West Kensington is almost all old building: 88.9% of the homes with a recorded build date went up before 1900, and nine in ten households live in flats. Complete After Builders cleans a 2-bed mansion or conversion flat after a refurbishment in 2 cleaners for 4 hours, for £272 all in.

West Kensington in numbers

Mansion flats at Queen's Club Gardens and Barons Court

Queen's Club Gardens was begun in 1892: 33 red-brick mansion blocks around a shared garden, named in alphabetical order from Arnold to Zenobia, most of them four storeys over a basement with timber sliding sash windows. It became a conservation area in 1975, and Barons Court, Olympia and Avonmore and the Gunter Estate are conservation areas nearby.

A refurbished mansion flat is a tall, long job for its size. Ceilings are high, the rooms have deep skirtings and moulded cornices, and the dust from sanding old boards finds the picture rails and the tops of the doors. Send the ceiling height with your photos, because the crew carries ladders of about 2 m up the common stairs, and say which floor you are on and whether the block has a lift.

Victorian conversions let to private tenants

The Valuation Office's council tax figures for this part of W14 date only about ten homes to 2015 or later. Census 2021 puts 34.9% of households in flats inside converted or shared houses, and 43.5% renting privately, against 36.4% across the borough.

A refurbishment between lets often means a new kitchen and bathroom, a skim coat on tired walls and a sand of the floorboards. Skimming leaves a pale film on every flat surface; sanding drives dust into the gaps between boards and onto window sills. The crew vacuums the boards before mopping so the dust does not turn to paste, cleans cupboards inside once they are empty, and wipes radiators, switches and sockets one by one. On the sashes it cleans the inside of the glass, frames, sills and tracks, and lifts paint from the glass where it will come off. More on that in window cleaning after the builders.

Earls Court and the scaffold on the street

The Earls Court and West Kensington opportunity area, about 37 hectares across this borough and Kensington and Chelsea, has London Plan capacity for 6,500 homes, to be built in six or seven phases over 15 to 20 years. Closer to home, a facade repair on a mansion block means scaffolding, and here a scaffold licence costs £660 a month for a house or a frontage up to 15 metres and £1,170 a month for anything longer, such as a long mansion block frontage.

While the scaffold is up, the outside of the glass waits; the crew does the inside, which is part of every builders clean. Outside glass is an extra, done only where it can be reached safely from inside or from the ground.

What a builders clean costs in West Kensington

A 1-bed conversion flat after a refurbishment usually takes 2 cleaners for 3 hours: £212 all in. A 2-bed mansion flat is 2 cleaners for 4 hours, £272, and a second bathroom costs roughly another 90 minutes, mostly on grout and glass. A whole-house renovation of a 3-bed terrace off North End Road, basement included, is heavy work: 3 cleaners for 5 hours, £482 all in. The full price list shows the extras, including cleaning a new kitchen or bathroom in more detail.

Across the railway lies Kensington and Chelsea, and north past Olympia is Kensington High Street. For skip licences, bay suspensions and the basement rule, see Hammersmith and Fulham.

Questions people ask

Anything else? Ring 07418 351088.

Do you clean mansion flats with no lift?

Yes. Tell us the floor when you book, because the crew carries vacuums, ladders and detergents up the stairs, and on a top floor that adds time.

Can the crew clean sash windows that have just been overhauled?

Yes, on the inside: glass, frames, sills and tracks, with stickers and paint flecks lifted where they will come off. The outside of the glass is an extra and only where it can be reached safely.

How soon after the floor sanders can you come?

Once the finish has cured enough to be damp-mopped (ask the floor sander; usually several days for lacquer, longer for oil) and the machines have gone. About a week's notice is usually enough, and the office confirms crew and hours from your photos.

Do I need to be at the flat during the clean?

Someone needs to let the crew in and walk round with them at the end. Anything pointed out on that walk-round is put right before they leave.
