Swinton is semis and terraces: 46.6% of households in Swinton and Wardley ward live in a semi and 34.9% in a terrace, and the commonest build period is 1919 to 1939. Complete After Builders cleans a 3-bed semi after a loft conversion or a kitchen extension for £332 all in.

Swinton in numbers

Interwar semis and older terraces round M27

The council tax list for this part of Swinton has 2,880 homes. Of those with a recorded build date, 31.0% went up between 1919 and 1939, 28.2% before 1919 and 23.3% between 1945 and 1972; only 6.3% are from 2015 or later. 62.7% of households own their home and 20.2% rent privately. No conservation area lies within 800 m of the middle of the ward, and only four listed buildings do, the grade II* Church of St Peter among them.

The work on houses like these is familiar: a loft conversion on a semi, a kitchen pushed out into the garden, a bathroom ripped out and retiled, a through lounge made from two rooms. On a 1930s semi the plaster dust collects on the picture rail where there is one, along the tops of the doors, on the window boards and in the bay, and it is walked up and down the stairs all through the job. On a pre-1919 terrace, opening up old lath and plaster walls leaves a heavier, gritty dust that gets into the floorboard gaps, so the crew vacuums the boards before it mops.

Loft conversions with the family still at home

Loft and extension jobs often happen with the family still living in the house, so the dust reaches rooms the builders never touched: the sofa, the beds, the clothes rails, the tops of the wardrobes. The crew cleans every hard surface it can reach in every room, but it does not move personal belongings, food or crockery, so clear the surfaces and cupboards you want cleaned inside, and keep the bedroom doors you want left alone shut.

A sofa that sat under the dust for weeks is a separate job: sofas and mattresses after the works can be booked at the same visit, from £57 for a two-seat sofa. Carpets are vacuumed as part of the builders clean. A new kitchen or bathroom gets the most time, with inside the units, the splashback, the taps and the grout lines all done; the page on kitchen and bathroom cleaning has the list.

Swinton town centre and the St Ambrose Barlow site

Salford says there is no Swinton masterplan yet; it is looking for a developer partner for the town centre, and Lancastrian Hall has been mainly vacant since 2012. The former St Ambrose Barlow school site has been cleared with Brownfield Land Release Funding, and the council is appointing a housing delivery partner for it. The council's brownfield register puts 130 homes on that site, without planning permission so far, and a scheme for 38 homes on Station Road is awaiting a decision. When they come, those will be handover cleans: lighter dust, labels on the glazing, smears on the sanitaryware.

What a builders clean costs in Swinton

A 3-bed semi after a loft conversion or a new kitchen usually takes 2 cleaners for 5 hours: £332 all in, which is £30 per cleaner-hour plus £32 for equipment and detergents. An older 3-bed terrace that has been gutted needs 3 cleaners for 5 hours, £482, and a 4-bed semi with a dormer loft and a rear extension 3 cleaners for 4 hours, £392. Our prices show the full table.

The builder clears the rubble and the old plasterboard. Lumns Lane in Clifton takes plasterboard that residents have pulled out of their own homes, but plasterboard removed by a paid tradesperson is business waste there and at every other centre. Swinton and Wardley is covered by Salford's second small-HMO Article 4 Direction, so turning a house into a shared let needs planning permission. Permit fees and parking rules for the city are on after builders cleaning in Salford. Crews also cover Worsley (M28) to the west and Eccles to the south, and to the east Prestwich, which is in Bury and follows Bury Council's rules.

Swinton builders clean questions

Anything else? Ring 07418 351088.

We lived in the house during the loft conversion. When should we book the clean?

After the last dust-making job, usually the final skim or the sanding of the loft floor, once the trades have gone. About a week's notice is usually enough.

Can you clean just the new loft room and the landing?

Yes. Some rooms only is priced from £212 all in for 2 cleaners for 3 hours. The dust usually reaches the stairs and the hall as well, so photos of those help.

Does the clean include the sofa and the beds?

Soft furnishings are not vacuumed as standard. A two-seat sofa is £57 and a mattress £35 as add-ons on the same visit.

Can the builder drop the old plasterboard at Lumns Lane?

No. Plasterboard a paid builder removes counts as business waste and the recycling centres refuse it, so it goes in the builder's skip or with a licensed carrier.
