The council says Tottenham Hale is set for more than 3,200 new homes, so a builders clean here is as often a new-flat handover as a terrace refurbishment. Complete After Builders cleans a 2-bed new-build flat after snagging with 2 cleaners for 3 hours, £212 all in.

Handover cleans on new flats at Tottenham Hale
At Tottenham Hale, Walter Tull House (131 council homes) and Hale Wharf phase 2 (191 homes) are occupied, and 272 homes at Ashley Road Depot are being built to PassivHaus standard. In the Council Tax figures for the middle of Tottenham Hale ward, 11.5% of homes with a recorded build date, about 380, are from 2015 or later (Valuation Office, March 2025), and at the 2021 Census 51.8% of Tottenham Hale ward households lived in purpose-built flats.
A new flat after the contractor's snagging has little rubble dust and a lot of detail. The crew peels labels and film off the glazing, lifts paint flecks from frames, sockets and sills where they will come off, takes grout haze off the bathroom wall tiles, wipes silicone smears off the bath where they will lift and vacuums the fine powder out of every kitchen drawer. A floor hazed all over is the hard floor deep clean, an extra at £6 a m². In a PassivHaus flat the ventilation grilles collect builders' dust too; the crew wipes the ones it can reach, and filters stay with the installer. See paint and labels off new windows for what happens to new glass.
High Road West, Northumberland Park and event days
North of the stadium, High Road West has had hybrid planning permission since August 2022 for more than 2,600 homes, starting with the Love Lane Estate, and the council's brownfield register lists more sites for new homes round Northumberland Park. Both areas are close to the stadium, so event days decide when a crew can get in.
On days when Tottenham Hotspur expect more than 10,000 people, the council closes the High Road from White Hart Lane to Bromley Road about two hours before the start, and the £30 permission to park permit is not valid in the stadium, Tottenham Hale North or Tower Gardens event-day zones. White Hart Lane and Bruce Castle zones also stay controlled into the evening. When you book, give us the date and the street, and the office will go through access and parking with you before the crew is confirmed.
Tower Gardens and the High Road conservation areas
Tottenham's older housing has its own rules. The Tower Gardens estate was built by the London County Council between 1903 and 1915 as one of its first cottage estates, in an Arts and Crafts style; it became a conservation area in 1978 and has had an Article 4 direction from 1981, so front doors, windows and other outside details stay as built. Along the High Road, five conservation areas from North Tottenham (1972) to Seven Sisters and Page Green form the Tottenham High Road Historic Corridor, and Grade I Bruce Castle stands nearby in a conservation area of its own.
Cottage-estate houses tend to have small rooms, which makes a builders clean quicker but no less fiddly: original panelled doors, narrow stairs and window sills that catch every speck. A 3-bed house after a refurbishment usually takes 2 cleaners for 5 hours: £332 all in, or £30 per cleaner-hour plus £32 for equipment and detergents.
Getting a Tottenham rental ready to let
About a third of Tottenham Hale ward households rented privately in 2021 (34.7%), and every Tottenham ward is inside Haringey's selective licensing area until 17 November 2027, so most private lets need a licence. Refurbishing between tenants is when the clean matters most.
The water is hard: Thames Water's Tottenham Hale zone averaged 271 mg/l in 2025, near the top of its hard band, and new taps and shower screens can carry limescale from the plumber's tests. The crew descales what will come clean and says what will not. Plaster splashes on new tiles are a job for tile and grout cleaning. For the borough rules on skips and waste see after builders cleaning in Haringey; Walthamstow lies east across the Lea and Edmonton to the north, and the full price list shows every size.

How much is a handover clean on a new Tottenham flat?
A 2-bed new-build flat after snagging is often 2 cleaners for 3 hours, £212 all in; a 1-bed starts at £212 all in for 2 cleaners for 3 hours.
Can you clean on a Tottenham Hotspur match day?
Sometimes, depending on the street and the start time, because the High Road closes about two hours before big events and trade permits do not work in the event-day zones. Tell the office the date and it will check access with you.
Do you clean several units for a developer?
Yes. Send the unit list, floor plans and the handover date; see cleaning a fit-out before opening for commercial and multi-unit work. The units must be finished, with no trades still working in them.
Do you take away packaging and offcuts left by the contractor?
No. The contractor or a registered waste carrier removes all waste and materials; the crew cleans once the flat is clear.
