New-build and snagging cleans between Nine Elms and Clapham Junction
The council's brownfield register lists sites for new homes within 1.5 km of the middle of St Mary's ward. The largest, on the York Road and Winstanley estates, got permission for 1,791 homes in August 2023, and the Local Plan allocates land at Clapham Junction station for 1,038 more. In Nine Elms ward 98.5% of households already live in flats, almost all in purpose-built blocks.
A new flat has less dust than a gutted Victorian one, and it still needs a proper clean. The dust is inside every kitchen unit and wardrobe, the glazing still carries its labels and protective film, and the bathroom has grout haze on the tiles and sealant on the chrome. The crew takes the labels and film off, lifts the haze and sealant where they will come off, wipes the appliances outside, sweeps the balcony and leaves the floors vacuumed and mopped. Paint and labels off new windows covers the glass in more detail.
Book the lift and the loading bay with the building manager and pass the times to the office, because the kit comes up from the van. If trades are coming back to fix snags, put the clean after their visit.
Mansion flats on Prince of Wales Drive
Facing the park, the Battersea Park conservation area is lined with roughly five-storey late Victorian mansion blocks. Overstrand Mansions came first, and all seven of the main Prince of Wales Drive blocks stood complete by 1902. A refurbishment in one of those flats means tall rooms, cornices, panelled doors and plaster dust that has had a long way to fall.
The crew works from ladders up to about 2 metres and starts with the highest surfaces it can reach safely, then the door tops, frames and radiators, and the floor last. Anything out of reach is pointed out on the walk-round. A 2-bed mansion flat after new floors, a kitchen and redecoration usually takes 2 cleaners for 4 hours: £272 all in. Heavier jobs with plaster on the floors run to 2 cleaners for 5 hours, £332. The full price list has every size.
Parking is the hard part here. Zone B round the park, Prince of Wales Drive included, charges £3.70 an hour every day of the week between 9am and 8pm, with four hours as the longest stay, so even a Sunday clean needs a visitor permit or a free space.
Shaftesbury Park, Latchmere and Old Battersea
Battersea's older houses are mostly small. The Shaftesbury Park Estate near Lavender Hill went up between 1873 and 1877 as two-storey stock brick houses with Gothic details, and an Article 4 direction means replacement windows or doors need planning permission. The Latchmere Estate of 1903, yellow stock brick with red bands, was built by the council's own workers, a first for any council estate in the country.
In a two-storey cottage the dust has fewer places to hide, and the hours go on the kitchen and the bathroom. Sash windows and old doors get the slow treatment: paint flecks lifted where they will come off, nothing forced. Around Battersea Square, where the Grade I church of St Mary was rebuilt in 1775, the old village houses need the same care.
Wandsworth's free Mega Skip Days, held twice a month round the borough, come to SW11 streets too (dates on the council site), yet they turn away plasterboard, paint and rubble. That has to leave with the builder.
Over the borough line: Sands End and Clapham
Over Wandsworth Bridge, Sands End is in Hammersmith and Fulham, and the terraces of Clapham (SW4), where Lavender Hill climbs east, are in Lambeth. Each council sets its own parking, skip and works-hours rules; the prices stay the same. For the rules on this side of the line, see after builders cleaning in Wandsworth.

Can you clean a new-build flat before the snagging inspection?
Yes. You can book one clean before the inspection and a second, separate one once the snags are fixed, because the fixing makes fresh dust. The crew cannot work while trades are in the flat.
Do I need to book the lift?
In most blocks, yes. Ask the building manager or concierge for a lift and loading slot on the day and give the times to the office when they ring to confirm.
Is the balcony included?
Balconies are swept. The outside of the balcony glass is extra, and only cleaned where the crew can reach it safely from inside.
How much is a builders clean for a 3-bed house in Battersea?
After a standard refurbishment a 3-bed house is usually 2 cleaners for 5 hours: £332 all in. Every extra bathroom means roughly 90 more minutes of cleaner time.
