Balham is period housing: more than six in ten homes in the council tax records were built before 1919, and very few since 2015. Complete After Builders cleans a converted 2-bed flat here after a refurbishment for £272 all in, with 2 cleaners for 4 hours, starting at the cornices and working down.

Balham in numbers

Plaster dust in Balham's Victorian and Edwardian houses

Half of the homes with a recorded build date in Balham's council tax figures (49.9%) went up before 1900, and another 13.3% by 1918. Those houses have lath and plaster ceilings, deep cornices, picture rails and sash boxes, and every one of them is a dust shelf after a rewire or a replaster. A week after the builders leave, a common complaint is that the dust is coming up through the floorboards. It is: sanding packs the gaps between old boards.

So the crew starts high, at the cornice and the tops of the door frames, then vacuums along every board gap before a floor is mopped, and goes over the skirting a second time once the air has settled. That is getting plaster dust out of a home in practice.

Many of these houses are now flats. In Balham ward 27.4% of households live in a flat inside a converted house, and in South Balham the figure is 46.2%. One flat's works leave a film on the shared hall and stairs as well; if you want those done, say so when you book so the hours allow for it.

Heaver Estate, Nightingale Lane and the conservation streets

Eight conservation areas lie within about 800 metres of the middle of Balham ward, some of them over the line in Lambeth. The best known is the Heaver Estate towards Tooting Bec Common, built by Alfred Heaver from about 1890 to 1910 in a Queen Anne style: red brick, carved brickwork, multi-paned windows and front doors with stained glass. An Article 4 direction there means owners tend to keep those originals, so they are often still in the house when the decorators finish.

Multi-paned windows take time. After a repaint each small pane can carry paint flecks along its edge, and the crew lifts them with a blade only where they come away cleanly; stained glass is wiped, never scraped. The detail on the Nightingale Lane villas from the 1870s and the 1830s houses of Old Devonshire Road gets the same slow treatment. The tiled front paths and railings are outside, which a builders clean does not cover. For new glazing in an extension, see window cleaning after the builders.

Will hard water marks come off new taps and shower screens?

Thames Water's Balham supply zone averaged 268 mg/l of hardness in its 2025 samples, and the company calls anything from 200 to 300 hard. Plumbers test new showers and basins before they leave, and that water dries as white spots on the glass, the chrome and the new tiles.

Fresh marks like that usually lift with a descaler chosen for the finish. Older scale on a kept bath or a reused tap may not come off fully, and the crew tells you on the day. More on cleaning a new kitchen or bathroom, where most of the extra hours go: each bathroom beyond the first adds about an hour and a half.

Parking on Balham High Road and Bedford Hill, and the rubbish

Balham High Road is a red route for most of its length, so the crew can stop only in a marked loading bay, at the times on the sign. The side streets are zones H1 to H3, controlled Monday to Friday (some stretches Saturday) from 9.30am to 5.30pm at £3.70 to £4.30 an hour with a four-hour limit. A five-hour clean on a 3-bed outlasts that limit, which is why a visitor permit or a free space matters. Bedford Hill, towards the Heaver Estate, is zones H3 and D3, Monday to Friday 9.30am to 4.30pm. Some SW12 streets, towards Clapham Park, are in Lambeth, where the rules for builders cleans in Clapham and Streatham (SW16) apply.

Wandsworth's free Mega Skip Days, held twice a month round the borough, come to SW12 streets too (dates on the council site), up to six items each, but they refuse plasterboard and paint. Rubble is the builder's to take away before the crew arrives.

A 3-bed terrace after a loft conversion is typically 2 cleaners for 5 hours: £332 all in. What a builders clean costs for other sizes, and the rest of Wandsworth for the borough's skip and scaffold fees.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Balham builders cleans: common questions

Anything else? Ring 07418 351088.

How long does a builders clean take in a Balham conversion flat?

A 2-bed flat after a refurbishment usually takes 2 cleaners for 4 hours. If the floors were sanded and plaster dust reached every room, allow 2 cleaners for 5 hours: £332 all in.

Will dust come back up after the clean?

Some fine dust can settle again over the next few days in an old house with board floors. The crew vacuums the board gaps and dusts more than once to keep that to a minimum, and the walk-round before they leave is the time to point out anything missed.

Can you clean a South Balham rental before new tenants move in?

Yes, once the works are finished and the rubbish is out. South Balham ward has been in Wandsworth's selective licensing scheme from 1 July 2025, so many landlords there book the clean as the last step before the let.

Do I need to be there?

Someone has to let the crew in and, ideally, walk round with them before they leave. Anything you point out then is put right there and then.
