while a floor sander is still running cannot start.

Skips, scaffolds and parking suspensions

A skip licence in Ealing costs £50 for 14 days, only an authorised skip company can apply, and the skip may not go on the pavement. Scaffolding, hoarding, building materials, containers and cherry pickers on the street all come under one temporary structure licence: £220 for the first month and £50 a month after that, £770 for a year, plus a deposit of £40 for every square metre of street covered. Hoarding normally has to leave at least 1.2 metres of pavement clear.

The council says most parking suspensions are booked by builders, contractors and removal firms. A five-metre bay costs £40.45 a day with seven working days' notice or £51.90 with three, and once signed it applies round the clock.

For a one-day clean a visitor session is simpler. Residents in a controlled zone buy them through PayByPhone at £1.05 an hour or £6.20 a day, valid in permit-holder bays for vehicles under 1.83 metres wide and 3 metres high. Hours vary a lot: Zone A in central Ealing is controlled until 7.30pm Monday to Thursday and until 11pm on Fridays and Saturdays, while Zone W round Ealing Broadway station is controlled only from 9am to 10am and 3pm to 4pm on weekdays. Whichever you use, tell the office; paid parking is added at cost.

Greenford Road recycling centre and builders' waste

Residents book a slot at the Greenford Road Reuse and Recycling Centre (UB6 9AP): two slots per household a week, 30 minutes on site, closed to the public on Wednesdays and Thursdays, and no asbestos of any kind. Each week a resident can bring 60kg of their own DIY waste through the weighbridge free. Above that, rubble, tiles, plasterboard, timber, doors, windows and old kitchen or bathroom units are charged at £28.55 per 100kg, and vans of building waste pay commercial rates.

An old kitchen a builder has ripped out is the builder's waste, and with its tiles it weighs far more than 60kg, so the builder or a licensed carrier takes it. The crew does not remove rubble or materials, and it needs the rooms empty of them before it can clean.

Conservation areas, lofts and building control

Ealing has 30 conservation areas, mostly 19th and early 20th century housing, parks, industrial and railway heritage and old village cores. Around Haven Green many houses are three storeys over a half basement in yellow stock brick with stucco, and across Ealing Common family houses have been split into flats. In those homes the builders clean is careful work: sash windows, deep skirtings, plaster cornices and stairs that collect dust on every tread.

Building control is the council's own service. Full plans are checked within 10 working days and decided in five weeks, while a building notice suits small domestic jobs; a loft conversion always needs structural calculations. A loft is a dusty finish, because the dust drops through the hatch and down two flights. In Hanwell about a third of the homes round the Broadway date from 1900 to 1918, and a loft in one of those Edwardian terraces brings down lath and plaster dust; construction dust cleaning explains how the crew deals with it. Converting a family house into a small HMO now needs planning permission across the borough, from 30 October 2024 in Perivale ward and from 14 November 2025 elsewhere outside the Old Oak and Park Royal area.

Southall, North Acton and the new blocks around the Broadway

The London Plan gives the Southall opportunity area room for 9,000 homes and 3,000 jobs, and Old Oak and Park Royal, which takes in North Acton and is shared with Brent and Hammersmith and Fulham, 25,500 homes and 65,000 jobs. The borough's ten-year target is 21,570 net new homes for 2019/20 to 2028/29. Central Ealing is changing too: 22.2% of the homes around the Broadway with a recorded build date went up in 2015 or later.

New flats are a handover clean: protective film and labels off the glazing, silicone smears and grout haze in the bathrooms, and fine dust out of vents, cupboards and tracks. Both Southall and Acton (W3) have big schemes of this kind, and labels and paint flecks on new windows covers the glass in detail.

What a builders clean costs in Ealing

At the 2021 Census 49.5% of households lived in flats, 23.4% in terraces, 21.9% in semis and 5.1% in detached houses; 46.2% owned and 34.0% rented privately. A 2-bed flat after a refurbishment usually takes 2 cleaners for 4 hours: £272 all in. A 3-bed semi is £332, and a 4-bed house is 3 cleaners for 4 hours, £392 all in. Each bathroom past the first in a flat, or past the second in a house, puts about 90 minutes on the job. Behind each total is the same sum, £30 for every cleaner-hour and £32 a job for equipment and detergents; our prices has the add-ons.

Questions from Ealing

Anything else? Ring 07418 351088.

Where can the crew park in central Ealing?

On a resident's PayByPhone visitor session, at £1.05 an hour or £6.20 a day, in a permit-holder bay. Check your zone's hours first, because Zone A runs into the evening and Zone W only two hours a day.

Will you take the old kitchen units to Greenford Road?

No. The crew cleans and does not carry builders' waste. Old units, tiles and plasterboard go with the builder or a licensed carrier.

How long does a builders clean take in a 1930s semi?

A 3-bed semi after a refurbishment usually takes 2 cleaners for 5 hours, £332 all in. A loft conversion is priced the same; a full renovation is heavier work at 3 cleaners for 5 hours, £482 all in.

How much notice do you need to clean an Ealing flat between tenants?

About a week's notice is usually enough, and Fridays and weekends go first. Send photos by email and the office confirms crew, hours and a date.

Do you clean outside windows on a three-storey Haven Green house?

Only the glass that can be reached safely from inside or from the ground, as an extra. The inside of every window, with frames, sills and tracks, is part of the builders clean.
