Around Clapham Town 45.1% of homes with a recorded build date were built before 1900, and Complete After Builders cleans them after extensions, lofts and refits from £212 all in. A 4-bed terrace after a side-return extension usually comes to £392.

Clapham in numbers

Georgian and Victorian houses around Clapham Common

The Clapham conservation area was designated in 1968 and is centred on the Common, with many 18th and 19th century buildings and a band of mid to late Victorian housing beyond its edges. Within 800 m of the middle of Clapham Town ward there are 118 listed buildings, including the Grade II* houses at 39 to 43 Old Town and the terrace at 12 to 21 Clapham Common North Side. Seven more conservation areas lie within the same distance: Clapham Common, Clapham High Street, Park Town, Rectory Grove, Sibella Road, The Chase and Wandsworth Road.

A builders clean takes longest in old houses with tall rooms. Plaster dust sits on the top of every architrave and door, in the ornament of a ceiling rose and along the cornice, and it falls again after the first pass, so the crew dusts high, cleans down the room and then dusts again before the floors. Our ladders are about 2 m tall. In a Georgian front room with a 3.5 m ceiling the crew cleans the cornice as far as it can reach safely; tell the office the ceiling height when you send photos, so nobody is surprised on the day.

What a builders clean costs for a Clapham terrace

Take a 4-bed terrace after a side-return extension and a new kitchen: it usually needs 3 cleaners for 4 hours: £392 all in. Add a loft with its own shower room and new plaster throughout and it becomes a heavy job, 4 cleaners for 5 hours for £632. Each extra bathroom adds roughly an hour and a half of cleaner time, because tiles, grout, glass and taps all carry the dust.

New carpets laid before the painters finished often hold a layer of fine dust that vacuuming alone will not lift; carpets that sat under the dust can be cleaned alongside the builders clean as an add-on, from £36 a bedroom. Every total, with the crew sizes, is on the full price list.

Flats above the Abbeville Road shops, and refits to let

In Clapham Town ward 76.3% of households live in flats, and 24.4% of all households in flats carved out of houses; 36.7% rent privately (Census 2021). Abbeville Road has its own conservation area, designated in 2003, made up of 19th century shop parades with homes above, in terraces of even height. A flat over a shop is cleaned like any other, but access needs planning: a side door, a key from the shop, a buzzer that works.

For landlords getting a refurbished flat ready to let, the crew works from the top of the flat down and finishes with the floors, and you walk round with them before they leave; anything you point out is put right then. In SW4, Lambeth granted permission in November 2024 for 118 to 120 Larkhall Lane: flats of 6 to 13 storeys and a row of townhouses.

Parking and rubble on the Lambeth and Wandsworth sides of SW4

SW4 straddles the border. Clapham Town, Clapham Common & Abbeville and Clapham East wards are in Lambeth, while SW4 addresses in the Balham, Lavender and Northcote wards belong to Wandsworth, so whose permits apply depends on the street. On the Lambeth side Clapham Common and Clapham High Street stations sit in zone C, controlled Monday to Friday 8.30am to 6.30pm; Clapham North is in the Stockwell zone, which stops at 5.30pm. Saturdays are free in both, which makes a Saturday clean easier to park for.

Rubble from a Lambeth home does not go in the bins or to the council's Vale Street site. Smugglers Way, by the river in Wandsworth, takes DIY rubble with a small free allowance per van each week, and separated rubble goes to Cringle Dock in Battersea at a lower rate. A builder's waste goes in the skip or with a licensed carrier, and either way it has to be gone before the crew comes. Neighbouring pages cover Battersea and Balham (SW12); the council rules for the whole borough are on Lambeth.

Clapham builders clean questions

Anything else? Ring 07418 351088.

Can you reach the cornices in a tall Clapham front room?

The crew's ladders are about 2 m, which reaches most cornices. Higher ones are cleaned as far as the crew can reach safely, so send photos and the ceiling height and the office will tell you what to expect.

Do you clean on the Wandsworth side of Clapham too?

Yes. The clean, the crew and the price are the same on both sides; the parking, skip and waste rules are Wandsworth's there, so give the office the full address.

My tenants move in on Saturday. Can you clean on the Friday?

Often, if you book about a week ahead; Fridays and weekends are the first days to go. The works must be finished and the rubbish out before the crew starts.

Is window cleaning included after a Clapham refurbishment?

The inside of the glass, frames, sills and tracks are, with labels and paint flecks lifted where they come off. Outside glass is extra and done only where it can be reached safely; see window cleaning after the builders.
