Totterdown Fields cottages and Tooting's Victorian terraces
Seven in ten homes round Tooting Broadway (70.9% of homes with a recorded build date in the council tax stock) were built before 1919, and 60.1% before 1900. On streets such as Franciscan Road and Lessingham Avenue is Totterdown Fields, the London County Council's first cottage estate: 1,261 cottages on 38 acres, built from 1901 to 1911, mostly two storeys of yellow stock brick with slate roofs and timber sash or casement windows. Some were split into a ground-floor and a first-floor flat.
An Article 4 direction covers the estate, so the original windows tend to stay. That matters after a repaint, because old glazing bars collect paint flecks. The crew works the glass by hand and leaves anything that will not lift cleanly. In a split cottage the rooms are small and the dust has few places to hide, so the hours go on the kitchen and bathroom.
Mellison Road, the other conservation area nearby, is a small group of houses faced in knapped flint, a material the council says is found nowhere else in the borough.
Builders cleans before a let in Tooting
With almost half of Tooting Broadway's households renting privately, plenty of the building work here happens between tenancies: a new kitchen or bathroom, fresh paint, new flooring. Tooting Broadway and Tooting Bec wards have been in Wandsworth's selective licensing scheme from 1 July 2025, and SW17 crosses into Merton, where Graveney ward has its own scheme until 23 September 2028.
For a let, the crew cleans the kitchen cupboards inside and out once they are empty, wipes the appliances outside, cleans the bathroom tiles, grout, screen and fittings, and does the inside of every window, frame and sill. Hard floors are vacuumed and mopped; carpets are vacuumed, and carpet cleaning is an add-on (see carpet cleaning after building work).
A 1-bed cottage flat after a refurbishment is 2 cleaners for 3 hours: £212 all in. A 3-bed terrace with a new kitchen and bathroom takes 2 cleaners for 5 hours, £332. If only part of the property needs it, say the kitchen and bathroom after a refit, the rooms-only option is 2 cleaners for 3 hours: £212. Full figures are on what a builders clean costs.
Parking on Tooting High Street, Garratt Lane and Upper Tooting Road
Tooting High Street and Upper Tooting Road are red routes, so the van can stop only in a marked loading bay, at the times on the sign. The High Street bays in zones E1 and E2 have a four-hour limit, which is shorter than a 3-bed clean.
Garratt Lane is better: its zone E1 stretch has bays with an eight-hour limit, controlled Monday to Saturday from 9.30am to 5.30pm at £3.70 an hour, and the council marks eight-hour bays round St George's Hospital too. Paid parking is passed on at cost, so a free space or a visitor permit still keeps the total down.
Skips, Mega Skip Days and the hospital sites
Wandsworth's free Mega Skip Days come to SW17 spots such as the Church Lane car park and Barringer Square (dates on the council site). They take up to six household items per resident and refuse plasterboard, paint and rubble, so the builder clears those before the crew arrives.
Tooting's new homes are coming on two hospital sites. The Springfield Hospital site off Glenburnie Road is being built out in phases as Springfield Village, 839 homes in all, with the latest permission there in April 2024, and the Local Plan allocates part of the St George's Hospital site for 1,171. Those flats will need handover cleans with labels off the glazing and the dust out of the units.
North up the Northern line, Balham has a similar share of households in conversion flats; south-east, Mitcham (CR4) is over the Merton boundary, and builders cleans in Streatham, just east, come under Lambeth's rules. Licence fees for skips and scaffolds are on the rest of Wandsworth.

CleanersHours£30£32 kit
Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Anything else? Ring 07418 351088.
Can you clean a flat above a shop on Tooting High Street?
Yes. Because the High Street is a red route, tell the office where the crew can park nearby and how they get in, for example through a rear yard or a side door.
Do you clean just the kitchen after a refit?
Yes. Part of a property is priced as rooms only: 2 cleaners for 3 hours, £212 all in, which usually suits a kitchen after a refit.
The decorator is coming back on Friday. Should I book for Thursday?
Book for after the decorator. The crew cannot work while trades are on site, and a return visit brings fresh dust and paint drips with it.
Do you take the stickers off new windows?
Yes. Labels and stickers come off new glazing, and paint flecks are lifted where they will come off. More on paint and labels off new windows.
