New homes on Radcliffe's old sites
The council's page on new-build homes in Radcliffe lists four brownfield schemes: 91 family homes on the former Radcliffe High School site at School Street, 211 houses at York Street backed by a £1.95m Brownfield Housing Fund grant, 132 flats at Green Street where the old pool stood and 400 homes on the former East Lancs Paper Mill. Every one of them ends in handover cleans.
A handover clean is lighter than a refurbishment but fussier. The builders' dust is inside every kitchen unit and wardrobe, there are labels and smears on the glass, paint spots on the hard floors and silicone on the bath and shower tray. The crew takes the labels off and lifts paint and sealant where it will come off, then mops the floors last. If the developer's snagging team is still due back to rehang doors or touch up paint, book the clean after their final visit, because a returning trade puts dust back.
Victorian terraces and post-war houses in Radcliffe East
In the council tax figures for the area round M26 2JS, 26.7% of homes with a recorded build date are older than 1900, 27.9% date from 1945 to 1972 and 23.0% from 1973 to 1999. Only 1.8% are from 1919 to 1939, so the inter-war houses that fill much of Prestwich are rare here. In Radcliffe East ward 44.2% of households live in a terrace, 30.5% in a semi and 10.5% in a flat.
A Victorian terrace after a new kitchen and bathroom holds dust on the picture rails, the door heads and the stair spindles, and the boards keep releasing it for a day or two. A post-war house after a refit is mostly the kitchen and the airing cupboard. No conservation area lies within 800 m of the middle of the ward, though six listed buildings do, the Grade II* Radcliffe War Memorial among them. A dust clean after sanding and plastering explains the two passes the crew makes.
Cemetery Road and the plasterboard rule
Cemetery Road in Radcliffe (M26 4FT) is one of Bury's two household recycling centres and the only one in the borough that takes plasterboard, and then only plasterboard residents took out of their own home. Once a hired tradesperson removes it, it counts as business waste and no Greater Manchester centre accepts it. The same goes for the rubble, the old units and the offcuts from paid work. Ask for waste removal to be priced into the builder's job from the start: the crew cleans the house and leaves the builder's waste to the builder.
Letting a Radcliffe house: HMOs, Article 4 and the price of the clean
24.3% of households in Radcliffe East ward rent privately. Bury's borough-wide Article 4 Direction on small HMOs is in effect from 16 July 2026 and subject to confirmation by the council within six months; while it stands, letting a house to 3 to 6 sharers as a new HMO needs planning permission, though HMOs that existed before that date are not affected. A larger HMO needs a mandatory licence, listed by the council at £685.50 for up to five lettings plus £29 for each extra letting and lasting up to five years.
A 3-bed terrace after a refurbishment usually takes 2 cleaners for 5 hours: £332 all in, at £30 per cleaner-hour plus £32 for equipment and detergents. A 3-bed house replastered throughout takes 3 cleaners for 5 hours, £482, and a second bathroom adds about an hour and a half. What a builders clean costs lists every size, and kitchen and bathroom cleaning covers new wet rooms.
Permits and parking for the borough are on the rest of Bury, and the crews work in Prestwich under the same council. West of Radcliffe, Farnworth comes under Bolton Council.

When should I book the clean on a new Radcliffe house?
After the last trade has left, snagging included. About a week's notice is usually enough, and a light clean on a new 3-bed is 2 cleaners for 4 hours: £272 all in.
Where can plasterboard go in Radcliffe?
Plasterboard you took out yourself can go to Cemetery Road, the only Bury centre that takes it. Plasterboard your builder removed is business waste and goes with the builder.
Does the Article 4 Direction stop me letting to sharers in Radcliffe?
It means a new HMO for 3 to 6 people needs planning permission while the direction stands. It is in effect from 16 July 2026, subject to confirmation, and does not affect HMOs created before then.
Does the crew clean inside a new flat's kitchen units?
Yes, inside and out, along with worktops, splashback, sink and taps. Appliances are wiped outside; inside an oven or other appliance is extra.
