Wandsworth builders cleans from Complete After Builders start at £212 all in, and a 2-bed flat after a refurbishment usually takes 2 cleaners for 4 hours: £272. At the 2021 Census 68.5% of the borough's households lived in flats, so lifts, block rules and visitor permits matter as much as the dust.

What a builders clean costs in a Wandsworth flat or terrace
The price is £30 per cleaner-hour plus £32 for equipment and detergents. The smallest booking, 2 cleaners for 3 hours, is £212 all in and suits a studio or 1-bed flat after decorating.
Most Wandsworth households live in flats (68.5%) or terraced houses (22.2%). In the old centre around Wandsworth Town, 53.3% of the homes with a recorded build date in the council tax figures went up before 1900, and about one household in five lives in a flat carved out of a house. A 2-bed conversion flat there after new floors and a kitchen takes 2 cleaners for 4 hours: £272. A 3-bed Victorian terrace after a side-return extension takes 2 cleaners for 5 hours: £332. If plaster dust has gone through every room after a rewire and a full skim, plan on 3 cleaners for 5 hours: £482.
Bathrooms are where the hours go. Each extra one adds about an hour and a half of cleaner time, because grout haze and sealant smears take longer to lift than dust. Other sizes are on the full price list.
When can builders work in Wandsworth, and when should the crew come?
Wandsworth lets builders make noise that carries past the site boundary from 8am to 6pm on weekdays and from 8am to 1pm on Saturdays. Outside those hours it is special cases only. So the last sanding, cutting and drilling on a house happens inside that window, and the clean goes in after it.
Book the crew for the day after the dust-making work stops. Fine plaster dust keeps falling out of the air for hours, which is why the crew dusts top to bottom more than once. About a week's notice is usually enough; Fridays and Saturdays go first.
If the worktop fitter or the decorator's snagging visit is still to come, put the clean after it: one return visit with a saw undoes a day of dusting.
Skip, scaffold and parking bay licences in Wandsworth
Wandsworth's highway licence fees for 2026/27 apply from 1 April 2026 to 31 March 2027:
- a skip licence: £37.60 for up to 14 days or £72.20 for 28 days
- building materials stored on the road: £52 for up to 14 days or £102.50 for 28, plus a £53.50 inspection fee
- scaffolding up to 10 metres of frontage: £221.50 per 28 days, with the same inspection fee per application
In a controlled zone a skip usually needs a bay suspension as well, charged at £43.40 a day per 5-metre space for at least five days, plus an £82.20 booking fee when you give 10 working days' notice.
The skip and the leftover materials go first: the crew does not clean round rubble or load skips. The scaffold should come down first too, because striking it drops grit on the sills and through open sashes. Outside glass is extra and only where it can be reached safely from inside or from the ground; see outside window cleaning.
Builders' waste: the DIY collection, Smugglers Way and Mega Skip Days
Nothing from the build leaves with the crew, and the council's own routes refuse most of it.
Wandsworth's paid DIY collection, for residents only, costs £106.70 for up to four items and £22.60 for each extra one. It takes a fitted bath, sinks, toilets, old kitchen units, doors and sacks of DIY waste that residents took out themselves, but turns down rubble, plasterboard, tiles, cement and anything left by contractors working in the home. The Smugglers Way household waste and recycling centre accepts small amounts of a resident's own DIY waste free by car. A resident with a booked van can bring 100 litres or one large item once every 7 days, and anything over that costs £286.70 a tonne with a £154.82 minimum. The free Mega Skip Days turn away plasterboard, paint, concrete and asbestos.
So write rubble and plasterboard into the builder's price. Once the rooms are clear, the crew deals with what is left: the fine dust on every ledge (construction dust cleaning), paint spots on the floor and the film on new tiles, lifted where they will come off.
Parking a cleaning crew in a Wandsworth CPZ
Hours change from zone to zone. Zone B round Battersea Park is controlled seven days a week from 9am to 8pm; the Tooting Broadway bays run Monday to Saturday, 9.30am to 5.30pm.
Wandsworth issues visitor permits only to residents, for the zone printed on them, and they do not work on housing estates, private roads or in off-street car parks. A landlord, developer or letting agent who lives elsewhere cannot get one. The alternative is a trade permit: the council's price page, last updated in June 2024, lists £10.10 a day paperless or £10.70 on a scratch card in an all-day zone, with up to three virtual permits a day. Tell the office which you can arrange.
Conservation areas, Article 4 estates and new-build handovers
Wandsworth has 46 conservation areas, from single streets such as Deodar Road to the whole of West Putney. In eight of them an Article 4(2) direction limits changes to the outside of houses: Dover House Estate, Heaver Estate, Latchmere Estate, Putney Lower Common, Roehampton Village, Shaftesbury Park Estate, Totterdown Fields Estate and Wandsworth Common. Those houses tend to keep their sashes and coloured glass, so the crew lifts paint from old glass only where it comes away cleanly and says on the day what will not. On the cottage streets of Totterdown Fields in Tooting (SW17), the Shaftesbury Park houses in Battersea, the Heaver Estate in Balham (SW12) and round Putney Lower Common in Putney, that care takes much of the day.
At the other end of the stock is new building. The London Plan gives the Vauxhall Nine Elms Battersea Opportunity Area, which Wandsworth shares with Lambeth, capacity for 18,500 homes, and Clapham Junction 2,500 more. Permission for 1,791 homes on the York Road and Winstanley estates came in August 2023, and for 662 at the Ram Quarter in April 2024. A new flat needs labels off the glazing, grout haze and silicone smears on wall tiles lifted where they will come off, and the dust taken out of every kitchen unit.

How much notice do you need for a builders clean in Wandsworth?
About a week is usually enough. Fridays and weekends book up first, so ask early for a Saturday clean before a Monday move.
Can the crew start upstairs while the builders finish downstairs?
No. Every trade has to be finished, with tools, materials and rubbish out, and water, power and lights on. Dust from the floor still being worked on drifts onto the rooms already cleaned.
Will you take the old kitchen units and rubble away?
No, the crew does not remove builders' waste. Your builder or a licensed waste carrier should take rubble and plasterboard, which Wandsworth's DIY collection and Mega Skip Days refuse anyway.
Do you clean new-build flats before handover?
Yes: dust out of units and wardrobes, labels and film off the glazing, sealant smears lifted from the sanitaryware where they will come off. Send the block's rules on lift bookings and loading.
Can I get a fixed price before the crew comes?
Send photos or a short video by email and the office confirms crew and hours, so the total is agreed before the day. A site visit for a big or unusual job costs £20.
